The units, grounds and amenities were all wonderful. Staff was extra helpful and things like towel exchange, chair rental and unit maintenance were very efficient. Although not on the coast, it is a short drive to several of the top beaches of the Kona coast.

We booked this property through Apple Vacations. Was a bit concerned given only a "3-apple" rating on Apple's website. We are not picky people, and as such, we can live with outdated, etc. so long as it's clean and safe. This property WAY SURPASSED our expectations - it was AWESOME and PERFECT. We had a late checkin, and security was waiting for us around 10:15pm. The security guard did an "express" checkin with me and what a nice guy....We booked a 2 bedroom condo and I was hoping we did not get assigned a "2nd floor" unit, but we did. Iniitally I wanted to ask for a 1st floor unit (with no steps to an upstairs/everything on 1 level) but given we checked in late, I wasn't going to do that. We checked in and arrived at our unit. Our unit we had to go up about 2 flights of stairs to get to our unit door. Once inside, it was perfect. The "main" level had the patio, living room with ample seating and pull out sofa open floor plan to kitchen/dining. Kitchen area a bit small for 2 to move around in, but not an issue. Our first floor also held a bathroom and a very small bedroom with a twin bed (this room and bath was a total surprise to us since we only booked a 2-bedroom). I'm not sure if they upgraded us or all units have this small "secret" bedroom but it worked out perfectly for our family of 4 (2 adults and 2 teens a boy and a girl). Then we went upstairs - the Master bedroom had a small patio, not large enoiugh to really put furniture on, and not a big deal to us. It was PERFECT. This bedroom also had an open sink/vanity area immediately connected to the closet (ample closets!!!!) and a private bathroom with toilet and shower/tub. At the opposite end is the 2nd bedroom and 2 twin beds with another bathroom off of it!! Plus another screen door/ small patio. Perfect for the evenings/overnight we slept with the doors to the bedrooms open and let the breeze flow all the way through from both patio doors. Since these bedrooms are technically on the 3rd floor of the building, there was no worries about locking/intruders coming in and the temperature was great!!!! The 3rd tiny bedroom downstairs did get warm as it was more closed off, and also had a patio but that patio opened up to the main walkway where others would come and go into their units as well and for that reason my son did not sleep with the patio open (he likes it warm so it worked out well). The husband is always hot, so I was afriad he'd want the A/C on, but this breezy flow through worked out perfect for him and there was no need for A/C whatsoever. Our unit was overlooking hole 2 of golf course. Beautiful. This property was perfect. I'd defeinitely recommend. It also is a bit away from anything except the little strip of gas station/bank/Subway/KTA about a mile away but it was perfect for us and it was centrally located for all of our excursions. Highly recommend. The next comments are informative only and NOT complaints: The cabinets in the kitchen are worn and "basic". For us, this is not a concern we prefer value over high end materials so for us it didn't bother us one bit, but just in case the hoity toity people out there take issues with high end fixtures and accessories, this isn't going to be that. Fully functional and comfortable! I loved the bed!! I came home and slept did not sleep well in my own bed, Oh how I Longed for that bed again It was the BEST. I cannot say anything negative except those steps going up to the front, but again, NOT a big deal FOR US. We loved this property. LOVE LOVE LOVE and highly recommend and would stay here again!!!!! Ample wildlife on the golf course and what better way for a wake up call than turkeys gobbling every day at 630am like clock work?? Awesome. Just Awesome!

