2/5 for the nice pool, the TV and wifi, and the location (few minutes away from the Strip).
Cleanliness was so-so (especially the towels), there's no breakfast, not even coffee (for 105$/night!), a/c was noisy, one light wasn't working, furniture is old.
We actually only went there because it was the only place still available in the morning in LV, but we would not come back or recommend this hotel.

Reading these reviews I was a bit skeptical in staying here for my vegas vacation m. Upon my visit I realized angry people are a lot more likely to post reviews. This place is wonderful if you're looking for something inexpensive and away from the chaos of the strip. The staff was very helpful and understanding
Pros: great staff, awesome location, reasonable price, and free wifi
Cons: no shuttle to get you to and from the strip or airport, slow internet, and the parking is not assigned so when they are very busy it's hard to find a spot by the room.

Very run down motel that looked ghetto to me from outside. I felt scared to walk around there when I first approached it. I couldn't believe the little swimming pool was just in the parking lot. The first room they put me in was so ghetto and gross I couldn't believe it. It was close to freeway and door had about half inch gap opening from top to bottom between door and door frame so you could hear traffic so loud, feel outside air and bugs could crawl in. Bathtub was chipped, gross, shower rod was rusty and chipped, lamp shades were stained brown. It felt so dirty and was so noisy and I didn't think I'd feel safe or comfortable sleeping there. I complained to the office so they changed me to a second room further from the freeway. It was somewhat better but the bathtub was stained and worn out and a lamp fixture was broken. They sent somebody to fix lamp right away but they didn't do anything about dirty bathtub so I cleaned it myself with their shampoo and a wash cloth & ran hot shower to rinse it for a few minutes cuz I didn't even want to put my bare feet on the dirty bathtub to take a shower the way it looked. The carpet was dirty looking with cigarette burns all over and the room reaked of smoke even though this was a non-smoking room. The air conditioner was filthy with thick BLACK dust all over it so I cleaned it myself before I dared to turn it on for fear I was going to breathe that stuff in. I opened door to outside to air out room because it was so stuffy. I have asthma but I rarely have to use my inhaler but I had to use it a couple of times there. On the upside it did have a microwave & fridge, the shower worked and had plenty of hot water and it was quiet at night so at least I didn't hear other people around me. The bed was ok, pillows were small & one blanket was thin but room was warm enough. I could control room temperature but a/c was so loud I almost couldn't sleep so I put it on energy save mode so it wasn't on whole time making loud noise. The parking was convenient right outside my room. They do not have a hair dryer in the room but they let me borrow one from the office and they held my driver's license while I used it. I gave them a $30 deposit for incidental charges but got the full amount back when I checked out. I stayed here because I got a cheap package deal through Travelocity and I was on a tight budget and unlike the resort hotels you don't have to pay a $30 per day resort fee and they don't put a $100 or so hold on your credit card for incidentals. One last note, I asked for a 5 am wake-up call and they called me at 5:35 am. Overall it met my NEEDS except for cleanliness and the smoke smell was really bad. Besides the obvious fact that somebody must have previously smoked in there with cigarette burns in room carpet, I wondered if the smoking rooms were downstairs below my second floor room because at night I smelled more smoke.

There is a horrible smell in the rooms. I could not tolerate it and left after a day. There is no refund, so I basically gave them 500 USD that I payed in advance via booking. That's their business to lower the room standards, luring tourists with prices lower than average price and watch them leave with no refund

Stay away from this dirty hotel, the floors were so dirty I don’t know when they had been the last time cleaned. We had dirt /dust and hairs all over the floor. The toilet seat was about to come off. The bathtub top was so dirty and filthy that if you would take a shower, you would catch hepatitis .You get to see this only in scary movies.The towels had still leftovers from the people before on it. There was a gum chewed and put on the shelf that dried up for probably months before, the phone had dust on it from 1880. The worst was the smell in the room. The smell was like a hooker got killed and bleached out.
The mattress was wrapped around plastic, so when you sit down it made all this kind of noise, probably easier to clean a dead body. The bathroom door was 10 inches off the ground cut off. The door was all chewed up on the sides. Do yourself a favor. Read the reviews before you book this hotel. We had to call Expedia and complain about the hotel. How can they even post motels like this on the website?

