My boyfriend and I (straight couple) stayed at the Gardens and were very pleased with our experience. While we did not attend the Parliament House's shows and parties, we did hang out at the pool and found the staff and fellow visitors to be great company. We went in with reasonable expectations and were therefore pleasantly surprised. Hence our recommendation that it is a great condo as long as you have the right expectations!

The neighbourhood that the Gardens is located in is quite isolated, and isn't exactly an area you would want to find yourself walking in at night. However, as long as you have a car, you are about 15-20 minutes away from just about anything worth visiting in Orlando (All the amusement parks, premium outlets, downtown, etc.). That being said, if you are not planning on partaking in activities at the Parliament House next door, and also have no interest in going around Orlando, it's probably not an ideal choice. Having no kids around was a nice benefit though, considering that almost every hotel in Orlando is family-oriented. Be warned that you may also hear music from the Parliament House late into the night on party nights.

The unit we stayed in (1st Fl, 2BR) was in fantastic shape. The living room was very spacious, the kitchen well-supplied, the bathroom spotless and huge (the jacuzzi and giant shower really were a perk), and the bedrooms comfortable. The television also had a great selection of channels for lazy days. I appreciated that the Gardens provided a small sample-sized bottle of dish detergent and some complimentary dishwasher packs too, as we were only staying a week, and that was all we needed to keep things clean while there.

The property is still being developed, so don't expect a ton of landscaping or anything extraordinary from the outside. The Rock Lake shore and the pool are definitely no substitutes for an actual beach, but if that's not your priority, the interior will more than make up for it.

There is free wireless at the Parliament House, but it doesn't reach the Gardens. Therefore, while in the resort, you must use free wired internet or pay for wireless. This wasn't an issue for us, but for people who are from out of the country and don't have data on their phones, it can be a bit of a pain.

Overall, the actual resort units (interior) are worth 5 stars, but I bumped the overall score down to 4 simply because of the less-than-ideal location and lack of exterior development. Since the property is still being worked on though, I'm sure the exterior part is on its way.

Had a nice stay. Condo was very nice. Weather was cool so the week wasn't as busy at the P. Too cool for most to brave the pool. A gay geared resort. Not for kids and family. Open minded adventuresome people only.

Was a bit hesitant about this property based on previous reviews about the sketchy area. However, the location was convenient for our business trip and we elected to press forward and try it out. Very glad we did, because this is an excellent property! We had a 2 bedroom, 2.5 bath unit on the ground floor. It provided all the conveniences and amenities of home, and we felt both safe and welcomed. The room we got was exactly as represented on the property's web site, both tastefully decorated and well furnished.

The best draw for this place: most definitely the large size of the unit. Master bedroom had a sliding glass door to the large patio, equipped with a table and four chairs to enjoy the fresh air. Would have liked to have screens on the sliding glass doors so that we could keep them open (and keep the bugs out), but the unit was air conditioned with ceiling fans in all the rooms which negated the need for fresh air. The master bathroom was absolutely huge, with a large 2-person jacuzzi tub and an incredible triple rain head walk-in shower large enough for a party of a dozen or more! The double sinks on opposing sides of the bathroom made for a very convenient experience for two to use the facilities concurrently, brushing teeth and the like without getting in each other's way. In fact, this bathroom was larger than some apartments I've lived in when I was much younger!

Kitchen was well stocked, with everything you'd need to cook for and/or entertain a party of 8 (or more). Fridge with auto ice maker, nice stove/oven, microwave, and all the appliances you'd need. Was a little surprised there was no bottle opener, but that was such a small thing we worked around it. There's a cafe style bar with stools and a small separate dining room.

Lots of electric outlets throughout the place. Was very happy with the ability to plug in chargers and computers, but was a bit surprised there was no reliable wireless. There was, however, a free hard-wired ethernet cable that worked great for my hubs but not so great for me. I have a notebook computer with no ethernet port, so I had to rely on my phone's hot spot to use the Internet. Not a biggie, but worth mentioning.

Laundry facility was on the ground floor and had one washer and one dryer, each for $1.50 per load. They provided soap and dryer sheets, so this was very nice. The laundry wasn't much to speak of but was functional. The dryer stuck ... meaning that the dryer continued to spin while the door was open. I guess if you just waited until it was completely finished, it would have been great. However, the time was extraordinarily long and the clothes were dry well before the expiration of the dryer's timing mechanism. Wasn't a show stopper ... just carefully removed a few things at a time and folded them on a nice table that was covered with a clean sheet (another nice touch).

