Quaint boutique hotel in LIC, walking distance to the subway station, room is clean and spacious, super comfy bedding with plush pillows. Room comes with toothbrushes and indoor slippers, which is common in Asia but never in the US. Friendly staff, super fast internet, much faster than chain hotels and perfect for ZOOM meetings.

The only downside is that the window shade behind the bed does not provide full coverage and it’s gets very bright in the morning and I had to wear a eye mask. And there’s no facial tissue for some reason. But it’s a great hotel nonetheless, worth checking it out for sure!

I loved the hotel. The rooms are beautifully decorated, the cleanliness is great, the location excellent, and overall 110% unique.
It's a family-style, small business which Yianni divinely manages. He was so thoughtful, helpful, and cared for me, which makes me believe that they care for all their guests.
I felt like I was at home, the room was spacious and beautiful, and I could feel the love from the family who built it with their own hands. I don't think you will ever find accommodation this size in Manhattan at this incredible price.
The art gallery was beautiful; I loved the concept. !! What a great idea
The location is fabulous. A few blocks from the train and less than 5 min from Manhattan.
I will definitely stay here again !!
A special recognition to Yianni seriously; he made all the difference, and I am forever grateful for his kindness.

Our family of 5 stayed in the top floor penthouse with fantastic views in every direction. Easy access to subway. Staff we very welcoming, helpful and very responsive to queries in the lead up to our stay. Room was very comfortable and in excellent condition. Kitchenette consisted of sink, microwave and fridge. Would have been helpful to have some basic cooking equipment for microwave and we were looking to self cater during our stay. Highly recommend The Modernist.

The rooms are very nice as they are newly refurbished, booked 2 rooms with 1 being a suite as we had 5 people to accommodate. Despite a generic booking site saying a standard suite would fit 5, this was assuming you would sleep 3 in the main bed which is very large and possible to do but realistically the bedroom has 1 bed and the living area has a pull out sofa/couch so base on this.

In room fridge, microwave and coffee maker with a safe so all the amenities needed. TV in main living area and bedroom has basic channels and apps so you can use your own log ins for Netflix etc.

The rooms are the main point of the "hotel" as it has no outdoor space (the pictures of the outdoor terrace on the website/tripadvisor etc are connected to a room) with a gallery area selling local art the only public space as the reception is a small desk in the entrance corridor so it.

The downsides are the city views from the suite which are obstructed by larger buildings and the local development will only add to this issue so I expect it will lose it's city views soon enough. The parking is also street parking only and while unrestricted to some extent, each street has one morning restriction for street sweeping, it was very difficult to find a space as within 2-3 blocks there are quite a large number of auto body repair shops/garages that use the local streets to store dozens of vehicles so we ended up finding a spot one street over but couldn't risk moving the car for fear of not getting a spot on return.

The Metro is only 5 mins walk away and on the Yellow line direct to Manhatten which is great and there is a local store on the corner along with others nearby and a bar 2 streets over but it is very pricey on drinks.

We felt generally safe in the area but is isn't the hip and upcoming type of area noted on the website or at least we didn't witness it as a mixture of local homes and new apartment developments.

Hi Stuart! Thanks so much for the honest review. We list the maximum occupancy for each room, as well as the type of bed in each room (king bed, full-sized sofa bed, etc). Nonetheless, I'm glad we could work together to resolve this. The neighborhood was down-zoned after our family obtained construction permits so thankfully the views will remain-- hopefully we can have you back to enjoy them! We have quite a few muesums/galleries/restaurants in the neighorhood we can recommend nearby for next time: we may not be Midtown-Manhattan, but rest assured, real people and real culture exists outside of Times Square.

We needed a hotel which was conviently located for subway access to Manhattan and Arthur Ashe stadium for our child's college graduation. We loved this hotel for our room, the vibrant neighborhood around, and then also we rented the art gallery to host a grad party and it was a fabulous event and the staff were so helpful to make our party special. The neighborhood had great shops to supply our food and drink and all the guests commented on what a great spot it is and how did we find it??? Lucky for sure to find this gem.

An excellent boutique hotel near the subway. So quiet that the doors have doorbells because you can’t hear someone knocking. Lots of amenities. Stayed for 4 nights with no problems. The only item that I will include is that I could hear a little person (probably a toddler) running in his room which was above mine. So much nicer than the typical chain hotel room. I will be back!

We stayed at the Modernist to celebrate our anniversary. It was wonderful from the start: the front desk was helpful, our room was both comfortable and well designed, the window views were magnificent and most importantly, the bed was so comfortable and the shower was a marvelous rain forest one. It is very close to mid-town Manhattan without being in the midst of all the the noise of mid-town. (And, as an interesting plus, they have an art gallery with some interesting contemporary art by new artists on the first floor). I highly recommend it and will stay there again for special occasions.

Beautiful small boutique hotel. The staff are incredibly helpful and friendly. The room was immaculate, comfortable and nicely designed and furnished. The hotel is a short walk from the Queensboro Plaza subway station, and there are plenty of restaurants and bars also in walking distance. Highly recommend the Modernist!

Found this really nice boutique hotel with great access to Manhattan without Manhattan prices, especially at this time of year. We were celebrating an 80th birthday and had a lovely premier suite. Very clean and comfortable. Bedroom, separate little living room, a little dining area with a kitchenette. Very clean large bathroom. Found a great place to have breakfast a block away and on driving around the area also found a little Italian bakery where we got a cake to take to the birthday brunch, A memorable weekend and memorable stay at this hotel. We hope to return

This place is amazing! I've stayed in lots of hotels in NYC, and they're usually awful: tiny, cramped, run down and expensive. The Modernist is the exact opposite. My queen double has a gorgeous view, a small kitchen and writing space, and is brightly decorated. It's family run and you can absolutely tell: the service and attention to detail are top rate. This hotel would easily run 2.5-3x as much in Manhattan. I will be recommending this place to friends visiting the city.
