This hotel is beautiful! We loved the theme and the location. It has also been recently renovated and the rooms are beautiful. We couldn't get over the size of the room. Huge!
We checked into the hotel in the morning and our room was not ready (we knew it wouldn't be). The check-in process was easy. The cast members no longer stand behind the desk, but come out to you with an ipad to check you in. I think it is supposed to make you feel more welcome and forge a connection, but it was a bit weird. Once we checked-in we handed off our luggage to bell services and headed to Epcot.
Stopped at the Boardwalk Deli on the way to Epcot for some breakfast. Quick walk to Epcot. You really can't beat the location with its proximity to Epcot & Hollywood Studios. We also enjoyed taking a boat back to the hotel at the end of the day. For some reason it feels much more relaxing than the bus.
I got a message in the early afternoon that our room was ready so we headed back. Once we got to our room I tried to call bell services for our luggage, but no matter which button I pressed on the phone (bell services, housekeeping, customer service) I kept getting a recorded message about reaching "AP Lost & Found" and that it was closed. So I walked back down to the lobby and asked bell services for our luggage. I also explained the weird phone. He just "hmmm sorry about that." I headed back to our room and our luggage was brought up very quickly. I tried using the phone later in the week to request blankets and the same thing happened no matter what I pressed. I went down to the front desk and requested blankets & told them about the phone. Same kind of "hmm sorry about that" response. Definitely a known problem with the room phones, which was kind of annoying.
The room itself was beautiful! Huge, clean, comfortable, with a great balcony overlooking the boardwalk & lake. We loved it! My only complaint would be the lack of a desk. If you needed to get work done you had to sit on the bed or the couch (no coffee table or ottoman either). The room is definitely large enough for a desk so its strange that there isn't one.
The beds were very comfortable and pillows were great. Liked the bathroom layout with the 2 sinks. Great shower pressure.
The hotel itself is pretty, very clean and smells wonderful. We really liked the overall theme.
I know some people complain about the lack of quick service food options. This wasn't really an issue for us. We tend to eat in the parks. I'm not sure why there isn't a refillable mug station in the hotel though. They could put one at the Belle Vue Lounge, or outside of Carousel Coffee. Currently I think your mug refill options are: Boardwalk Deli, the Pizza Window and at the pool. All of these options involve you going outside. Not a big deal except if its raining.
We really enjoyed our stay and will hopefully be back in the future!

We stayed here for a week as part of our first family visit to Disneyworld. We were immediately charmed by the ambience and the friendly staff. I’ve read a few comments about the rooms being old-fashioned but we rather liked it. Our room was handy for the main entrance, near the lifts and laundry and you could see a glimpse of the Epcot fireworks and hear the music from the balcony. Plenty of room for all 5 of us. The location is brilliant, we enjoyed being able to walk to Epcot and Hollywood Studios. The buses were frequent and punctual and never over-crowded. We used them for Hollywood Springs, Typhoon Lagoon and Animal Kingdom. It was a bit of a trek to use the hotel pools. We tried them both. We had the quiet pool to ourselves which was nice and the family pool had a friendly atmosphere and plenty of lounge chairs. We had drinks in the bar one evening. The barman is a treasure. Talking with him felt like being in a film! And he replaced my husband’s whisky when a fly fell in it (without us needing to ask.) The Boardwalk itself had a cheery atmosphere in the evening. It was always pleasant walking home and seeing it twinkling. The only thing that might be useful to mention is that our UK credit cards didn’t work in the laundry which is card payment only. We bought tokens from reception which they assured us would also work when we transferred to the Contemporary. (They didn’t) We visited nearly all the Disney resort hotels during our 3 week holiday either for meals or a general nosey and the Boardwalk was our favourite.

We've visited Disney's Boardwalk many times, it's definitely one of our very favorite resorts in Disney, but this time it was extra special. We try to stay at least one or 2 nights club level when we go, and this last trip was simply amazing. When we checked in we told Stephanie and Cathy in the club concierge area that it was our daughter's birthday, I asked them to charge me for balloons in the room. Instead, they went above and beyond to make Aubree's 10th birthday awesome. I wanted to give a shout out here to them to thank them again for everything they did for us. The boardwalk club lounge is the best on property. The food selection is a little better than most, but really it's the staff that goes the extra mile to ensure the best experience while you're there. Lorenzo and the staff are all so attentive and friendly and they always remember us when we return. Matthew the manager does a great job conversing with guests and attending to requests. The entire staff of cast members in concierge is just awesome. If you visit, you'll have to keep an eye out for the Fonz=) If you know, you know. See you next time Boardwalk crew!

On the first day of our stay , a man from housekeeping entered my room at 3 p.m. unannounced with the do not disturb sign on the door. While my wife and I were sleeping . When I got up he asked if I needed anything then left the room.
When I made a complaint with the concierge he asked what time would be better for him to come in .
Following day they sent a manager to go through my room . Me complaining about a man entering was taken as I was hiding something.
I understand they have safety concerns and need to enter rooms. This just isn't the way to go about . Universal will see my money from now on