Parking is free, and it's guarded 24/7 by a small guard shack. The guards were very helpful and pleasant, and they watched over the area and made us feel very secure.

Check-in: The check-in is at The Parliament, which is their self proclaimed "Orlando's premier gay and lesbian hotel/gathering place." We loved the friendly, capable service and the warm greeting. We felt welcomed on check in. You can use all their facilities, including a nice pool, small restaurant, bar, and beautiful "beach" area out behind their facility. They've made a relaxing beach area complete with chaise loungers to watch the lovely sunsets over the lake. We took full advantage of this and enjoyed the peacefulness amidst the area's residences.

Logistically, it's an easy-on to either the local 408 toll road or the I-4 east/west freeway into Orlando or down to Universal, Disney, and all the other attractions. There's a WalMart near by, and it's very close to the Citrus Bowl stadium. We found several restaurants in the proximity, including many fast-food chicken places (Popeyes, Church's). A really good, expansive buffet restaurant is within five miles (Hibachi Buffet) that just opened and is well stocked and affordably priced.

Like previous reviewers (and the property's web site) recommend, use caution when bringing children. There are some wonderful events in the evenings where some alternative lifestyle comes into play, and that merits discussions with children especially if you are utilizing the Parliament House facilities (pool, restaurant/bar, beach area). We enjoyed karaoke night as well as toga night, but we are adults who embrace the uniqueness that everyone brings to bear and, being in the military, we appreciate (and have been well exposed to) diversity among our fellow humans.

I’ve stayed here before and thought that it was a great place to stay. Granted that was around 10 years ago. Sadly, they have took a nosedive downhill since then. My last review was October 2010 and I gave them 5 stars.
The area isn’t nice. I didn’t feel safe. Close to the entrance they have an old rundown building that is clearly closed and boarded up. My first night I stayed there I saw several people jump the large cement fence and were clearly having a party in the back part of that building. Though I didn’t feel threatened it didn’t make me feel comfortable either. They used to have a small security check point to help keep people out, but I only saw it staffed on the weekend nights when the club next door was busy. Otherwise it sat empty. As far as the grounds and building it doesn’t look like much has been done. The luggage carts are old and rusted. The washer and dryer were not looking good so I didn’t use them our of fear it would damage my clothes.
As far as the inside it’s the same furniture that was there 10 years ago and no clue how old it was then. The couch had zero comfort left and needs to be replaced! The TVs are old and dated. I travel with HDMI that I like to plug in and the TV is so old it has the red, yellow, and white plugs like we had in the 90s. I guess the TV and cable worked but they need replaced.
The Wi-Fi didn’t work. Reading past reviews this is not a new issue and they don’t seem to be in a hurry or even care to fix this issue. Thank goodness my cell phone got a decent signal, but if you need or rely on Wi-Fi you can’t stay here!
Overall the room itself was nice and spacious. The bathroom jacuzzi is a nice feature and worked great. The bath towels were a joke. Small and low quality.
I have a hard time recommending this location to anyone. If you have a family I would not stay here. I don’t feel that it’s a safe or family friendly location and that has nothing to do with the GLBT bar next door, but the overall neighborhood.
If you are here to enjoy the Parliament House next door and need a place to sleep or relax and don’t want or expect much, then it might be okay. With a little bit of TLC this could be a great place to stay again.

Front office was polite but the broken dishwasher was not fixed nor the master bedroom phone. Carpet had major wrinkles a possible trip hazard. Dryer in the coin laundry did not work. Local paper said it was going to be auctioned the end of March 2020 but it was claimed it was a formality before a refinance. Can not recommend until financing and maintenance issues are fixed. I have stayed here before and enjoyed but there are issues now.

If your going to Orlando and want to be unbothered by Disney this is the spot. Quietly tucked behind the worlds best adult resort Parlament house you will find the most modern and ultra condo your money can buy. Marble countertops and brand new everything. The design of the bathroom and super immense and powerful Jacuzzi are stuff of legend (it comes with an underwater pulsating red light for extra special moods!). The neighborhood is up and coming and security on grounds is 24hr. There is a restauraunt at the P. house that serves till late (drinks are dirt cheap). The Gardens vegetarian cafe is near here as is 7/11 and wendy's. Top Headliners in pop music perform and play the Parlament house and there are drag shows and special events nightly.

