The property, gardens and spa are stunning but our villa was looking a bit tired and could do with some tlc. We stayed 2 nights in one of the villas, they are great, very spacious and private. We loved the balcony area and lounge with gas fire. Breakfast is delicious. Great, friendly staff. 4 stars for this but 3 for the following. Our only negative and unfortunately it did hinder our stay when in the villa was the smell in the bottom floor of the villa (bed & bath area), it was coming from the drains and was so bad that we had to buy candles and natural spray to try and mask it. Management did come and spray something down the drains but it’s really wasn’t helpful. For the price you pay, I don’t think anyone should have to tolerate such an awful smell. We are repeat customer and hope that if we do return, the hotel have fixed there drain pipe issues and given the rooms the extra tlc they require.

We thoroughly enjoyed our stay in Hepburn Springs, it's so close to Daylesford but miles away from the crowds and madness of the main street. The Pepper's Mineral Springs Hotel is a beautiful property with such a rich history that oozes old-world character and charm paired along with friendly and helpful staff to complete the experience.

We stayed in one of the Peppers Spa Villa's for two nights to celebrate a birthday. It was a two level affair with a well equipped kitchen and meals on the ground floor, and a lounge, bedroom and bathroom on the first floor. Both levels have large balconies with outdoor seating. The lounge comes with a good, large, state of the art TV and a wonderful open gas fireplace. There's also two wonderful large leather sofas to relax (and nap) upon.

The bedroom has a large bathtub style spa (which we didn't get to try) a comfortable king-size bed, and an older style LCD TV. The bathroom is large and well appointed, although the shower is a little low-pressure and small for the large space. The bathroom also lacks any heating so you need to leave the door open to keep the room warm in winter.

I have to say that overall the room was a little underwhelming and lacking in character when compared to the ambience of the main hotel building. It's also quite a hike across the grounds to go back and forth (although the walk through the gardens is very beautiful). There also seems to be a problem with maintenance in the villas as there were broken blinds, lighting fixtures, bathroom fixtures and window fasteners. The bedside lamp was so broken it was almost falling over. Our thoughts are to perhaps try the rooms within the main building to experience the ambience and old grace of the hotel.

Hepburn Springs is a wonderful spot for a quiet getaway, and the staff at the Mineral Springs Hotel are sure to make your stay wonderful.

Peppers are coming out of restrictions offering a limited service at this time. Unfortunately the dining room & bar are yet to open but a compensatory room upgrade was a very enjoyable surprise. The relaxation massage at their spa was glorious & the Surly Goat restaurant only a short walk away had a lovely meal. Access to walk to the mineral springs was very close. Great place to stay.

Very disappointing. We were celebrating our 40th wedding anniversary & thought we had chosen a lovely hotel. However our room was so small we felt like we were in a cupboard with no windows so no outlook and a basin at the foot of the bed. No room for a toiletries bag or cosmetics. The shower leaked on the 1st morning & after returning to our room that had been made up, we found we still had a puddle of water to navigate. I reported the toilet as it had an extremely bad odour but nothing was done. The room was not at all clean.
We had a mineral springs appt booked on our final morning, so we asked if it would be possible to extend checkout by 1/2 hour, to allow us to return to the room to shower & change. It was met with a flat out NO! no discussion and definitely no interest in trying to accommodate our request. Breakfast was a very rushed experience. Whilst still eating, the waiter was wanting to clear the plates. Overall it was a very poor advertisement for Accor Hotels. We have no intention of ever returning to stay there or recommending the hotel to any of our friends & family. Whilst the hotel is a beautiful building, it need a huge amount of maintenance, time & money spent on it to return it to what would be expected. The carpet on the staircase & hallway was badly worn & wasn't clean. The entire building was very tired. We would have thought that due to the past couple of years with Covid playing such a large part in the downturn in the hospitality industry hotels would be trying to encourage people to stay.

$500 for a night, booked, non-refundable, then advised that none of the Hotel's services (restaurant, bar, spa, room service, mini bar etc) would be open or available during our stay. It might be petty, but for $500 one might expect better coffee, for example, than two sachets of instant granules provided to us at reception presented in a package as if we were being given a welcome gift pack. Did find a complementary bottle of wine in the room but doubt it was more than 1/25th of the room cost. For breakfast, we were advised to go across the road - no relaxing Sunday morning for these, or any, guests. Peppers took us completely for granted - very disappointing.

We stayed at Peppers Mineral Springs for two nights in room 204. This is a classic room and certainly does not live up to the Peppers name. We have stayed in private rooms at backpacker hotels and enjoyed greater amenity.

