Just needed a place to stay for two nights, didn't want anything fancy or expensive and got what we paid for. No bed bugs but lots of cockroaches. The bath linens were all dirty and stained and one had what looked like a bar of soap all smeared into it. The bed linens had stains and cigarette burns in them. It didn't smell, it seemed safe, just not clean. I wouldn't take my family there, and more than likely would rather camp out somewhere than stay here.

We enjoyed our stay here. I would have given it more stars but we had a few issues. The room was modern and nicely decorated but the carpet needed cleaning. It made the bottoms of our feet black ! And one day they never cleaned the room even though we were out all day. The included breakfast was great and really helped out our budget and the pool was nice to have and was pretty clean. All in all a good stay and would stay there again.

A symphony of beige and brown. Little natural light

Positives; the bed was comfortable and the pool was wet. Not too far from downtown. Good air conditioner.

Negatives;
On our first morning, earlier guests had pretty much cleaned out everything; toast bread, biscuits and gravy, one of the cereals, pastries. Had to wait while the lady looking after the place brought out one thing at a time as well as checking guests out.

Rotten timber in the bathroom door frame.
Snack machine out of "oder."
Split in toilet seat - not everyone looks forward to having their bottom pinched.
Light bulb out above basin
Towel rail not fixed to the wall
A double bed but a bedside lamp on one side only.

I expect a bulldozer is the only thing that can fix everything at this overpriced motel.

In October 2022, I was a guest at this hotel, which is now called Kings Inn. I felt more like family than a guest, thanks to the on-site manager, Crystal. Crystal makes no distinction between guest and family member, and genuinely cares about the guests and making their stay a good one. I am planning to return to Memphis and wouldn't hesitate to stay here again, especially with Crystal as the manager.

This was our final night's stop heading home from a 10 day roadtrip to see to southwest US. We decided to stay in Memphis because we also had friends visiting the area. We usually choose hotels/motels for low prices, as it's just a place for us to sleep for the night. We chose this location (despite other poor reviews) because of its proximity to Beale St/downtown where our friends were...and paid more b/c of its location, too. That being said, my reviews rarely very harsh or knit picky, because our goal is an affordable clean/comfy place to get some sleep and then hit the road again.
First, I didn't know it was a smoking room (my own fault I suppose). In fact, it almost seemed like the cigarette smoke was being pumped into the room. The only thing that appeared remotely clean were the sheets/pillows. All of the towels had stains on them...I even question if a few of them were actually washed. Seriously. The dirt/grime around the motel-supplied hair dryer plug was disgusting. The walls of the bathroom obviously needed to be cleaned with the brownish smoke residue that had dripped down them w/ the humidity of the bathroom.
Do yourself a favor and stay farther out of the city and take a taxi into town if you want to see Beale St. Or, choose to sleep in your vehicle...I almost did.

This hotel is the real wasting money, very dirty doesn’t even deserve 1 star, the bed sheets are there for months it looks they never change them.advise : sleeping in your car is better than you sleep in this garbage.

We have been on a road trip over the last 3 weeks,staying at a different hotel every night. I don't ask for much. Clean room, reasonable shower. And basic amenities. This place failed on all counts. The shower did not work. Iron missing, clock radio missing. Visible cockroaches in bathroom. Paint flaking off the bathroom ceiling. When this was brought up at reception, there was no reaction apart from stating that I can't operate a shower. So well done out of 18 hotels you are the worst hotel I have stayed at, with a belligerent and un helpful manager. My friends and I will take time to review this place on as many sites as possible, such is the extent of my disgust for this place.

The 1st room we were put in, the bed was NOT made (like housekeeping didn't even clean it) and there was dirty towels left in the room. The lady at the front desk kindly gave us another room and apologized. I thought, ok maybe they just accidentally skipped this room. So the next room we were put in had a dead roach in the bath tub and the bar of soap was put back into the plastic it came in and had a piece of hair on it. I have NEVER had this horrible experience at a hotel/motel. WHO PUTS USED SOAP BACK IN THE PLASTIC FOR THE NEXT GUEST TO USE? They need to fire their housekeeping, I will never recommend anyone to stay here. Thank God we were able to cancel the room and we ended up staying somewhere else.

This hotel is an embarrassment to the Choice Hotel umbrella. Upon arrival we were greeted at the front desk with an employee in a nurse uniform, no nameplate, who was as pleasant as the storms we traveled through to get there. After checking in, we entered our rooms and were greeted by the smell of mold and several roaches. The front desk agreed to switch rooms but would not keep the two rooms we booked together despite them having availability. The second room was not carpeted and had ants. Bug spray was left as a courtesy, I'm guessing, and maintenance came and sprayed again. Unfortunately due to the tournament we went able to find alternate accommodations for that night. I do appreciate them sweeping (Yes with a broom) the water from in front of our doors due to the storm so we wouldn't have soaked feet at checkout. This hotel should be closed.

We know that that the first impression for our guests begins with the front desk staff and to hear that that impression was tarnished with an unpleasant and improperly dressed employee is disappointing. We hold our team to higher standards and will certainly be reviewing our code of conduct going forward. As for the condition of the rooms, your experience was unacceptable, and for that, we apologize. We know that our guests don't appreciate sharing their room with unexpected "guests" in the form of ants and bugs. I reserved on line from a website that featured Beale Street Hotels. This hotel is way too far away to count as being close, definitely not walking distance.
Must have picked a bad night to choose to be in Memphis. The motel was full of young, loud people much more interested in having a good time than sleeping. A call to the office at 1:00 a.m. did nothing. A second call at 1:30 eventually got the point across as the loud music and raucous behavior subsided at about 2:00.
The room was acceptably clean but being in close to proximity to "party central" left a negative feeling.
Do not choose this hotel.
