We have driven by this hotel for years but never had a reason to stop. This year, however, we were coming to the area and were staying for a few days over the 4th of July holiday and it has been a wonderful stay. The grounds and building are immaculate, as is the inside.

The room we had, a double queen, is large and comfortable. The bed and pillows are very nice. We slept great. The bathroom is small, but immaculate with very good water pressure and nice large countertop vanity. There is a large entryway to the room with a fridge and microwave on a table. There is plenty of room for luggage, cooler, etc. If coming to the area for snowmobiling, the entryway has plenty of room to gear up without the risk of tracking snow onto the carpet as it is tiled. The rooms are very quiet.

The staff has been wonderful. The front desk, breakfast and housekeeping staff are friendly and want to make the stay as nice as possible. The breakfast is plentiful and kept, well and freshly, stocked. I highly recommend the french toast. It is made in small batches so it doesn't sit around and get rubbery. The coffee is very good too, and replenished quickly. If you want to eat in the room they will provide a tray.

The grounds are well maintained and there are several sitting areas scattered about. All entrances are key card controlled. The common areas are spotless. There are several photos of Boonville from the canal era in the hallway. Take the time to look at them. It is a comfortable place to stay. A great value.

Would we stay here again? Most certainly!!! We felt very welcomed by everyone we met. Did I mention the french toast...

My friend and I drove up to take advantage of the snow on the BREIA Trails. The staff could not have been more friendly or helpful! At the time the forecast was calling for 10 inches of snow. I called the night before arrival to ask about their cancellation policy. I was told I could cancel without a fee and they totally understood! I also mentioned that my friend and I were really looking forward to cross country skiing and snowshoeing. The snow was not as much as predicted so we did not cancel and we did drive up. When we arrived the desk person told us they had put trail maps in our room! The rooms were clean and good-sized. The lobby and breakfast area were nicely decorated. Both were open 24/7 for guests to use for games, reading, etc. The complimentary breakfast had a good selection of items. The location was excellent for using the trails. We wouldn't hesitate to go back!!

I was only there for one night but it was a good experience. Help from the desk clerk over where and what to order for dinner and have it delivered. Breakfast was good and the attendant was helpful in obtain ice for a very large ice tea I wanted to make.

Unable to travel further due to particularly bad snow and ice, I would have stayed anywhere. However I was fortunate to have found Headwaters. Welcoming staff, from the owners, to reception staff, to the housekeeper who opened the door as she saw me traipsing through the snow with my bags, to a plowdriver who even helped push me out of the snow (rather than plowing me into a parking space). The owners have lovingly remodeled this hotel and it’s beautiful; attention to details and decor that make it a warm, welcoming place— breakfast in the morning, cookies at the front desk at night. I hope to get a chance to return under different circumstances. Headwaters would be an ideal place to getaway with family or friends and enjoy nearby activities.

My wife and I recently enjoyed a one week stay at the Lodge and it was a very satisfying experience. Everything from check-in to check-out went without any challenges. All the staff are friendly and polite and just makes one feel at home. The facility is well maintained, and clean. Breakfast on the weekend is cooked with a nice selection of offerings, while during the week there is daily selection of things for you to select yourself. If I am ever in the area again this will be my first choice of lodging.

We were looking for a place near where friends were staying for one night. It is prime leaf peeping season in the area so most places can be pretty pricey this time of year. The reviews and pictures online do not do this charming place justice. Beginning at the entrance which was beautifully decorated for fall with mums and pumpkins, and inside to the little fall vignettes along the hallways . A sitting area between the desk and breakfast area was welcoming and comfortable…with a puzzle in progress on the coffee table.
The room was good size, quiet, very clean and beds were very comfortable .

The family stayed at this hotel while driving to Canada. We needed two rooms due to the size of our party. Both rooms were very clean. Breakfast was included which had a variety of hot and cold dishes. The staff was friendly and accommodating.

Long weekend getaway for snowmobiling adventure with my family. This Lodge is newly renovated. Very clean and cosy rooms. Great service and delicious breakfast! Located in the middle of two ski resorts and four snowmobiling rental places.

Came up from Nj to visit family in the area This is our 4th time staying here. We absolutely love this place. Have been here in all seasons all type of weather. Always clean and beautifully decorated. Central to so many things to do. We will be back! Thanks so much.

I've never been in this part of newyork, I had no idea of the surrounding area. (Woods- small town) So Online said last king bed I rush to book thinking I was lucky . I pull up 8 pm sat of holiday weekend and only 1 other car on the entire premise. I think 35 rooms. My plans had changed so we were 3 not 2. So I ask if there is a pull out fellow at desk says no just the bed. My wife joking asked where is everyone? He said we were it hands me my keys. And the breakfast room is behind us. He wasn't kidding about just a bed. There was an all wood chair & tiny desk. Lucky we had sleeping bags. I slept on floor. Next morning different woman working desk asks how was your room. (Now I must say she was helpful about what's locally happening) I tell her and she's like why didn't he give you a double . I was about to go ballistic. I said idk.
I cancelled the rest of my stay and she was kind enough to credit me.

Too high and you get nothing for it.
Breakfast was typical- preformed eggs. Processed sausage & bacon.
And there is no water fountain.
only bottled water. You need to ask for. Not even a pitcher with ice in lobby in case your thirsty.
