What a quaint and comfy escape! We had a beautiful drive from the NYC area. Fall leaves of all colors decorated the roads, along with the landscape of the Inn. The town itself is walkable with restaurants, shops and coffee shops. The Inn is beautifully decorated with little sitting areas and nooks in the common rooms, which allow visitors the opportunity to take in the beauty of the place. Pure relaxation! Our room was lovely. We booked last minute as we had a wedding in the area. The official wedding hotel was a part of a not super exciting chain that was charging 300 a night. We went rouge and booked this stunning Inn and were immediately pleased upon arrival. Our room was clean and the shower had great water pressure. In the morning, we had a delicious gourmet breakfast. My husband opted for the breakfast sandwich with fresh salad and I went for the pumpkin waffles. Both were outstanding. The management was wonderful and professional. We made a mistake when checking in and got confused about the location of our room. Instead of making this a big deal, they handled our mistake and ensured all was good and our wedding festivities were not interrupted. We will definitely be returning. Thank you so very much for a wonderful experience. Do yourself a favor and book this quintessential Hudson Valley inn!

My husband and I just spent a lovely night at thr Borland House. It’s self check in but it couldn’t be easier, We met Brianna, the manager when we arrived and she was very pleasant and helpful. The house is filled with antiques and interesting history. Our room, the Humminbird was cozy with a private staircase and a bath as big as the room. It was a cold night but the room was toasty. The breakfast was delicious, I had the veggie frittata which was served piping hot in a cast iron pan. My husband had the stuffed French toast. So good! Like dessert for breakfast. The town offers a lot of activities and a good Irish pub. We shall return.

We stayed at The Borland House while in town for my daughter's wedding.
The first night it was just my husband and myself in The Robin's Nest, and we were joined by another couple for two further nights.

What a lovely first impression upon entering the house. We let ourselves in and found our room quite easily, thanks to detailed instructions in an email.

The staff was very pleasant and helpful. The owner regaled us with some tales of history and hauntings on our last morning there.

The town is lovely. I would stay again.

A highlight was certainly the lovely breakfasts we had.

On the first night I felt like the bed and room were shaking like crazy. My husband didn't feel a thing. I was convinced there must be a huge fan or something attached to the building, and checked for one in the morning. Nothing. Ghost? Heard a few bumps in the night on the 2nd and 3rd night. The owner said the bumping around is the ghost of his brother! No creepiness, though. : )

We've stayed here twice. Montgomery is accessible to a lot of great hiking and offroading opportunities, and there are some good restaurants and bars within easy walking distance. The town is charming. We've stayed twice in the Montgomery room and it's very comfortable, with its own bathroom (you have to go out of the room and into the hallway, but it's okay),

The last time we stayed, they offered these weird powder pods of soap and shampoo for eco reasons. The problem is that they require you to stay in the shower longer than you ordinarily would to soap up and rinse off, so it seems like a wash from that perspective. Bring your own soap.

There is a persistent smell of burnt cooking oil we noticed both times we stayed,

The breakfasts are good. The house itself is very charming.

Check in is contactless; you get a code to unlock the front door and unlock your room.

Horrible customer service. 4 days and no return phone call.
The room was so hot and musty, my wife could not breathe. We asked to raise the air temp and they tried, but all the must in the room just worked against us. Spider webs at the top of the windows sills, because they cause reach them, which in turn means dust as well. We checked in at 4:30, went to dinner, came back to a leas got room and had to go home at 9:30 the same night.
Called and asked what the 100% satisfaction guaranteed, posted on the website meant, and was told by the manager that the owner said “no refund.”
I never asked for one!!!
Owner said she would call me and it’s day number 4 and no call. No missed calls and no voicemail. When i called back, the manager said the owner called.
As a veteran with 23 years of service, I’m appalled that she boast’s she’s veteran owners business with no return phone call. As are the Veterans I told this experience to. Oh!! She did tell the manager to offer us 20% our next stay, because ANYONE would go back to a place they can not breathe. The women my wife and I told this to, said she should not boast about being a woman owned business either, with this kind of treatment.
Sleep somewhere else, where you’re respected as a person, customer, veteran, woman.

Nice property. Rooms are large as is the bathroom. Food was good. Contactess check in all fine. We stayed in Hanlon Room. Room itself was quite large, though no closets or drawers.. The room claims to have a private bathroom (which it does),,just not in the room. So if you have go use the bathroom in the middle of the night, hopefully you do not wake anyone sleeping while you open, close and re open the door to your room! Bathroom locks from the inside, thus anyone could theoretically enter the bathroom from the outside. We kept our towels in our room for this reason( during covid). Room was freezing at night. Space heater was filthy. Now about the owner. We stayed 2 nights. She never introduced herself. Never inquired if we needed anything (recommendations of things to do.etc). As for the cold room, the note in the room said only to contact her before 7pm unless it is an emergency.. Place has potential. I think the reviews for Anna are from her friends, family and neighbors though. Run like a business, not the charm of a B&B.

We are sorry your stay needed a little more TLC. We are trying our best in the time of Covid to make everyone comfortable and most importantly safe. As a result we don’t get the chance to interact as we normally would but in the end we feel that the safety and health of all our guests is the most important thing. We are always happy to address issues with temperature to the best of our ability especially with regards to turning the AC down in the Summer.

Although house is advertised w AC the guest room does not have AC and you can’t open the window. So be prepared for a very un- comfortable nights sleep. Yes, host delivered a fan after 2 requests and told me it was cool outside. Guess I’ll sleep on the porch. Too bad cause it’s a very nice location.

Mad a reservation through Hotels.com. No one was here to check us in at 4:30 pm. Sign on door said they closed at 1:30 pm. No email instructions how to check in. No instructions for the door lock combo. I prepaid and had no service. BAD MANAGEMENT!!!!!

We have mixed views about our stay at Borland.
THE PLUSES: wonderful location and a beautiful house in a very nice village. The house is located in a quiet neighbourhood and is a historic property. It is wonderfully decorated and the owners clearly pay attention to detail.
The owners are very friendly and very accommodating. They are happy to offer suggestions, book restaurants, take you around their house and tell you about its history etc. They are both very nice people and extrmely hospitable.
THE MINUSES: The major let down is the breakfast. The choice is limited and as this is a Jewish household you can only get cosher food. This was perhaps the poorest breakfast we had during our travel in the area. The culinary skills certainly need improvement!
The rooms do not have en suite fcilities although they have their private bathrooms. This means that if you want to go to the bathroom in the middle of the night you need to be properly dressed and negotiate the corridor. The bathroom amenities are meagre and they do not offer anything other than shampoo and a poor quality soap.
If you are able to cope with the above restrictions then it might be worth staying in a histoic property that is well looked after. Do no have however high expectations about the breakast and disregard any rviews that suggest the opposite!

The Borland House B&B is everything I wanted for a memorable B&B experience! A perfect escape from the City. It's definitely a must for anyone looking to stay anywhere near this area.

Arriving at the house, I felt like I was a time traveller or was on a Greek Revival movie set. Yet all the furniture, ambience and stunning architectural elements of common rooms and the bedroom where I stayed are real!

Carol and Bill treated me with just the right amount of customer service--not too overbearing like other innkeepers, but always available, attentive, warm and responsive to my needs. The high quality breakfast featured multiple courses including fluffy and generously-filled omlettes, freshly baked scones and an elegant fruit parfait--in addition to a fruit plate, juice and coffee.

Very easy to reserve a room as Bill was quite helpful on the phone. However, as word of this Orange County jewel spreads, I'm sure rooms will be harder to come by.
