I stayed there and it was gorgeous, then the night fell and started hearing things in the cabin. The second night of the stay I heard a bang outside like someone hit the side of the cabin with a sledge hammer then moments later my 7 year old freaked out screaming that a gray man walked through the window. I and my girlfriend had issues like short tempered while we were there, not like us at all. Especially on a mini vacation. The mood was grim. Once we left it was like we were back to ourselves. I believe it's haunted and filled with some negative energy. But it was beautiful.

I booked a cabin and when I arrived was told that me cabin already had guests. They gave me a different cabin and I was happy with that. We enjoyed our stay and proceeded to book two cabins for next year..... I received the confirmation for our stay. Two weeks later I received an email telling me they had book one cabin for the year and the other cabin had to be booked no more than 180 days in advance so I should try back in January. Sounds reasonabl right. Come to find out some else had booked the whole place after I had booked mine so they decided I wasn't worthy enough for the ones I booked. Be careful when dealing with this place you might end up with no where to stay.

We had a great time. The owners were so nice and accommodating. They had swimming floats, ice, fire supplies all for us. The kids had plenty of room to run around. The only complaint I have is that you have to cross the road to get to the water and the rope swing is hard to use. We will definitely be back.

River Lodging is brand new with each house individually and tastefully
decorated and comfortable all around (great beds, towels, cold ac,
stocked pantry, view of both the water and loads of deer at dusk) but the hospitality is really over the top--they think of all creature comforts,
even doggie treats for canine guests. Breakfasts were delicious and
different every day-forget your waistline or hop out of the tube and swim more. Great place to float the Guad by day and contemplate the stars at night. Rates are similar to Hill Country area B&Bs but the upscale furnishings and extra care make it a great value. Wonderful to have a very nice place to stay that welcomes dogs.

NEVER book at cabin here. The owner is beyond rude!!! I called to asked if he had received my email I had sent 3 days ago. My daughter, who is 1 was being loud, so he yelled at me about him being the owner and he checks emails every 30 minutes. Then proceed to yell at me more as to why in the hell did I not just call in the first place if I never got my emailed replied to. When I asked to speak with someone else, he yelled again to let me know he was the owner of the multimillion dollar location and he didn't need anyone else to help book cabins. I have never met someone so stinking rude. When I told him I was going to make sure people heard how rude of an owner he was he hung up on me. Not once did I yell back, get an attitude, and I kept saying sir and using manners, which is not like me, I wanted to yell right back at him. I am shaking I am so upset!!!

I did a web reservation for one night on the 4th of July. This was the only available spot for the room I needed. I got two email confirmations that the reservation was good. Drove 5 hours to this place.. when I arrived the stubborn owners rejected my reservation. They said I should not make a reservation for one night in holiday, it was on the fine print. Hello.. I had the confirmation and the room was available for that day only, now they told me to pay for two nights???. Useless to argue with these stubborn owners. I don't think the owners know how to honor their email confirmation. I will not recommend this place to anyone. Very ...very bad customer service!!!

We went here for 2 nights, and were pleasantly surprised at the accommodations. Ours was Cabin D, an actual 3 bedroom 2 bath house with hardwood floors. Stove, coffee maker, grill, charcoal, lounges, kayaks, life vests, everything! You just bring the groceries, food and drink, and relax. The river is right across the road for a bonus.

We were desperate for a place to stay near Hunt and everything that looked better was already taken. OK so I made the mistake of paying more attention to the "good" reviews than the bad ones and I am SO sorry that I did. Also beware that the FULL cost of this place is about $250 per night... by the time you pay for two nights it was $477!!!
The folks who gave this 1-2 dots are definitely the ones to listen to. Let's see... first if you have allergies or asthma DO NOT GO HERE! There is dust everywhere and I had to leave because my very rare asthma came on strong! Also, if you have young kids this place is a death trap as it's FULL of all kinds of "stuff" like ancient unwrapped candy in glass jars.
So here is the story.. we arrive and are greeted by a very nice older couple but the office is representative of the cabins so I should have been forewarned as the office is full of junk, animal heads, etc. Of course by that time I had no where else to stay so... we sucked it up and stayed (oh and be very aware that you will NOT be getting any money back even if the place is horrid so... you best pull your reservation far enough in advance to get compensated).
We Arrive at the cabin - Iwanna D (which we came to understand is I WANNA DEPART!!! The kitchen was FILTHY! Left over old coffee and grinds in the coffee pot - lovely greeting! The table was covered in old crumbs and pieces of candy. The fridge was filthy and the countertops were as well. After getting out the handy lysol wipes I felt like maybe I could touch something... ewwww! I plan to post some photos so you don't think I'm making this up!
We made it through one night - the bed mattress is ancient, lumpy and not all that comfortable as there is no box springs it just rests on bed slats. There is not much room between the bed and the huge dresser. Oh that's another thing there is furniture on top of furniture. We never could get the TV to work or the satellite. We were too darned afraid to take a bath/shower due to the lack of cleanliness - can you imagine whats living in those tub jets? Some of the towels should be demoted to rags as they are frayed and strings are hanging from the edges. We packed up the next morning, I cancelled my appointment, we threw the keys in the mailbox and got the heck outta there. My asthma was so bad after one night I don't think we would have made it through a second one as I don't even carry my inhaler any longer due to the infrequency of my attacks. Oh and yes the river is across the highway and you DO have to walk there. It's such a shame as this could be a really nice place if there was about half the furniture/junk/potted plants AND if someone knew how to clean it before guests arrive. As it is there is no way that anyone could clean due to the clutter. I'm thinking that the other good posts are from people in the area as no one could possible consider this an "awesome" place!

We used this B&B because it is the only one that would give us a one night reservation. The room was spacious and cool but everything was totally dead and dusty in the area. That's not too bad but when I asked about what/how we were to have breakfast, I was told that they just did fruit and cereal. What a jip for the money! I at least expected something more than a quart of milk, a few small boxes of cereal and some so-so fruit. No packaged rolls or muffins, no juice, no sweet rolls, nothing gormet and they didn't even have any instant or ground coffee. I found some coffee "pods" someone else had left and made a terrible pot of coffee for breakfast. Had to go out to eat and that's not what I paid for. Nice folks but this shouldn't be called a "Bed and Breakfast". I've stayed in a lot of B&B's and never had such a lousy breakfast. We left as soon as we woke up the next morning. We definitely will NOT be back.

I guess the place has seen some changes since 2014. This is my 3 rd stay at this facility and we love it. We have stayed at several places in the area and plan to stay 2 to 3 more times this year. No it's not the holiday inn express. But for the price and location it can't be beat. Yes it is across the street from the river but just use common sense when crossing the road. Additionally free charcoal. Free ice, free firewood and fire pits kayak, canoes, and other water toys . Yes the common areas could use some upgrades but family outings have a differnt meaning nowadays. If you want the all excitement of the big don't stay here. It's just laid back country living at it's best.
