The Cottage has great potential as it has plenty of space, however it is far from luxurious, the photos on the website are very flattering and make it look much nicer than it actually is. The lounge is not 'cosy' as described, we found it uncomfortable with poor lighting, the furnishings looked like a mixture of things from someone's house that they didn't want any more. The only ceiling fans were in the bedrooms. There was only a small hanging wardrobe for both bedrooms. The bathroom was very basic and tired. The balcony was the nicest part but the view is very narrow through the tropical gardens to the water. We stayed 6 nights and had intended to self cater in the evenings but ended up going out to the lovely Tree House(a short walk away) as we weren't comfortable and enjoying our surroundings.
It was good to be out of Byron but not for the price we paid, we were very disappointed.

Recently stayed here for 4 nights with my husband in the studio. Overall the property is lovely with beautiful gardens and each of the 4 types of accomodation charming. Even though the studio is stand-alone, it is really no different to a hotel/motel room. A room with a bed, TV, etc ensuite and kitchenette. The studio is at the front of the property and unfortunately subject to quite a bit of noise from the properties either side and the backpackers across the road. The garbage truck at 8 i thought was coming through the wall it was so loud and the guy who i am assuming takes care of maintenance made no attempt to be quite whilst rumaging around in the side shed which was located next to us nor be quite with the storage room that was at the back of our studio. We had to wait around for just over 1/2 hour for someone to unlock our door which was frustrating and disappointing as I had advised our arrival time. In addition, there was no soap in the shower, no coffee and the CD player did not work. We were advised that most people bring their MP players, etc but considering we dont have one and the facilities stated there was a CD player, we were banking on this. Music is something my husband and I enjoy whilst relaxing with a glass of wine, etc and only having the local radio did not quite fit the bill. The coffee was missing initially and we were advised some would be brought the next day but it did not arrive. Overall our stay was pleasant but found $155 per night a little expensive for what you get and certainly would not say it was peaceful.

We really loved this place but I can see why some of the posters below did not. We stayed in the Cottage for two nights with our children aged 9 & 7.

Firstly, the positives: the location is wonderful. You really feel like you're in a remote Australian location even though you're just a five minute drive from Byron Bay centre. There are huge water dragons, brush turkeys and other wildlife freely wandering around the garden and surrounds. The garden leads down to the water and we loved sitting on the wooden deck over the water, it felt so calm and peaceful. What's more, the cottage is a 2 minute stroll to beautiful and surprisingly empty Belongil beach. There is a quirky restaurant called the Treehouse one minute away.

The size of the Cottage is great for a family as well, a big kitchen and sitting room area, two big bedrooms and the balconies were just lovely. The kids appreciated the satellite TVs too! The kitchen (including a dishwasher) is well stocked including condiments and sauces, which was helpful. The Wifi was free and surprisingly fast.

We met the owner who, contrary to other posters, seemed very lovely and was kind enough to lend us a beach towel each. Check in and out was very straightforward despite her not being there at those times.

The not so positives: Firstly, I'd say security. I'm sure it's a very safe area but when you have all your travel documents & cash with you as well as a suitcase full of Christmas presents you'd really like to know the back door is secured by more than a simple sliding catch. A safe is necessary in such a property.

Proximity to other guests. This Cottage is attached to another (the Wing I believe) and you have to walk passed to go in and out, right passed both their bedroom windows. We were a jet lagged family and were waking at 5am and however quiet we were trying to be I'm sure they heard us which made us feel awkward.

Finally, while this was actually very lovely given the location, be aware there are no dark curtains in the bedrooms and so the room got very light very early and the kookaburras made sure we were all truly wide awake by 5.39, jet lag or no!

Overall, we had a lovely time here and would return.

The property is in dire need of an upgrade, it is tired and neglected especially the bathroom although the furniture and blinds are also in a poor state. In this day and age air conditioning should come as standard. Our stay here was very uncomfortable and to be honest we could not wait to move on to our next port of call.

