The Hyatt House Philadelphia/King of Prussia garners high praise for its comprehensive amenities, including well-appointed rooms that many guests liken to mini apartments, and a satisfactory breakfast. The hotel's prime location is frequently lauded for its convenience to local shopping and dining. While most guests find the rooms clean and the hotel's atmosphere serene and modern, some have raised concerns over maintenance and value for money. Stayed here for three days over the July 4th weekend with family (2 adults, two kids [10,6]) while visiting family in the area.

Location: Right near highways but within the giant King of Prussia Mall complex. Good for finding restaurants (walkable to a melting pot, which my kids loved) but bad for scenery.
Lobby: Nice and spacious with a large loungey area with many different types of seats and a pool table (another big family favorite - my kids played every day breakfast to dinner time if we were in the hotel).
Other facilities: The pool was reasonably warm, clean and never busy. Plentiful pool towels were available and the room was very warm.
Room: The only less than excellent aspect of the room. The shower head was pretty beat up and sent out a spray that spewed everywhere but straight. The room was otherwise clean. Housekeeping took all our soap without refilling one day and when asked for replacements seemed to think we were hoarders which wasn't the case - we would have preferred they just left the one open from the first day if anything. The room was very quiet though and we appreciated the chromecast functionalities available in most Hyatts.
Breakfast: 9/10 on the hotel free breakfast scale. Plentiful name brand cereal, decent single serve muffins, bagels, fresh fruit, yogurt, applle/orange juice and at least two hot items a day (eggs every day, with the other item rotating between potatoes, sausage and bacon). One point off for lack of waffles/pancakes which disappointed the kids. Well stocked and plentiful throughout the breakfast hours of 7-10 am.
Service: All staff we ran into were polite and extremely helpful (some more friendly than others). We never lacked for anything requested. Without prompting they recognized my hotel status ( low level but entitling me to free water and late checkout) without prompting and made the necessary arrangements immediately.

Overall a great hotel for the area catering to families and adults alike. Would definitely stay here again if we are in the area.

Great location. Our room with a king bed had a couch to sit on and also a full-sized fridge that we used for lots of cheesecake factory leftovers. Decent breakfast choices (muffins, cereal, oatmeal, fruit, yogurt, the jimmy dean bfast sandwiches weren't that good but we were still happy to have them lol). Shower with no tub had good pressure and the water stayed hot. 1 Shampoo, conditioner & soap provided, no lotion. Liked that check-out was at noon.

Normally Hyatt hotels are awesome and we have stayed at various locations before. Our valentines getaway stay at this location recently however was the worst experience we have had at any hotel chain in general.

We had cleaning staff barged into room without notice around 8am. This is super early to be cleaning someones room and if people had been taking a shower or dressing it would have been a lot worse, still a very unpleasant experience to be barged into while sleeping. House keeping need to be aware of time of day and also knock, give people a chance to respond before just barging into people's rooms!

Breakfast is only until 9 am so if you are a late riser on vacay, forget it, you won't get any. Decor could use some refreshing - furniture in my room was worn and the chair was all ripped up. There should be speedbumps in the parking lot. Cars zoom in and out of their parking lot especially the Amazon vehicles. I must have seen this happen a good 10 times. My bed and bathroom had hair from a prior guest so I was a little grossed out by that. However, most of the front desk staff are super nice and friendly (except for one who I didn't speak to but just kept watching my every move whenever I was in her line of sight - late night desk worker). Location is convenient, near many restaurants. You can also check in pets which is a bonus. Overall, I wasn't impressed and just rate it as "ok".

Thank you for your feedback! Our breakfast times are currently the Hyatt standard during the week, as we do have a large supply of business travelers staying with us on weekdays. During the weekend, our breakfast does extend until 10 am to better suit our transient guests. We do apologize that this did not meet your needs in addition to the lackluster appearance of the room. I will definitely touch base with my housekeeping and engineering teams on the issues stated to better improve our operations.