I will speak to the 2 bedroom, upper level villas as that's where we stayed. The 2nd level villas are split level, 2 floors with steep stairs. Stairs are required to get up to the entrance as well. PROS - Spacious apartment-sized villa including full kitchen, dining room and living room - Beautiful, well-maintained property with only some minor cosmetic damage - Bedrooms upstairs. I personally prefer this layout; however, they are up a steep set of stairs which may be challenging for those with mobility issues. - Master bedroom with incredibly comfortable bed, phone, ceiling fan, alarm clock, full ensuite bathroom (including both tub and shower), tv, cable, small veranda and cool nightlight mode lamps - Second bedroom also with super comfy bed, small veranda, ceiling fan, 1 nightlight mode lamp, but no TV - Secondary restroom in hallway upstairs for the 2nd bedroom/others but shower only, no tub - Stacking washer and dryer upstairs with single use washing detergent boxes provided (though no dryer sheets). Yes, the washers and dryers are free, non-coin. - Central A/C (though must be operated with a key). - Sleeps 6 - In kitchen: dishes, pots, measuring cups, coffee maker, microwave, dish washer, full size stove/oven, full sized fridge/freezer with ice maker, dish soap, scrubbers and dish washer tabs - In living room: DVD player, sofas, cable box, sliding balcony door with sliding screen, balcony with full wicker seating and table for 4 - Beach towels provided as well as both trash & recycle bins, vacuum, safe (upstairs), towels, mini toiletries - Outside grills for use as well as swimming pool area by appointment, DVD library for rent (I think they were like $5 each) - Grounds very well maintained with tons of wildlife. We saw a variety of wild birds including wild turkey, nene, parakeets, etc. - Washing of dishes & used towels not required before checkout (as is at some like properties). And no, there is no fee assessed. - Theoretical security during quiet hours from 10p - 6 (or 7)am - Wonderful grocery store just down the street that has a wide variety of items including hot items. This store was a lifesaver & Subway is in the same parking lot. - Free assigned parking (though not everyone always respected other unit's parking spaces - particularly if they had guests) - Property felt very safe. (We were in and out at all hours.) CONS - Smoking facilities or lack there of - A/C is key operated. - You are not allowed to put the a/c "below 70" though when we put it at 70 it cut off and we ended up with a very hot villa until we took out the key and restarted the a/c. At 71 or above, there was no issue. - No restroom facilities downstairs. This means that everytime you need the restroom it's up a steep set of stairs - which may be an issue for people with mobility issues. - Annoying auto fan/light combo in the Master restroom. I don't personally care for the bathroom fan thing. Having both on 1 switch, you're forced to endure the loud white noise everytime you cut on the light. - Theoretical security between 10p - 6a (or 7a). We observed people smoking weed in the parking lot and though we were in and out at all hours, never observed this security - No walking trails on property (that we observed). - Most of the larger wildlife hangs out much of the time on the golf course (which is a no go for property guests) - Only 1 person at the front desk (both during check in and check out). During check in this resulted in a 20 minute wait. During check out, we were the only ones there so no issue. - Theoretically sleeps 6. We observed one villa that had like 20 people in it. To each their own but they were loud into the late hours (like 2:30a) and were hanging out all over the sidewalks and parking lot. Luckily, our villa was fairly soundproof so we heard nothing when inside. (So much for that "security" and quiet hours enforcement.) Overall we really enjoyed our stay here. It was a beautiful, well maintained property. The receptionist that checked people in was a bit overly chatty with each customer - especially considering that there was a line and only 1 employee working. Otherwise, it was great. There was also abundant wildlife - which we really enjoyed, especially between sunrise and into the morning hours. One thing that was truly awful is the smoking policy. I personally do not smoke; however, my companion does. To have only two tiny smoking areas on the entire property - unlit and off the edge of a precipice? Considering all of the units had balconies and verandas, why was smoking prohibited from the balconies/verandas? My companion abided by their policies; however, we noted lots of people smoking in the parking lots instead (some even smoking weed as well) as opposed to trying to fit onto the tiny smoking pads or walking over to the tiny smoking areas in the dark...where they could fall over a cliff...or contract Covid. As a nonsmoker, I'd prefer someone smoke on their balcony as opposed to having to walk through smoke and weed clouds on the way from my car to my unit. At least on their balcony it would be more controlled and would float out into the air as opposed to being blown around where people are getting in and out of their cars. It would also be great if there was some kind of natural walking trail or at least a long path skirting the golf course. Yes, there are sidewalks but somehow a fresh air walk loses its charm when it is constantly infused with exhaust smoke.

Paniolo Greens looks beautiful in their pictures but when I stayed there I felt I had moved into a Motel 6. We had asked for a view of the golf course away from the noise. What we received was a view of the community barbeque that was only steps off the patio. The patio housed the HVAC for the unit plus the patio table and chairs. Not what I wanted during my trip to Hawaii or anywhere else for that matter. We had a ground floor unit. Not a good choice but there are no elevators. It was extrememly noisy from the upstairs unit. Apparently there is no soundproofing materials in the walls or flooring. Timeshare owners have limited guests that can occupy a unit but occupancy in open for others that book one of the units. When the noisy neighbors moved out we counted 10-14 people leaving the unit. I do not recommend this resort to anyone.

We had a two bedroom unit that started on the second floor, with the bedrooms & bathrooms one flight up. It had a nice view of the golf course from one side and of the landscape from the other. We would stay there again. It’s only about 20 minutes away from our favorite beach Mauna Kea and the weather up that way seems to be clearer than down by Kailua.
