We are new to Captiva Island as well as the South Seas Island Resort. We stayed the week of 7/9/22 – 7/16/22. If you want an unbiased review of the resort, then read on. Warning, it’s long, but if you want to truly know what it’s like staying at South Seas and contemplating spending your hard-earned money, I highly recommend you read the entire post. I will admit, after reading the reviews leading up to our stay, we nearly cancelled. I am glad that we did not. As a precursor, the only people generally inclined to leave reviews for anything are the ones who either had a wonderful experience or a terrible experience. The folks in the middle generally don’t bother which is why you can never expect to get the full picture reading reviews. Unfortunately, this leaves the seeker with imperfect knowledge as they are basing their perception on folks who are at the extremes as far as their experiences are concerned. Our experience was neither a 10 nor a 1, but very pleasurable. Let me explain….

We stayed at the beach villas on South Beach, in building 2400, room 2435. This is a three bedroom, beach-front condo unit with three baths on the third floor of the three-story building. The resort is huge and encompasses many hundreds of acres, but the two main areas are North Point/Sunset Beach and South Beach. Our particular building sits approximately 200 yards from the beach and has a wooden walkway leading out to the beach. This building also has its own pool, which is decent sized and 8 feet deep at its deepest. This pool does not have umbrellas and sits in the blazing hot Florida sun all day long with virtually no shade. As such, the water is borderline hot. The week we were there, the average daily temperature was 89 and the average humidity was 73 percent, every single day. The water at this pool was warmer than the ambient air temperature, which made it very uncomfortable. It’s a nice area and very scenic, as it is surrounded by beautiful landscaping, but not refreshing at all. There’s very little the resort can do about it. This is physics and unless someone dumps a truckload of ice blocks into the pool in the heat of the day, it won’t change. The room was nothing spectacular, but very functional. It has a kitchen with a dishwasher, stove, refrigerator/freezer and a microwave. Utensils and cookware are fairly adequate if you’re not planning to do it up like Gordon Ramsey. For simple meals, what the resort provides is adequate. The rooms are dated, as others have commented, but nowhere near as bad as the whiners would have you believe. I’ve read their comments and met some of these types on the beach when we stayed. They look for things to complain about. These are the folks who truly believe that when they put down their money, it automatically elevates them to God level for all the mere peasants to admire. They believe, in their minds, that once their credit card is charged, anyone who is remotely associated with South Seas must kiss their feet, drop to their knees and drown them in pure adulation. And God forbid when they don’t, you get the scathing reviews that you read here. These whining idiots are emotionally weak and hopelessly needy. There’s nothing you can do to satisfy them. And these are exactly the types who whine incessantly on these reviews and skew the results negatively. Do yourself a favor and ignore them. I rode the elevator with one woman who was having a tantrum that the elevator wasn’t air conditioned. Really? Can we say First World Problems? Get over yourself. The fact that you can plant your rear-end on the ground level and have it hoisted to the third floor with virtually zero effort is a pretty nice convenience lady, hot or not. It’s unbelievable what people complain about. There’s a scratch on the coffee table! GASP! My vacation is ruined! It’s utterly ridiculous and you’d be wise to scroll past their whining, irrelevant comments. Again, the rooms are not Ritz-Carlton caliber, but they are very functional. The a/c is cold, all appliances work as they should and the beds/furniture are adequate. You won’t be in your room hardly at all, so why dwell on the minor details? Don’t you go on vacation in Captiva, or any island for that matter, to be on the beach, sit by the pool, immerse yourself in the culture and explore the island? Or do you go to find something to complain and whine about? Answer that question before you book. The people that work at this resort are people, doing a job that they were hired to do. Their job is not to worship you, kiss your feet or drop to their knees when they catch site of you. If the pretentious snobs would remember the Golden Rule, I promise them that their vacation would be better by a factor of ten. Treat these employees how you would like to be treated and I promise you they will smile back. They will say ‘hello’ and wish you a good day. I know because I witnessed it. From the front desk personnel to the trolley drivers to the fine folks who serviced the rooms, they were all more than pleasant. But that’s because we didn’t look down our nose on them like they were peasants who lived to serve us. They’re not. We treated them like human beings, because duh, they are and they responded in kind. Don’t be fooled by the comments you read about rudeness. These comments are made by holier than thou snob-types who believe the world revolves around them. Newsflash, it doesn’t. Golden rule. Your experience will be awesome if you remember that. Not just at this resort, but everywhere you go in life.