This was our second visit to Hyatt House Philadelphia/King of Prussia, both during COVID protocols. Our first was last year, just as mandated masks were allowed to come off in public places. Things were quite different this time around, but one thing remained the same, the outstanding conduct of the staff. They are all extremely helpful, and made us feel welcome and valued. That is not always the case with staff anywhere these days.
This visit we chose a studio double suite. We were blown away by the size! Spacious really doesn’t describe how it felt. We were traveling with our handicapped son in his power wheelchair. There was plenty of room to maneuver. We don’t require an ADA accessible room, so I can’t say how those rooms may be, but I would imagine they would meet/exceed expectations. I would say call the hotel directly, and ask questions of the staff. I know they would answer any questions for you.
COVID is still having an impact (they try to keep it minimal) on the way things are done. We unfortunately were not alerted when we checked in to the fact that daily housekeeping services are suspended for now. We keep the room very neat, so this was not a problem, per se. We just use a lot of towels and needed to have the used ones removed and replaced. Had we known about the lack of services we would have been able to spare the staff some inconvenience. They, as usual, handled our issue with grace.
I cannot adequately express our overall satisfaction with this hotel. I highly recommend it. We have come both times for vacation, but the hotel is geared also for long term stays. We had a full kitchen, small but very well stocked. We are very pleased to say the least. We wouldn’t stay anywhere else when visiting the Philadelphia area.

We have recently been displaced from our beloved home here in the King of Prussia area, due to an accidental flood and lengthy repair process. How lucky we have been to find the Hyatt House KoP! From the start every team member has been so welcoming and accommodating, starting with Courtney the Front Desk Mgr, who instantly made us feel right at home. Her positive attitude must trickle down through the ranks. The daily morning breakfast rivials some of the best 5 star hotels in the area, always hot and fresh. Next we felt like instant regulars down at the H Bar, each night Toni has remembered our names and choice of beverages. Then we had the pleasure of meeting George the F&B director New Years Eve, he thanked us for staying here, and invited us back to visit even after our home is rebuilt. I can honestly say Lodge Works is lucky to have all 3 of them here on staff, and should invest in their career development as the brand grows. They each have the intangible people skills that embodies the essence of Hospitality, a core value that can't be bought or taught anymore. Obviously the housekeeping team is top notch, working behind the scenes to keep the entire operation seemingly spotless. The whole property seems safe and well cared for, Good Luck to all in 2024! Happy New Year!

I stayed in a king room with kitchenette. The size of the room was nice with plenty of room to move around the kitchen/fridge area. The kitchen was stocked with basic tableware and cooking needs. It also had a small dishwasher and apartment sized fridge/freezer. The bedding/linen was clean and fresh, with 4 pillows on the bed. There were extra linens in the closet. The closet was a nice size and had double doors that opened fully. I like that the bathroom vanity/sink area was separate from the shower/toilet area.

Hyatt House Philadelphia/KOP was the perfect place to stay for our trip to Philadelphia. We had been looking originally at hotels in the city center, but after reading so many negative reviews about even the nicest hotels there we decided to look beyond the city to the surrounding areas.
We were already familiar with KOP since we often visit the Fogo de Chao restaurant there. We chose the Hyatt House based on the many positive reviews. We were not disappointed. The hotel is very nice with huge rooms, and is a very good value too. Parking was free, a real bonus. Every staff member was friendly and very helpful, especially Christina, who checked us in and was on duty when we checked out, and kindly took a few minutes to talk. There were many other staff members who also made us feel welcome, but I’m sorry I did not get their names.
COVID is still having an impact on how things are done here, as everywhere, but the staff does their utmost to keep the impact as mild as possible. There is still no daily housekeeping. Used towels and bags of garbage are to be left outside the room in the hallway, which sounds as if it would be gross and unsightly, but it isn’t. It seems as if they are immediately picked up quickly and quietly as soon as you put them down. We joked about the towel and garbage ninjas! Breakfast was definitely different due to COVID but an attempt is made to have nice choices.
We did unfortunately have a small issue with the lighting in our bedroom, but the problem was addressed promptly after we mentioned it to the front desk. Towels and other supplies were also promptly delivered as soon as we asked.
The location was about perfect too, for the things we wanted to do. We went to the Mutter Museum, Chinatown, Longwood Gardens, Valley Forge, and Reading Terminal Market to name a few. Nothing was very far away. The KOP Mall is right there in the same area, as well as the relatively new Town Center, a complex of restaurants and shops. Wegman’s also is close, as well as a Walmart for any forgotten items. Traffic was only a problem as we travelled into and out of the city, since our stay was during the week.
I have only good things to say about our stay here, and would gladly stay again. I highly recommend the Hyatt House KOP to others.

There are one or more transportation services from the airport to the KoP hotels that costs money. (such as Tropiano) I have not used it in years since I rent a car. The best bet is to call the hotel and get a recommendation from them. They'll know which company is best and they'll have the contact info.

Hyatt House is more upscale. It was very nice for a longer stay. It has a dishwasher in the room and a full size fridge. I loved how you could "borrow" items. These included A DVD player and blender. The breakfasts are much nicer, too.
