"Mixed" describes not only my experience but a Marriott facility housing two brands--Residence and Fairfield. This is a clean and modern facility with many positives:
• Thermostat under occupant control, as opposed to motion sensing at nearby competitors.
• Comfortable bed and pillows
• Pleasant staff
• Decent room rate
• Purported Covid cleanliness practices
Unfortunately, there were negatives. The worst was noise. Traffic could be heard in the room at all times. Of the several hotels in the immediate area, this one is the closest to busy Interstate 95. Our room faced this highway. Next was the shower valve handle moving by gravity making temperature regulation in the comfort range impossible. The next morning, I asked for another room. Disappointingly, the front desk manager was unsure he could provide one until much later in the day. I, then, asked to have the shower valve repaired. He replied that he would send the technician to the room after he arrived at 3:00 PM. The repair occurred at 4:00 PM.
The facility’s Covid procedures stipulated that extended stay cleaning would be performed on the 4th and 7th day of the stay. Towel replenishment and trash removal sooner than that required that the guest place them outside the room by 9:00 AM.
Primarily due to the road noise, I do not plan to return.

The location of the hotel is not ideal as it is located in an isolated side street that isn't in walking distance of anything, except a Costco store. However, the rooms are large, the accommodations are comfortable, there is a bar and they serve breakfast, and the price is great. If you are doing business in the Waltham area or just need a room for the evening to enjoy any of the good restaurants in the area, this is a great place to stay.

Management neglected to reply to my email requesting a room assignment away from highway. (I did receive my room of choice but without acknowledgement which is unusual for a Titanium member).
Requested mobile key via the App. Received a reply just before checkout the next day that my mobile key is being prepared.
Torn cloth on ottoman in room.
At check-in, no acknowledgment of my Marriott Titanium status. Had to ask for bottle of water at reception as none was offered.
Bright flashing smoke detector above bed that emitted random bursts of white light.

There is great room for improvement at this property, especially in the area of courtesy/service. The room is fine, but what everyone should know is this Residence Inn is shared in the same building as Fairfield Inn. The rooms in both hotels are identical, however, the RI rates are about $30 more.All services are shared, ie, gym, breakfast, etc. As Gold Elite members I was charged for a bottle of water upon check in. What's the most bothersome, however, is they are still trying to live as if we are in a permanent pandemic in that no rooms are cleaned unless one is staying 4 nights. However, there is a sign on the TV - "Housekeeping will only be provided at your request. If you would like to schedule a service, please let us know". So, with that, I let them know. I was told by Elmer (very rudely) that they only service every 4 days. After my insistence that we just want the bed made and towels left, the service was done. The next morning, I asked for the exact same thing - just a made bed and new towels. He was extremely rude, told me I already had service and that they would not do it. I showed him the sign on the TV which I had a photo of. He basically turned his back on me and said it wasn't happening. I was not asking for anything unusual in a hotel. Daily maid service, and with the sign they put out, I just needed to "request service". The night we returned to an unmade room, I spoke to the woman who works at the front desk in the evening. She too, agreed with me, that the hotel should now be offering daily service. I sent an email to the general manager, Mr. Santos, more because I was more concerned about Elmer's rudeness, but also to inquire as to why a sign was up telling guests to just request service and why that service request was completely ignore. I will not return to this hotel, and would not recommend it at all. This is a business/industrial area, and there are plenty of other choices in the area.

I have stayed at this hotel several times in the past. The parking fee is being increased every time. It is a suburban hotel and parking should be free. I am a titanium Marriott Bonvoy member. My membership is never acknowledged or appreciated at this hotel. They have always waved the parking fee for me , as they do for corporate stays and at this visit I asked for it to be waved at checkin and I was told it wouldn’t be a problem. Of course the charges were on my bill. I brought this to the attention of the desk staff at checkout and was told that they can no longer wave the parking fee, even though I was told at check in that I would not be charged. At every stay the wear and tear at this hotel becomes more evident. No daily housekeeping, even upon request. Breakfast was like feeding time at the zoo. I don’t know where the breakfast pictures that are posted on previous reviews were taken, but it was nothing like what I experienced.

We have stayed at this hotel before. It is new and very attractive. Our recent stay was very disappointing. Long story short: when we spoke to the front desk about the problems we had with our room we received NO help. The front desk gentleman looked at me as if he was wondering why I was telling him what our room had lacking. Needless to say, when we returned to the hotel in the late afternoon, housekeeping had never come and we still had no linens and no soap for the shower. I am perplexed by the utter lack of customer service. I am also angry that I paid a lot of money to stay in a hotel that did not provide essential services that I paid for. An email to Marriott regarding my stay, resulted in the lip service you see below from the manager of the hotel.

Kristina, our incredibly helpful contact at the hotel, coordinated room blocks, changing guest stays, and the pandemic all the while giving my wife and I quality treatment during our stay during our downsized wedding. The Hotel was very clean, followed protocols and made the guests feel comfortable and welcome at the same time. They surprised us with champagne and chocolate covered strawberries, which was a very sweet gesture. We forgot many different items and the front desk happily provided us with toothbrushes, makeup wioes, etc which made the stay more comfortable. We also slept in past breakfast and they were kind enough to save use packaged items to eat the next morning. The staff was polite and as you can see, very thoughtful. The rooms in the hotel are very modern, spacious, and comfortable while being in a convenient location.

In my opinion, the primary job of a hotel is provide you with a restful sleep. And that is something that this hotel did not provide. If you look at google maps, you can see that the longest wing of the hotel sits only 100 feet from an eight lane Interstate. Even with earplugs, I couldn't ignore the constant sound of 18-wheelers engine braking down the hill all night. I was foggy-headed the next day and struggled to accomplish my business responsibilities. If you have to stay at this hotel, make sure they give you one of the rooms far from I-95! The hotel isn't very old, but they seemed to have forgotten any effort at sound proofing.

Spacious room. Missing a few details like a safe. Rooms lack personality (some kind of art work would be nice). No recognition of bonvoy status. Lame parking charge. No cleaning service during stay is annoying and will make me not return. Could’ve been a great experience.

Hands down my favorite hotel in the area! A true hidden gem. All the staff are professional and very friendly. Eric, Kristina, Christine and Shane are amazing, they always go above and beyond to accommodate your needs with a smile on their face. The housekeeping staff does a phenomenal job, the rooms are always spotless! This is always my first choice hotel when staying in the area! Would definitely reccomend booking your stay here!

Not sure if it is the closest... but I suggest MBTA-Riverside. Just a few exits south on I-95 from Waltham. Tons of parking and trains every 10 minutes or so. Be sure to download PayByPhone app for parking. Less than a 10 minute ride from hotel.
There is a supermarket nearby, less than a five minute drive.
