We stayed for a Saturday night after visiting Edinburgh castle, museum and christmas market, 2 adults and 2 children. We had a lovely welcome on arrival. The hotel was very nicely decorated for Christmas. Got to our room, a family room, beds very comfy, nice clean bedding and towels. Had a fantastic help yourself buffet breakfast with a wide selection of food. Tried haggis for the first time.
The are lovely gardens to the back of the hotel with pheasants coming up to our window.
Then we went for a swim in the health center. There are swimming lessons at the weekend so more than half the pool was roped off and it was for lane swimming, luckily the people swimming there were very friendly and were OK with us being in there. Not ideal for weekends when using the hotel, we booked the hotel for the pool use alone.

Only negatives, for us, for the hotel was it was a shower only in the bedroom and it was extremely weak powered, we couldn't rinse the conditioner out of our daughters hair. Also the WiFi was weak and kept dropping on and off, we were at the end of the building so maybe this is why.
Overall we had a wonderful time and would definitely come back, great value for money, great food and all of the staff were fabulous. Thanks for a lovely stay.

I stayed here 2 nights with my best friend and 5 kids between 4 and 11 for 2 nights last week . The staff were all very friendly and so helpful and the beds comfy . The breakfast was excellent and the kids loved the pool . The pool was a bit chilly would be my only comment and the sofa bed was like a brick . The receptionist and porter did rectify this within 20mins of me mentioning it at 10.45pm and promptly brought up a lovely comfy mattress and the children were happy straight away .We didn’t have dinner as we had children who wanted to go the usual kid places and sadly didn’t get to sit in the bar . But from what I seen both looked nice and we really enjoyed the breakfast . It’s a great location and you can even take your dog . The grounds look nice and I’d happily return to the hotel and all the children loved it

A long sylvan driveway leads to this hotel and spa. Parking was fine and close to the entrance. The staff were efficient and friendly. The gardens are more utilitarian than a horticultural delight. Seeing the pheasants was very pleasant. The room was fine although the 'tea tray' was a bit mean with only two 'real' coffees and a single biscuit each. Breakfast was good with a wide range of items, well cooked and in good supply. Sadly though we also had the evening meal! Our steaks were like cardboard and had quite a bit of fat attached. Hard to eat and small to boot. The portions were small and despite three courses we were still hungry. My sticky toffee pudding had a burnt taste and needed a knife to cut it. It was not gourmet food. Is it a franchise?

I always enjoy a stay at this hotel, you can rely in top-quality service from the friendly staff and good facilities in the well-sized rooms.

The Best Western Reward programme is well worth joining as their hotels are generally good and you get a small discount.

I stayed on a Saturday when a wedding was taking place and I did feel that the dinner, while perfectly nice, lacked inspiration or touches from the chef. It was a meal I felt I could have cooked at home. The buffet breakfast was fine and the dining room has large windows looking over the gardens, I saw pheasants.

My request for a quiet room on upper floor had been seen and I slept very well; everything I expected from a hotel in this class was there. Wi-Fi was fine for streaming YouTube and there's plenty of free parking.

Recommended and I expect to return.

We have just returned from having a two night stay . First of all the room 104 was dated and the bathroom was very smelly down behind the side table was very dusty .bathroom radiator very water marked and dusty . was told upon booking that was last room available so didn’t see the point in asking for another room . 2 nd night decided to eat in the restaurant my husband ordered steak which came with pepper sauce and the trimmings. He had to point out that he would like it medium rare . So both our meals arrived which had no pepper corn sauce so we asked for it to be told by one waiter oh there is none left and he proceeded to ask would you like ketchup. My husband said no I would like the peppercorn sauce it was supposed to come with the steak so the head waiter came over and asked what was wrong . Told him no peppercorn sauce and he said yes of course there is . So off he goes by this time my husband has cut his steak to find it was very well done so takes the meal up to the waiter and tells him I asked for medium rare and this is well done . The waiter apologised and my husband said don’t bother with another one as my wife is eating her meal now so he insisted no we make a fresh one free of charge. When my husbands new meal came out with the PEPPERCORN sauce I had finished my meal . The head waiter came over to us and said no problem I will sort something out at the end for you . My husband said I was told this was free for all the hassle we have had and the head waiter said who said it was free so we told him the waiter who was dealing with us ! He stormed off never to speak to us again . We asked for our bill sat 10 minutes and nothing eventually we went up to pay and were asked how was your meal and apparently it was the hotel manager on payment so told him our hassle and he took off the money for the steak . But honestly I would not eat in that restaurant if they paid me to absolutely carnage from start to finish.

I’m a business traveller and generally stop in hotels 4 or 5 times a month all over the UK and have done for 10 years, so I sort of know what to expect. I always read reviews and book based on guest experience. There are some great reviews for this hotel but I now notice most of them are now from at least 12 months ago. I imagine at some point this has been a 4 star hotel but it is 2 star at very best now. Starting with the positives, the staff I encountered were lovely, check in was smooth and parking was easy. That’s where the positivity ends.

I was allocated a room on the ground floor. Firstly, before reaching my room I noticed the smell of urine in the corridor was overwhelming. On entering my room I found the same. The room was very dated, in poor condition and didn’t look particularly clean. The bathroom however was the worst I have ever encountered. It smelt like a public toilet and the floor around the toilet looked like one. The bottom of the bath was brown where it had worn away, the plug hole was full of slime and hair, the taps rusty (the cold water tap on the sink wasn't even attached) and the towels had holes. See images of floor around toilet and bath plug. Zoom in on the plug one for a real treat!