The cottage was nothing like the photos portrayed on the website and certainly not a 'luxurious cottage' or 'waterfront' as described on the website. Drab, heavy and dark energy, tired, filled with old cooking smells. Waited one hour to be let in. Upon entering, the house rules were left with the key on the table. They were all the things not allowed to be done, a very negative welcome. One was no incense or candles allowed to be burned inside or outside of the cottage - not mentioned on the website. Totally unwelcoming and hostile was the feeling. 'Free wi-fi' advertised - the house rules list tells you to limit your usage and if you are unable to connect, there's nothing they can do. I had prepaid for five nights, however after one night, I couldn't wait to get out of there and checked myself out at 6am the following morning.

The information and photographs of this property are completely misleading. The Gazebo occupies a beautiful location right next to the water, but it is a substandard facility with a bathroom accessed downstairs via an outside staircase exposed to the elements. The door to the bedroom can only be locked from the outside so guest are left insecure when sleeping. The Gazebo is at one end of a narrow block with completely inadequate and insecure parking at the other. We were forced to park in the street because the little parking provided was already occupied. Unfortunately we booked for three nights and have already been charged. I cannot recommend the Gazebo for anything other than its view. A complete and utter disappointment is the kindest description one can give for this substandard property and its advertising.

I was so desperate to stay at this place, but we were instantly disappointed, when we arrived. We didn't realise it was 2 stories, but that wouldn't have been a real problem, if we didn't have to go outside and downstairs to a make shift bathroom, that didn't even have a proper door, and the toilet was built for a 5 year old. There was no sink upstairs in the Gazebo. There was a tap out on the balcony. The room was advertised as child free, with a private jetty. There was no privacy, as there was a constant stream of adults, teenagers and children, coming down to the jetty and sitting on the chairs. As the gazebo is 360 degrees windows, we had to close all of the blinds to get privacy. Also the free wi fi didn't work.

We stayed in the Garden Wing for 2 nights in mid December.

From the minute we arrived neither of us took to the place. The bathroom looked like all the insects in the garden had come in and had a party on the bathroom floor and in the bath. Dirty.

The only locks for the place are on the door flyscreens and anyone with a half decent sized screwdriver would pop them open in a second. Whilst I have no reason to believe it's anything other than a safe area, when you're on holiday you like to know your valuables are at least behind a secure door when you go out (there's no safe in the room either).

We were visited in our room by a couple or burly cockroaches on the first night and a noisy gecko on the second night. The latter eventually let himself out through an apparent gap high in the roof - probably the same way he came in.

An email sent to the owners on our second day complaining about the roaches and mess in the bathroom has yet to be responded to, which is not unexpected given some other reviews on here.

Finally, I should point out that the Garden Wing is really just a few rooms off the main cottage. If there are people in the cottage (as there were) then you get to hear everything.

Not somewhere I'd ever go back to.

We recently stayed in the Wing for a week and loved it! It was quiet, peaceful and calm, and we got all the TV channels receiving perfectly. So close to everything but a little off the beaten track as well, and soo close to Belongil Beach. No sleeping, cleanliness or noise issues and Tracey was very helpful. Next time we'll try out the Gazebo.

The property appears to have originally been someone's home, with various alterations and additions and converted into four holiday units. I stayed for 4 nights in "the Studio" which is built in front of the property in the driveway next to the car-port. The location is close to the beach in a quiet area, and about a 25 minute walk into town along the beach (bring a torch). The Studio is comfortably furnished and clean. The entrance from the driveway takes you through the shower-room into the bedroom, and there is a sliding door from the bedroom onto the patio. The bathroom sink doubles as the kitchen sink. The property advertises a 2-minute walk to the local cafes and also free internet wi-fi access. However, be aware the local cafes are not open in the evenings - you need to go to town to eat, and the wi-fi signal is too far from the Studio to be of use.

Byron township is a casual 15 minute walk down the beach or the road, the Tree House Cafe on the corner is open 360 days breakfast lunch and dinner, the WI FI reception is 100% in all rooms. The Studio has 50% of its main aspect in a tropical garden. Beats me some people are just set on being miserable no matter how fabulous their surroundings and no matter what great value they are getting.