We booked 2 rooms in the Inn for 3 nites and stayed with our 3 adult children and 2 small grandchildren. The best thing about this hotel, for us, was the location. We truly enjoyed the shopping/eating/entertainment on the Boardwalk. The boat ride to and from Epcot was very pleasant -- and an attraction in itself for our grandsons! We also throughly enjoyed the main pool area. Now for the negatives... Our daughter, after pushing a stroller through the park, really wanted to soak in the hot tub for a while. The hot tubs at the main pool were crowded, so we went to a quiet pool area. No one was in the hot tub, but it was filthy. We were pretty blown away that a deluxe resort in Disney would have a hot tub so dirty we didn't want to put a toe in it. Our rooms were the other big negative. They were spacious & recently renovated, but there was NO other furnishing in either room than the beds and a pull out twin. No table, easy chair, nowhere else to sit or eat or do anything. The flooring is cheap looking laminate with no rug, making the room feel cold and institutional, instead of warm and inviting. The "beverage cooler," as Disney calls it, kept drinks barely cool enough -- our half & half spoiled. There were exactly 2 coffee pods provided for the in room Keurig. Though the hotel itself & all the common areas are lovely, we found the rooms in this deluxe resort to be disappointing -- and nowhere near worth the price. We booked the Boardwalk because our previous stay, in 2007, had been a truly magical experience in all respects. I wish I could say the same for this visit.

I thought about making a complaint while we were there but the thought of taking more time away from our vacation because of problems with the hotel kept me from doing so. I lost time making memories with my family scrubbing black mold off the shower and trying multiple times to get an unused washer and dryer for laundry. I did let them know they had an additional dryer that was not working and their response was basically to shrug. I do understand that it's not always in an employee's power to solve a problem but it didn't inspire any confidence in any future issues being resolved. Pros: Great location and transportation to Epcot and Hollywood Studios Friendly staff Being on the Boardwalk Comfortable bed
Cons: Black mold in the shower Musty smell in room Uncomfortable pillows No instructions on how to operate in room tv Only two washing machines and two dryers operational for all guests to share No park to hotel service for items purchased in park No communication about additional services offered if you use the direct to door check in service which is the default service
Overall Disney seems to be going downhill. The majority of food we had wasn't good, the new Light Lane system that replaced fast pass is an obvious way to squeeze more money out of guests and the rides were consistently either breaking down or being delayed. We will most likely stay at Universal with maybe one day at Disney for future visits since none of these issues were present at Universal.

Check in process was fluid. Our room was actually ready early which was very convenient. We stayed on the Villas side. Comfortable beds, although the air vent blew directly on the single pull out twin bed which made it hard for my son to get comfortable at night. Excellent location with walking distance to both Epcot and Hollywood Studios. Biggest complaint was the cleaning service. They would I consistently come in and clear our room of dirty washcloths and towels but then not replace them. I had to request for towels and a replenishment of the plates/bowls and coffee multiple times. Definitely frustrating not to have towels available after a very long day at the parks.

It is a nice replication of a boardwalk, easy to navigate, interesting architecture and fond memories of boardwalk "noise" - people, music. The Inn is stunning! Perfect Disney-esque ambiance. We unintentionally stayed in the Club Level (this was the only room available for the dates we wanted) and were pleasantly surprised by the small lounge area for guests on this floor. A continental breakfast is available every morning including all the expect basics plus hot plates as well. Afternoon brought hor d'oeuvres, then a light dessert offering in the evening. The cast members are true Disney hospitality. Our room faced the water and we were delighted to get a small eyeful of the Magic Kingdom fireworks. All the transportation is available (except monorail!) and easily accessible. One bus dedicated to the Inn so no extra stop overs, 10 minute ride to the Magic Kingdom. Epcot is again easily accessible via water taxi or a quick walk. Fantasia Mini Golf again a quick walk or 4 minute drive. Be aware though: The resort has a $25/day self parking fee and a valet parking service for an ADDITIONAL $33 per day!!! I found this a bit too steep and they do issue a disclaimer that the lot can become full thereby necessitating the valet. Fortunately we did not have any issue with self parking.

The Boardwalk Inn claims a deluxe resort atmosphere but is far from it. Over priced and underserved. The room we stayed in didn’t even offer hot shower water. When we asked we were told because it was the last room in the hallway and the pipes didn’t carry the hot water that far. Excuse me!? We stayed for an entire week and heard delivery carts every morning between 3-5am, again thanks to our room location- which btw was the very last room at a very long hallway that led to nowhere. The doors that could access outside led to the pool that was not even available for use. Needless to say we won’t return. There’s no cafeteria style breakfast and the only place close by is the boardwalk deli which was always over crowded with extremely slow service. The hotel has what they call a “lounge” that has nothing to offer in the way of food and weak drinks. There were never more than 5 people there.

Overpriced! Booked room month's in advance but our request for a king bed was ignored . No outlets near the beds for phones etc. Balcony so small we couldn't sit on it. Windows by bed had shutters that didn't block light so forget getting any sleep after sunrise. Walls so thin we could hear every word our neighbors said. Could hear toilets flush and water running in all adjacent rooms. Food at restaurants on property equally overpriced. Mediocre quality at premium prices. For the $400+ per night rate, we got a room that would embarass a roadside motel in rural nowhere. Staff are all very nice and no issues. Disney is being let down by management not employees. Value for money sadly lacking. Will never be back.

As noted it's a 20 min walk - significantly longer than Contemp to MK (at least double in distance but no road crossing).
The boats are best at peak times to get back as they run a little more often, even with stops its a more direct route (there are only 2 other stops, Y/B and S/D. Skyliner is better off peak - you do need to change lines. Also not recommended during very high temps.
Note that late in the day the boats start at Epcot and are sometimes more heavily loaded (if you were doing a late run just to see Fantasmic or its a late hours nite at HS)
There are more places to choose from in the Orlando area.