Before I could go back to reception I needed to join a work video call. The WiFi was dreadful so I tried to hotspot to my phone. This is when I discovered I there is no signal whatsoever here. I then had to spend the next hour working from my car outside as that was the only place I could get intermittent signal.

On my return I spoke to reception and showed the photos of the room. They agreed to move me to a room on the first floor. This was a much larger room and although still dated and worn, it was acceptable and worlds apart from the ground floor.

Breakfast the next morning was equally shocking. The set up reminded me of the sort of thing you’d see in a hostel. Very minimal, basic and poor quality food. Even the wall next to the table where I was seated was covered in food splashes. Really grim.

These rooms, and indeed the whole hotel, are now in desperate need of renovation. To charge £130+ per night for a room of that condition is outrageous.

Just to add, in 10 years this is the first time I’ve felt the need to request a room change, it was that bad.

I really cannot find any fault at all with the 2 night stay that we have had. All of the staff were helpful, polite & friendly. The whole hotel was clean & smart, well maintained and had a nice comfortable, welcoming feel about it - this might have had something to do with the big chairs in the Reception area!

We had booked Executive rooms which were very spacious and had a really comfy Super Kingsized bed (with extra pillows in the cupboard).

The breakfast/dining room was light and airy and had everything that you could possibly want for breakfast. The staff were very attentive and noticed when items needed replacing quickly and efficiently.
My favourite was definitely the Haggis!

This was our first visit but it won’t be our last!

Firstly we arrived early and were told we had to come back at 3:00 pm to check in (circa Blackpool 1976) it soon became clear why this was the case as the hotel is grossly under staffed. We asked if we could have some lunch before checking in but we’re told it wasn’t possible , no idea why! The room itself was quite spacious , good size bed but although the bathroom had been retiled it was still outdated with wood effect surrounds from a bygone age and the trickle cold water shower was very ineffective.
The waiting staff who were mostly young students were very attentive and efficient but left to their own devices by and large. At night the restaurant and lounge are really lacked atmosphere , there was no festive buzz around the place , the lounge just looked like a selection of sofas with virtually nothing on the walls . We had dinner in the restaurant on our first night and it was very nice but on the expensive side , we had dinner locally at Carlucci on our 2nd night which was a nicer meal and around £20 cheaper , it’s a chain but still quality Italian food.

We have stayed at this hotel several times over the years and there are many reasons we keep coming back. The rooms are large and spotless and this time was no exception. Bathroom was so clean I couldn't find a thing to moan about ;) having worked in hotels for many years I am hard to please when it comes to room cleaning.. This room was on the ground floor with the doors that open on to the lovely gardens we love that we can just have our morning tea and listen to the birds. Only issue we had was it was soo warm the second night they provided us with a fan which helped. I didn't feel comfortable leaving the windows wide open as they didn't have any restrictors so they were wide wide open. That said second night with the fan helped. Reception staff brought it very quickly. We also were woken a few times as right outside the room is creaky floor boards so it sounds like someone is at the door every time someone passes didn't make for a totally relaxed sleep for me... Hubby sleeps for the dead so he was fine haha. The breakfast was great everything cooked to our liking.. The second morning though at even 8.30 there were soo many dirty tables everywhere and they stayed that way all the the way through the 45 mins we were there, people coming in and waiting as they weren't cleared. Breakfast wasn't that busy and staff walked round the dishes rather than clearing them, not a nice impression to give but with that said staff are lovely here although some seem quite new but nothing was to much trouble at all. We ate both nights at the hotel to and the food was lovely and staff very attentive the fish deserves a special mention so lovely batter was excellent :) I wasn't to well the second night and the staff quickly arranged for my meal to be sent to my room with no fuss which I was extremely grateful for very attentive and helpful. the pool area and steam room were great also very clean. Would lovr to get a spa day here but they dont offer treatments which I think is a shame but again staff here were so friendly. We will come back as we love the place and the location is great not to far from home and still has wonderful staff who totally make this place special. The grounds and location is central but has the feeling of a quiet country escape. Next time we will try different rooms upstairs so I can get a better night's sleep :)

The last time we visited the hotel the food was incredible but this time sadly it was the exact opposite. My wife’s starter of oatmeal crusted haggis was burnt to a crisp and practically inedible. The burger I had for my main was bland and flavourless and the chips were mainly scraps that I couldn’t even get my fork into. If it wasn’t for the fact we had booked through a third party website and had already paid for dinner I would have asked for a refund. The drinks prices were also ridiculous as we were charged nearly £14 for a pint of lager and a single southern comfort and lemonade. On a positive note the room was clean and spacious although we did have an adjoining door to the next room who were having a party and the noise even managed to drown out our TV. The staff were lovely to be fair, especially the really nice lady on reception who looked genuinely sorry when we mentioned the food at checkout. Overall a disappointing visit to the Keavil House and one we won’t be repeating.

Drive time from hotel to central Edinburgh is 25 minutes. Trains to Edinburgh are from Inverkeithing station which is 15mins by taxi from the hotel and frequent trains take 20 mins to Edinburgh. There is ample parking at Inverkeithing station.