The walls and cabinetry are chipped. The bathroom is so tiny that if you were bigger than a size 16 you would need to stand sideways to be able to close the bathroom door to use the toilet. The bathrobe was like cardboard. And worst of all, the mattress on our first night sagged so much that we had to sleep with our feet where the pillow should be so our head could be higher than our feet. The mattress was changed the following day but that did not make up for one night lost sleep and physical discomfort after the night before.

The wonderful touches from being a Mantra+ member were not carried over with Accor. No welcome drink in the room (even water bottle), no happy birthday message. We have stayed at Mantra and Peppers many times on our birthdays and always received a special treat - here it was simply a bad night sleep. A birthday to remember.

That said, the staff were all friendly and the hotel facilities were lovely (even if not fully operational). The open fire is lovely and nice lounge area to enjoy. The bar is open Friday-Sunday for a few hours for drinks and nibbles. You can eat takeaway in there given the restaurant is closed.

The breakfast in the mornings is delicious and nice to order off a small a la carte menu. Good coffee.

Definitely stay in a different type of room if you choose to stay at Peppers Mineral Springs.

We recently stayed at the hotel. In the hotel reception and lobby are very elegantly decorated and furnished, with an open fire place and very comfortable furniture, where one is feeling welcomed and invited to sit down and relax.
It was not our first visit and, as usual, we enjoyed it despite some surprising disappointments.
Check in is very efficient and professional but lacks individual attention and warmth.
We had reserved again a room in the main building. All rooms in the main building are well appointed and the decoration shows the same art deco style as the lobby. We unfortunately were allocated a very small room that was most fitted for a single guest than to a couple.: very limited space to move around, a tiny wardrobe with no shelves for guests who wish to unpack their bags. Bedding is comfortable but very soft. Bathroom is well appointed. There were bathrobes and slippers of good quality in the wardrobe.
The restaurant was closed due to the Covid situation; however, a substantial breakfast was served to the individual tables; there was some choice for the warm dish. Unfortunately there was no fresh juice, and the potatoe roasti was overcooked and oily, we could not eat it. No toast was served on the breakfast platter that consisted of eatable croissants, butter and butter, and some tasty muesli. Coffee and tea were of good quality.
Check was similar to check in: easy, straight forward with absolutely no personal touch.

We booked a superior room with the outdoor spa for 2 nights. On arrival, we were given a room with a shower over a spa bath. At the time of booking on Agoda, it only showed a picture (see attached) of an outdoor spa. We spoke to the hotel receptionist regarding this who kindly let us know that they have 2 versions of this room and you have to stipulate which room you want when booking. This was not stated at time of booking anywhere on Agoda's website nor was there anywhere to stipulate which room you wanted (with only the single image shown as what you'll be getting). The receptionist managed to place us in the superior room with the outdoor spa, but could only accommodate this for one night only due to it being booked out the following day. Whilst we appreciate the receptionist's help in placing us in the room we originally booked for, we are still very upset that we will be placed back into the other room for the second night of our stay. We feel that Agoda's images of the room and online booking system are misleading and very inadequate, and should show what you are getting as you are still required to pay the same amount for either room (superior indoor or outdoor spa room).

Thought I'd do a quick review on the Peppers Hepburn Springs in Victoria staying in a SPA suite for the night.

Welcome/Check in was a really nice welcome with a sit down arrangement, I was given all the pertinent information to my room,
Room was is very nice clean, roomy and has a nice view over the gardens.

Room tea/coffee are given to you at check-in in a environmental paper bag. Was also told to let them know if we require more as well the run down on where breakfast was the next day.

Received complimentary drink vouchers, so was very surprised to find a bottle of red in the room with a complimentary box of chocolate and a welcome card as a Accor member.

Restaurant was not open for dinner due to current COVID restrictions, but the breakfast was just top notch, which helped start the day with a 10/10 some really amazing flavours from the kitchen.

The motel has so much character of a older error and I entered they were starting the fires for the evening.

Big thanks to Mary plus Sri who were doing the breakfast, the service was awesome, a big tick to the barista plus Chefs on the day as they did a great job.

All in all we were extremely happy with our stay at our first Peppers.

My husband and I are locals living in Hepburn Springs. We often go to Peppers with friends for happy hour drinks two to three times a week. Drinks are reasonably priced, the surrounds whether in the lounge or in the grounds are relaxing with an upmarket feel. With the addition of Neil on staff, the service is excellent. I would recommend a lazy afternoon wind down at Peppers or pre dinner drinks in the lounge.
