Not exactly an impersonal modern hotel, but a rather worn out grandfathers house, where the lady of the house has lived all her life. She is a great host, although her age does not permit her to be very swift in her movements. Don’t forget to close the shutters at night and you will not hear anything of the busy road. Very comfortable bed. Very welcoming and helpful owner. Breakfast was lovely and there was plenty of friendly chat. The house is steeped in local and family history. Amazing view and the home was clean and functional. We thoroughly enjoyed our stay. Thank you! X

I deliberately booked Carlton Seamill as it sounded a bit different from what is now considered the normal in modern Hotels. The B&B is dog friendly and Avril has a small dog. The house is a long established building with the original bedrooms now used as a B&B. We were met at the door by Avril and taken to see the large bedrooms. There is a shared bathroom with bath and shower. Some other reviews suggest the house should be modernised. That would totally ruin the character of the place. It is a traditional B&B. If you want something different go to a modern hotel and pay twice the price. Good value for money. The choice for breakfast was excellent and well prepared. Avril is a lady full of character who is only too willing to sit down and have a chat. Allow time to talk with her as she is very interesting. It was nice to relax and talk rather than rush away. If in the area we would certainly call again.

When you have to clean your own room and the communal bathroom (smells of urine and BO) before you can use them, it says a lot. Bad smell through out home. Dining room very dirty and smelly. Hairs in breakfast.

I really hate to leave bad reviews, especially as the host was such a lovely lady. I just wish I had read the reviews on Trip Advisor, rather than just the AirBnB reviews, if I had I wouldn't have booked this B&B.
The house is a lovely old Victorian house but is in need of a lot of work. Sadly, the house stank, especially the ground floor. The room wasn't ready on arrival, or after going away for a couple of hours for a coffee. The shared bathroom really needs updating, the taps were dripping hot and cold water. The bed was lumpy with a bad dip in the middle. Breakfast was served with cleaning products, along with spray cans to kill wasps etc, at the end of the table.
I know this B&B has won awards in the past and the views from the garden are breath-taking, but I suspect that post-covid with all the problem getting staff etc, the running of the B&B is possibly too much for the owner.

I would highly recommend the Carlton Seamill B & B!
Extremely comfortable bed & the room was exquisitely decorated in the era that the house was built.
Avril is a very interesting person and so welcoming.
We stayed in a gem of a room with a clear view of Arran out over the Clyde! We were asked what we wanted for breakfast, we requested a Vegetarian breakfast and it was freshly made and delicious. There was plenty of choice of food and good conversation too!
We used the B&B as a base to travel to the Scottish Islands of Arran and Cumbrae and therefore it was a perfect location for us, within handy distance of both Androssan and Largs Ferry Terminals.
Thank you Avril for making our stay memorable. :)

I genuinely feel bad writing this review as the host tries to be friendly however she clearly struggles getting around and keeping up with the requirements of running a B&B.
The carpet was threadbare and ripped, also smelt of damp and urine. The mattress was atrocious, broken springs, lumpy, big dip in the middle of it, and again smelt bad. The shared bathroom was in a very sorry state. The hallway looked as if it hadn't been cleaned or hoovered in a month and had cleaning items and laundry lying around on the extremely dirty floor (dog hair absolutely everywhere!) The cleanliness was so poor if I had any option/time I'd have walked out and stayed elsewhere. There was no sink in the room I stayed in.
I was attending a wedding along the road and so was kindly allowed to drop off my bag early and given a key to return later. I was so pleased the host was so kind to do this like a hotel would allow. However when I arrived she didn't show me where anything was, told me to go put my bag in my room without telling me which room even! I figured out finding the bathroom myself! However, I returned at 10:30pm to find the host watching extremely loud TV in my room and the bed only half made. It was extremely awkward.
I would recommend this B&B closed, such a shame but it is not cared for adequately and is in such a state of disrepair (both building and cleanliness) it's not suitable at all.
The room was cluttered with belongings and smelt so bad it must be unclean. Floors and walls were damp, crumbling and falling apart. I tripped over holes in the floorboards under the carpets they were so bad. Towels provided were small, thin and hard, clearly decade's old. Bed sheets were stained. I realise this is someone's livelihood and feel bad writing this but it is not acceptable to be charging anything at all to stay here. When for only 30 more I could have been in a proper hotel with a clean, non-broken room and en suite if I had only known. She continued to bad mouth the Hydro everytime we spoke, telling me they charged so much to check in early etc but at least my bed would have been made! And I could have slept. Also, I parked at the Hydro for free the whole time, so they weren't the money-grabbers she made out!

If you are thinking of staying ask to see your room before you pay. We decided not to stay as the house and room did not meet our expectations. The room had not been dusted properly and there was an unpleasant smell. The house is very cluttered and some carpets very worn. The owner has decided not to refund our money which is within her legal rights. Please make sure that you check you are happy with the accommodation before parting with your money. This is the first time I have ever left an establishment because of its lack of cleanliness.

Me and my partner showed up to the place woman opend the door and said "oh there is 2 off use" to my partner responding yes i booked for 2 people.. the place was stinking a wet dog ,pee ,b.o & old woman. We actual didn't stay the night cause the way she was acting an the fact she sleeps in the room across from you when you book to stay 🤢.. felt like I was taking part in some sort a horror movie so we went back to stay at a friends house after the wedding.. I am also positive dog had peed on My change of clothes so there for she must have been looking about our room 🙈🤢 I personally would avoid the whole vibe you get is terrifying from the minute you pull up to the door. I don't get the sink in the bedroom either or the clutter everywhere on stairs and in the bedrooms. Place needs a whole new refurb and the owner needs help to run the place!

This smelly, stuffy, dusty & damp house was a hellhole!
We picked up the key at 3.30pm on a Saturday on our way to a wedding nearby. The beds had not been made.
The owner was a grumpy fat smelly old lady whose dress was full of holes & had just wakened up from a nap.
We returned at 11.45 & she met us saying we were back early & that she hadn’t put the pillowcases on yet.
She went down the staircase & when she came back into the room she had to plonk herself onto a seat & puffed & panted to get her breath back.
We had to wait till she left before getting ready for bed. I went to the bathroom next door- I assumed it was communal - & was appalled at its condition. My partner didn’t use it.
We awoke at 7.30 & left without any ablutions at all. We were in no way going to eat her breakfast- nevermind use her toilet!
There was a dog poo in the entrance hall, adding to the stench the rest of the house had!
Do not stay here - you will regret it!
This place is disgraceful & hazardous to health.
The owner is incapable of cleaning this large house, nor upgrading it & this seems to have been happening for years, as earlier reviews have shown!