booked hotel and paid through booking site. show up to hotel. person behind counter wanted 100 in cash, plus the room rate in cash. I explained it was paid through the booking site. they noted it was paid, but said it was policy to get money in cash. Shady hotel. Nasty staff. Lobby had a smell I can only imagine the rooms. Looking now I should have read the reviews

I never sleep fearing that cockroach will crawl and come out of my bed. Need badly upgrade.. and the staff on the reservation feeling proud of their Motel. Actually theres nothing to be proud of it. Never will comback

I know this is a low rate hotel, but I would still expect a clean room. The mattress was in such a bad shape, that you actually roles down in a hole because the damaged springs. There was old food in the refrigerator and blood on the toilet seat.
I will never return to this place or recommend others to go there.

Wow, all I can say is Ive never been treated so horribly by a business in my life. The room its self was actually really nice for a cheap hotel - but the service was absolutely terrible. I called a few days in advance to check the rates for one night and the woman on the phone said it would be $59, but as i looked on their website and it was $49 for the same room. I booked online at THEIR WEBSITE and entered my credit card info. I arrived at the hotel to check in at 3:00 and they started to tell me they were sold out. I pulled out my confirmation number and receipt of my booking. They kept me waiting for 20 min and then told me it would be $89!!! I was so outraged and when i asked to speak to a manager all the lady could tell me was "take it or leave it, we are sold out". I had no other option because all we could afford was a cheap hotel!

This hotel needs new employees and some integrity!

Please read other reviews I have written and you will be able to judge how much this place repulsed me! If you don't like long reviews then just take the advice and stay away from this awful disgusting infestation. On a 26 day tour of the West this was by far the worst!
We arrived in Las Vegas on the evening of Saturday 18th July 2015, several places we tried had only smoking rooms available so decided to try other hotels/motels. At first I was relieved to find Stay Suites because they had one no smoking room available and it was now getting late and was already dark.
Thinking I was in luck I booked 2 nights, but my delight turned to horror when I entered the room, the smell of stale smoke hit me immediately (non smoking room!!!) and there were burn marks in the carpet and on the bed cover, this got worse within minutes when I found bugs in the bathroom - I am no expert but they looked like roaches!!
While on my way to complain there were other guests already in the process of leaving due to the horror they had found!! The only person available was the girl on the front desk who appeared to be understanding and sympathetic, however as this was the last room she could do nothing more and could not offer a refund - only a change of room for the second night. However she did give me insecticide spray so I could treat the room - really!!! Since when did a guest become a pest controller - also if I use that stuff the room must remain vacant for 24 hours.
Due to the time and possibility of not finding an alternative we had to stay.... this was a big mistake and I should have slept in the car!! During the night my daughter slept in her clothes with bath towels we had brought with us for covers. There were several more bugs spotted around the various walls in the sleeping area and the bathroom throughout the night and also in the morning.... and with numerous insect bites we were both itching and scratching for hours.

The next morning I immediately went to the main office and complained again, the 'assistant manager' took details and when I informed her I would be leaving that day promised she would refund for the second night as I was not staying.
Once booked into an alternative hotel I returned to hand in my room key, at this point I was told that I could not be refunded for the night I was not staying due to cancelling with less than 24 hours notice!! My protest that I was leaving due to issues with health and hygiene and not because of my own choice was ignored... they were adamant that no money would be refunded!!
So people - I paid $123 for one night with no sleep and multiple insect bites!!

Just for the record - they insisted that there were no insects in the rooms because they fumigate 3 times a week - I asked why would you do that if there were no bugs? The answer astounded me - guests must have brought them in!!!
Finally we were requested NOT to add any complaints to review sites or social media, well dear Stay Suites, like my request for a refund - that is never going to happen!!

Apologies for the lengthy review but I really hope that at least one person reading this takes my advice and avoids the ordeal we had - STAY AWAY!!!

It will depend upon the cancellation and hence it would be wise to keep looking for it daily. Since the booking is a month in advance, there is bound to be a cancellation.
