The further in advance you make reservations, the cheaper the price. While they do not have a monthly rate, advance reservations give you the best price.

It is now a total non smoking hotel. I am a non smoker and have no problem with odors there. Try the first or second floor, the third floor used to be the smoking floor a year ago.
