I stayed at Banyandah for 3 nights while visiting family on the Sunshine Coast. The apartment was recently renovated and looked out across the water. It was well- appointed with a few quirks (no blankets, for example - only winter duvets which were far too hot even for a Queensland winter). It was quiet and peaceful and comfortable. No air con which could be a problem in summer. The managers were very helpful.

The river views are fantastic, but the 2 bedroom units are extremely small. The beds are very comfy and the apartment has every thing you need but for 4 people felt like we were on top of each other all the time. Will be good for a short stay only. To small for a longer stay. The building it self looks old and the lifts are slow and noisy, was scary getting into them. The pool was lovely and warm and the spa great. Would I stay here again, no your paying for the view that's about it.

What a fantastic place to stay. From the friendly reception to the super penthouse we could not have wished for more. The veiws were the most stunning I have ever seen
better than Umhlanga and close to Kariba what more can I say. This is a well run, clean and safe place to stay. I highly recommend it.

The open carpark has no protection from the sun or rain but worse was the bird and fruit bat droppings that totally covered my car in their poop. This place really needs some sort of sunshade or covered car park.

It was a pity because the location and unit itself was very nice, but this happened to my car night after night and I spent a good part of my holiday cleaning up my car.

Last night of our holiday and my husband's birthday. Thought I had booked a room with river
views. How wrong was I.
We were given a pokey little room at the back of a car park. No views, no air conditioning and not enough room for 2 people to pass each other. DISAPPOINTING!
The only fan was above the bed which made a cluncking sound and would have kept us awake all night. The bottom of the bath tub was covered in rust marks. Only comment from management was "this is what you booked".
Why would I book a room at the bottom of a car park with no air conditioning? Needless to say we decided not to stay and moved to the Aegean in Mooloolaba where the room and management were superb. I work in this industry and would have to say this was one of the worst experiences I have encountered. I will not be recommending this hotel to any one.

My husband and I have just had the most fantastic time in this complex, stayed in Unit 55 for 3 weeks and what a fantastic corner unit, no neighbours on the bedrooms side very quite,fully renovated and everything in the kitchen for cooking, the owners have thought of everything, there was even some travel DVDs for our entertainment. Management are extremely friendly and we have booked a return holiday.

This is fairly difficult accommodation to rate due to the constant noise problems that we experienced. The apartment that we stayed in was spacious, modern and had brilliant views but those noise issues !!

Re the noise, on one side we had the sound of the neighbours TV coming through the adjoining wall thus ensuring that we listened to two television programmes at one time. Then we had the irritation of people walking around, dropping items and sliding doors open and closed in the apartment above. On the other side of the apartment there were large noisy balconies directly outside the main bedroom window and the lift just behind the bed. Due to these noise issues we only used the main bedroom for storage and moved to the second bedroom where we moved the two single beds together to get away from the balcony and lift noises. Next problem was that the building has hugely noisy exhaust fans on the roof that run 24/7 and make normal sleep impossible. I wore ear plugs every night for all of our stay. Then you get the noise from low flying aircrafts, power boat and jet ski motors in on the river below and yelling kids in the pool in front of the tower.

On the positive side our 13 floor apartment had magnificent views over the Maroochy River and out to sea, the apartment had two bedrooms and two bathrooms was clean and modern and well equipped. The kitchen was of a galley design, had ocean views and was equipped with a hot plate, oven, microwave, full size refrigerator and all the crockery and cutlery that one could desire. Our apartment was given a light clean each Friday and linen and towels were changed. On three occasions we had to deal with the buildings management team over slight issues and we found them to be friendly, helpful and very efficient with all our problems promptly resolved. The actual building was kept clean and tidy and we only encountered people in the lift on three occasions in six weeks so not a really busy building out of season. One other slight issue was that parking was a real challenge with narrow garage access and really tight parking spaces.

So if staying there go for a high floor river/ocean view but expect 24/7 noise from the buildings exhaust fans.

So a rating ? If one is not noise sensitive then it has to be a five on the Tripadvisor rating scale but as my wife and I like a quiet environment I would have to go for three on the scale. We have now moved to an ocean view apartment in Palm Beach / Gold Coast and it is just so much quieter.

Tips for the area: Just ten minutes walk north from the apartment block one can rent Kayaks for $30 for one to two hours. Kayaking the river in front of the building at low tide is a brilliant experience with numerous stingrays foraging along the bottom of the river. Just slightly south at Mooloolaba one can purchase delicious fresh fish from the local fish co-op. Straight off the trawler, great taste but expect to pay $24 kilo for shark and $34 per kilo for Salmon. Close to the local library is a butcher where one can buy air dried 9+ Wagyu beef at $98 a kilo, bit expensive but delicious.

From the accommodation block one can walk to two shopping complexes and one Coles and two Woolworths branches.

WeStayed here in late july, early August.The unit was on 6th floor facing the river.
Unit was well cared for and extremely well equiped. We were most impressed.
Very clean and bright loved it. Would consider coming here again. Found the managers to be lovely poeple.Would rate this place at 10 out of 10

I have stayed at Banyandah Towers several times now. The river side units have an unbelieveable view of the sunshine coast north and the mouth of the Maroochy river.
Previously we always stayed in unit 48 on the 6th floor but this time I was told it had been sold to a private buyer who now lives in it. The on site managers recommended unit 55 which had just been completely renovated. one floor higher and in a better position. I accepted their recommadation. This unit is even better than the last one.There is a sea view from every window, kitchen, living room, both bedrooms. The finishings are excellent. The kitchen was fully equipped to live in.

Stayed here several times, usually for several weeks in Winter. Right on the river and close to shops, restaurants, movies. Central to the Sunshine Coast, Noosa to Caloundra. Friendly, helpful managers, great views, clean comfortable apartments, well priced, secure parking.

"Ensure you get a river side unit, preferably level 5 or above for the view. There are some rooms where the owners are a bit behind in the updating of the unit and can be a bit tired. If possible have a look before renting."

"Anything over level 5 should give you a good view. We stayed in tower A Unit 48 has recently been renovated with new carpets throughout and new leather lounges / recliners. The kitchen was well equipped"
