We got a room that looked a lot like the photos on Tripadvisor. The bed was supportive and linens were crisp and comfortable. Many nice touches. There's a desk with a power outlet right on the lamp base just like in more expensive hotels. Reading lamps on the bed headboard. A chaise lounge. Nice set of towels and toiletries. Fancy "waterfall" type of bathroom faucet and square "bowl" style sink. Our room 103 was on the ground floor and we parked right next to the door.
The outside temps were in the 40's but we were comfortable with the electric baseboard heat controlled by a thermostat in the room. There is an a/c unit, but we did not attempt to test if it was working.
On the downside, the bathroom door needed to be painted to cover up a dent, the vanity is supported by 2x1's that were not painted, and the ceiling had water stains.
Overall, my wife and I enjoyed our stay despite the imperfections because we saved a bunch of bucks rather than going to a chain hotel. I read from other reviewers that the motel was recently remodeled, so give them some time and the family some business!
One last thing - the room had relatively new plush shag carpet. I'm not sure how long that would last or stay clean.

I needed a dog friendly affordable room for the night. There is a small dog fee which is certainly understandable and far from some of the insane fees that I was quoted by other hotels. My room was clean and comfortable. Microwave and coffee machine was a plus. Towels were lovely. A/C worked well. The owners were a pleasure and very welcoming. Great location also.

This is a family-run business and the owners are lovely. Yes, it defines ramshackle in many ways. The carpentry is so improvisational as to border on the bizarre. But my point in giving it a considerably high rating is that the new owners are at least trying to make sure visitors are comfortable. The rooms are large and clean, and the front office is responsive. The James respects visitors, and I respect that. If you're looking for a room in the area on a budget I doubt you can do better. Left us with positive feelings all around.

This is a basic roadside motel in a beautiful region. But it's really rundown on the outside. Window panes and curtains are unmatched and a bit foreboding. Room was basic/fine sort of but lots of murky wall damage that suggests rough times. Haze of pot smoke from other rooms and just an aura of iffiness resulted in our paying but not staying. We didnt not fight for refund since their policy was firm but we were just happy to leave and drive into the wee hours of the morning.
Convenient that they allow pets since our dog hung out there while we went to event but even that felt iffy. What could improve the James-- hard to say. Aesthetic sure but also I guess vibe. But you get what you get. Allowing a pet was the reason we said there but in fact we didnt really stay!

this is literally a crack den & the photos will say it all.
booked a room w 3 beds but was told at check in that one of “the beds” was a mini couch. not long enough for human legs. check in woman was kind enough to offer another another room, and her service was great. however both rooms were filthy, stained carpets, dirty microwaves, very weak air conditioning, & unclean linen which smelt like whoever stayed there before… there was a bandaid and long strands of hair in one the beds. clearly hadn’t been cleaned for God knows how long.
worst part was this stain on one of the beds. abominable. never experienced anything like this level of filth in my life. clearly the maids are not even remotely doing their jobs - which is unacceptable. this place is gross and disgusting and frankly should be shut down.
there wasn’t even soap in the bathroom to wash your hands. I felt cleaner not showering then I would have showering in this hell hole

Don't be fooled by the outdated appearance - this property is under new management since January 2022 and they are making renovations. The prices are extremely reasonable and best of luck finding a better price.
The rooms are clean and good night's rest!

Where do I begin? I stumbled across the James Motel after my car broke down on the highway at 5PM on a Friday night. Being a poor college student, my options were very limited as to where I could stay so the $60 James Motel seemed like a nice alternative.
Upon walking into the main office I was greeted by an older woman with a face filled joy. She offered me a room for $60 flat and we performed this service "under the table" so I didn't have to pay tax for the night. Watch out IRS!
Anyways, I get the key to my room and I upon opening the door I was punched in the face by the world's strongest smell of mold and decay. I turned on the dimly light lamp in the corner and was shocked by the condition of the room I was granted for the night.
First off, the carpeting in the room was freshly laid, however, it was not cut right. The extra carpeting was curled up against the wall. The Air Conditioner was barely usable, sounded like a 747 taking off, and was older than my great-great grandmother. The mini-fridge was a nice touch... had it not contained over 3 species of mold. The shower was a treat! It was protected by a nice layer of black fuzzy mold and I had to tie my feet up in garbage bags in order to even step into it. I didn't touch a single wall of the shower in fear of catching a skin eating disease. On a positive note, the toilet was clean and flushed!!
The bed was manageable. To be honest, I didn't even lift up the sheets. I couldn't even bare to look at what would be underneath. I grabbed my emergency blanket from my trunk and slept on top of the 100% nylon comforter. I had to move the bed to retrieve a dropped item at one point in the morning and when I did, the headboard fell on me because it was not attached to the frame. I looked down to inspect this and was greeted by over 40 ketchup packets between the bed and bed frame. Apparently, the "cleaning staff" had just overlooked this before giving me the room for the night.
All in all, I made it through the night. The hotel was on a main road and very easy to find. The main counter worker was very nice. Great service at the desk, life-threatening conditions in the rooms. It was like a real life game of Survivor!
I gave them 2 stars because I didn't get shot and I walked away physical unscathed.

Various sizes of human hair on bathroom and bed sheets. At least 3 types of bugs living and/or lurking around the room. Huge humidity inside, including bed lining. (Aparently in a consecuence of the Irene Hurricane) Holes on the blanket, a sweat-yellow pillow.
The paint on the walls is so thick you can't even close the bathroom door. Furniture that shows worst taste of the whole XXth. century.
All of this for $70.

It's midnight, I'm tired from a long drive and I frantically book the James Motel online from my phone which looked like the best deal in this little area. I receive the receipt and realize that I've made a mistake -- now that it was midnight I was automatically being booked for the next night, not the one I actually needed. I drive over anyway, hoping that they'll be nice and understanding people. No such luck. I approach the front desk to try to get a room and it turns out they're all booked up. I ask the man if I can get a refund and he says that I'll have to figure that out through Expedia. I say ok, I'll call them but they're going to call you.. He avoids eye contact and doesn't seem to want to respond. After I ask again he says there won't be a refund as it's 24 hours and that's that. I ask well don't you care about reviews? At that moment, a woman runs out with an aggressive look on her face and starts screaming at me. She declares that it's my fault that I had all the information, and go ahead, write the review. I say ok, and I walk back to my car. When I call Expedia, I explain what happened. They attempt to call the management to get me a refund and surprise surprise, the woman, who says she's the owner, tells them she's already made up her mind. What's even more amazing is she makes up a story to the customer service agent that I was drunk when I came in. So on top of everything they lied to try to discredit me. The Expedia customer service person said she fully believed me and could tell that I was perfectly sober and earnest, but that unfortunately there was nothing further she could do for me. I have no idea what the rooms are like on the inside, but I can tell you that dealing with these folks was unfortunately very unpleasant and disappointing. And it certainly didn't help me get a good night's sleep that night.

I was looking for a way to break up my trip from Vermont to Virginia. And this part of NY was just about half-way.
Perfect.
Then I found this motel on TripAdvisor and saw the excellent ratings for a very good price. And booked it.
Excellent, comfortable room - all looked new - bathroom tiles, carpet, bed and pillow linen. Very comfortable.
Very friendly owner checked me in. The place was fully booked because it was rainy and apparently through-hikers on the Appalachian Trail book here to take a break.
Anyway, I will definitely be back here to break up my next VA/VT trip - particularly if I am driving alone.