Ok, I'm not going to lie, this place is not in MY ideal location. But I guess that's why it's called The Gardens.. It's very secluded. Upon arrival, we drove straight through the hood and it had us a bit afraid that our condo was going to be ghetto. But when we opened our door, we were pleasantly surprised. It was a HUGE, beautifully decorated condo. The type of place you would want to live in. Our unit had 2 bedrooms, a large living room, a dining area, a beautiful kitchen, a HUGE bathroom in the master suite, a smaller bathroom in the double bed suite and a half bath bedside the kitchen. There was also a back porch area overlooking the lake. All of the standard apppliances were there, including a big refrigerator, microwave, oven, and a toaster * the toaster was very dirty *, but I couldn't complain, toast was the furthest thing from my mind. Everything was clean and fully stocked with towels. I would recommend and I would totally stay again! Not to mention its super close to downtown orlando, and alot of great little local foreign food spots . LOVED IT!!!

My wife and I, who are straight, stayed at the Gardens, although it caters to the LGBT lifestyle (but welcomes everyone). We were there for four nights in March, 2011.

The condo itself is beautiful: spacious and well appointed, although fewer cooking utensils than we normally find in condos. Nice features include a large, flat-screen TV, two bathrooms, super-hot water for showers, attractive granite counter-top surfaces throughout, quiet setting (never heard any neighbors), a pleasant patio view of greenery and a lake, and a very courteous staff. Internet WiFi is available through a cable, and we were able to access someone’s—we don’t know whose—unsecured wireless WiFi.

One negative is the somewhat seedy neighborhood, which requires the staff to maintain heightened security and cautionary notes not to walk outside at night. Never was a problem for us, however. And the location may have been one reason the condo was less expensive than it might have been otherwise (location, location, location).

First of all, I am straight, and I haven't met any gay couple in 7 days that I spent there. Resort is great, great rooms, everything brand new. My only complaint is that resort is in a pretty bad neighborhood, so I would not recommend that you walk around the resort (prefer to use the car for anything) but you have security 24/7 so you can feel safe in a resort.

I always read the reviews on this site before i make a booking, and still cannot believe the great reviews this place gets!
It is NO resort!
It has NO Reception area NO garden NO pool No restaurant NO Wifi No full cleaning service etc etc
Its situated next to Parliament House - a tired, if not seedy gay establishment with "resort facilities" such as a pool and bar that the Gardens share.
Its situated in a part of town you don't dare take a walk in.
If your from out of town, or from another country and you don't self drive - stay away!
After paying for Wifi we discovered that reception was poor and Anthony at reception politely told me to phone RCI and have my booking changed when i complained about the lack of a Wifi signal at Gardens!
A huge disappointment!

I feel the immediate area is a sleazy industrial-commercial area, more on the industrial that commercial side at this end of the road; this is NOT a comfortable strip mall area. I don't feel this area to be a walkabout area at all. I feel there have to be very many other nicer, safer, places to stay in Orlando.

No, there is no shuttle to the theme parks. its about a 20-30 minute drive by car depending on which park (Disney is furthest South), on I-4. But, before you reserve at a motel near the parks and expect a quick shuttle ride, make sure its THEIR exclusive shuttle. Only the larger high end hotels have that. Most shuttles (which operate in the international drive area) are a shared service between many hotels. You might be only 10 minutes away, but besides waiting the for bus to arrive, a trip to the park will actually take 90 minutes or more because it will stop at all the hotels sharing the shuttle before proceeding to the park. If you happen to be the last hotel before heading to the park, it also means you are the last to get back. And, getting back at closing time usually means getting on line and waiting for a bus with available seats. On crowded days, that can take HOURS. Rental cars are cheap in Florida - under $20/day. Park tickets average $100/day for each of you. I've done the bus thing and was very sorry. Get a cheap rental car and use your time to see the parks instead of sitting in a bus.

All rooms have wired internet access, and an rj45 cable ready to plug into your device. The Parliament House has wifi which reaches the Gardens, but I've never used it since a wired connection is so much better.
