Plantation House is a unique property built in the early 1930's. Made of hand built bricks made from sand and rendered in cement stucco. We are tucked away one street back from Point Nepean Rd and just 150 meters from Rye front beach, close to cafes ,restaurants and shops. We have 4 suites, each individual in design and decor. Our latest suite is the Upstairs Apartment, spacious, super comfortable and has all the latest amenities. We also serve an amazing breakfast which is included in the tariff. The Mornington Peninsula is a great place to visit and we are ideally situated for you to see all the attractions like the hot springs, great wineries and golf courses, boating and water activities, swimming with dolphins, and the Queenscliff Ferry. Or just a great place to relax and unwind, just an hour travel south of Melbourne join us for our great hospitality and great food.

This is the best Bed and breakfast I have had the pleasure of staying in. We had two nights in Upstairs at Plantation. It is the most comfortable room. The bed was like sleeping on air, 6 pillows to choose from. Luxury bed linen. There is a small kitchenette and microwave. A coffee machine, 5 different styles of coffee to choose from. At least a dozen different teas. Cold water in the fridge in friendly packaging. There was an assortment of cookies and beautiful chocolates by the bed.
The bathroom was on steroids, deep, deep spa bath, bath salts, all bathroom amenities were catered for. The towels fluffy and white, and gorgeous gowns hanging in the bathroom. It was pure luxury. When we arrived Charles showed us around. He was the host with the most. We met the other couples staying downstairs. We enjoyed the Bali style spa in the backyard.
The highlight though was Charles suburb hosting and cooking skills. Every meal was superb. The savoury french toast was punching way above its weight. The sweet french toast was on steroids.
I could not fault this whole experience. It was superb

Such a great weekend getaway. We stayed at the Havana Suite and it was so comfortable. The room was spotless and inviting. Bathroom is modern and spacious. The additional living space separated from the bedroom was a real plus. While the room was perfect Charles, our host was excellent. He has certainly provided a place to stay and guests to feel welcomed. The breakfast provided is as good as the reviews. While the eggs may not be cooked exactly as I like I have to admit the quality of the breakfast overall is superb. In terms of location you are just a slow 10 minutes walk from the main centre of Rye. Highly recommend as a place to recharge or as a base to explore the wider Mornington Peninsula. Thanks Charles and will see you in April.

In a quiet location with easy access to everything we wanted to see and do in this area. Hosts were welcoming and their local recommendations were spot on. The breakfasts they cooked were a highlight! Fruit, cookies, coffee/tea available all day and evening whenever you wanted it. Lovely room with everything we needed, decorated in the plantation style. We were very happy we chose to stay here.

Ended up here last minute after a mix up with our existing booking & very pleased that the universe shifted things around for us. Greeted by Charles, quick, friendly & efficient tour of The Upstairs Room where we were lucky enough to stay & communal areas. Spacious room. Comfortable bed / pillows / linen. Kitchenette. Balcony. Lovely air con (was 42 degrees on day of our stay). Bathroom is wonderful, loved luxuriating in the bath. Communal areas are lovely, although we did not utilise them until we enjoyed our breakfast the next day. Breakfast was also lovely.

Big bonus was Max the cat & Coco the doggy. Loved them, especially Max.

One small thing, doors on balcony bit of a trick to opening up, forgot to let you know Charles.

We stayed one night at the upstairs room. It was a spacious and nicely decorated room. It was clean and had comfortable bed and pillows. The breakfast was well cooked and presented, but it would have been nice if we had been offered freshly squeezed juice.

It was well located, within easy reach to restaurants and shops.

Charles was friendly and funny.

Unfortunately, the private jacuzzi was not operational due to an electric fault, which we only discovered once we tried it. This left part of the room totally without power and when I informed Charles he already knew this was an issue, so could have warned us. He apologised for this in the morning.

The other very small issue was that the TV was not working.

The tastefully renovated is very comfortable lounge dining room looking over a tropical
frangipanii inspired garden with hot spa
The two bedrooms we occupied were beautiful in detail withgreat ensuite bathrooms.

Breakfast was fantastic following details smittwd on well laid out forms the night before. The owner is helpful and hands on.

I highly recommend this wonderful B and B having comparasins with many a 5 star resort and their breakfasts overseas .

We stayed for a couples getaway and couldn’t rate it highly enough. Located in a perfect location - close to beach and shops, but set in a quiet street. Clean and fantastic amenities in the room. We stayed in the upstairs apartment and it was beautiful, so relaxing with everything you could need. Breakfast was delicious and Charles was very welcoming and was a great host. We can’t wait to come back again and wish we stayed an extra night. 5 stars!

Beautiful room and other reviewers have said the attention to detail is amazing. Our hosts gave a warm welcome and talked us through the features of our suite. The room is very well equipped. Whilst we are here on pleasure, you could easily stay here for business.

My sister and I had such a great time escaping the city at this beautiful B&B. The Bahamas Suite made us feel like we were holidaying in paradise - the spa bath being a great addition! We met our host Charles who was very warm and welcoming and made an excellent breakfast. We will be back again!