The beach is pretty nice. We’ve been to Longboat Key, Sanibel, Clearwater, St. Petes and Siesta Key. Our favorite by far, beach-wise, is still Longboat Key. However, this beach is really nice. The water is a beautiful turquoise green when the sun gets higher in the sky. The water is usually not clear, but it is pretty. The sand is not white and does not stay cool during the afternoon sun. You will need to bring flip-flops/sandals down each day in order to navigate it. I cannot tell you how many people we saw running as soon as they hit that sand going to and coming out of the water. It is HOT and watching middle aged men, such as myself, start running like little girls is hilarious. The sand gets boiling hot folks. Prepare for it. My kids called it molten lava. That’s actually fairly accurate. The resort provides chairs, towels and umbrellas. The beach attendants start putting out the chairs around 7:45 a.m. My advice is to get down there around 8:00 – 8:30 and stake your spot. Bring a towel or two of your own OR save a resort towel or two from the day before. The beach attendants, who are really friendly BTW, start putting up umbrellas promptly at 10:00 a.m. EST. It’s not 11:00 a.m. as others have commented. The whiners. Blinded by the whining, they obviously can’t tell time. It’s promptly at 10:00 a.m. EST every single day. They will set up umbrellas and provide you with as many towels and chairs as you want. Just be sure to have your resort bracelet on. Coolers are not prohibited on the beach. Freeze some bottled waters the night before, stick them in your cooler and bring them to the beach in the morning. There is no drink/food service at South Beach. The water is generally very calm. There were a few days while we were there where the waves were pretty huge, but that’s unusual. The water is also generally very clean, however, we had two days with really thick seaweed. Thick enough to wrap around your leg and send chills down your spine. We saw no jellyfish or anything else that would terrify an unsuspecting beach-goer. We did, however, see dolphins every single day. I have video of one that approached us and surfaced within five feet. It was amazing. Dolphin are out every day in the morning, in the afternoon around noon and again around 3:30 – 4:30. You will see them every day that you are here and on the beach; it’s pretty much guaranteed. It’s pretty thrilling seeing these magical creatures in the wild, so pay attention while on the beach.

The pool at the beach villas is nice, but the water is just not refreshing, at least not in July. Again, nothing the that the resort can do about this. The pool area at North Point, the main (fun) pool area, is quite a bit different than the pool that’s in front of the beach villas. You will need to drive, take the trolley or take your golf cart to North Point. It’s approximately two miles north of the beach villas on the south end of the resort. I wouldn’t waste your money on a golf cart unless you insist on having absolute and total freedom. They are extremely expensive and really unnecessary. The trolleys run every 20 minutes and we never waited more than five minutes to catch one. The trolleys are operated by extremely friendly drivers who, BTW, accept tips. The trolleys are as cold as ice on the inside and will take you wherever you want to go. At North Pointe, you will find three pools, all very, very crowded. Most of the children, pre-teen and teens who are staying at South Seas will be in this area, so lots and lots of kids. Lots of noise. Very, very busy even in July, which is the slow season in this part of the world. I cannot imagine what this area of the resort is like in December. There are plenty of loungers, but you will have to walk around a bit to find some empty loungers that are all together, especially if you’re with more than three people. There is one pool with two slides. This pool is full of little kids and lots and lots of screaming and shrieking. If you are noise sensitive, avoid this area. It is the first one when you enter the pool complex. There are two additional pools if you keep walking past the noisy…err…I mean, the slide pool. Those two pools are quieter, but much, much busier. There is a pool bar called the Crooked Snook here that you can indulge all day and afternoon, if you don’t have a problem paying $15 for a mid-quality drink. There is also a restaurant called The Pointe that serves what you would expect for a pool-side restaurant. Prices are very high. Quality is pretty good, admittedly, but probably not worth the prices they charge. It’s convenient, so prices reflect that convenience. Simply walk up in your swimsuit, grab a table and a menu and you’ll be enjoying some island-fare in no time. We did it the first day, got the bill and decided never again. From then on, it was sandwiches in our room for lunch every day. It’s a nice area, with beautiful scenery as the two (non-slide) pools overlook the turquoise green bay. We preferred the beach at South Beach as it was far less crowded. The ocean water was around two degrees cooler than the ambient air temperature during our stay. So moderately refreshing, but not shockingly so. Still, very, very relaxing and very pretty.

Restaurants. We had dinner at Doc Fords, Harborside Bar & Grille, The Green Flash, The Bubble Room, RC Otters, Mucky Duck and the Tipsy Turtle on Sanibel. All of these, with the exception of Tipsy Turtle and RC Otters were extremely good. It’s hard to pick a favorite, but Mucky Duck stands out. The food was just impeccable. The atmosphere and the staff were simply amazing. Absolutely loved this place. The Harborside Bar & Grille was more formal and reserved, but a very elegant scene with extremely good food. Very expensive, mind you, but I think worth it for the experience. This and Bubble Room were a virtual tie for my kids. Bubble Room is just a very unique experience, but the food excels and does not disappoint. The service is also top notch and exceeds your expectations. Prices at the Bubble Room are actually very reasonable for what you get. Would highly recommend. The Green Flash…very nice place. It sits on the edge of the water, has some of the best cocktails I’ve had and some of the best food you could ever hope for. Service is amazing and the atmosphere is inviting. Prices are high, but again, I think it’s worth the experience. RC Otters is like an overpriced cafeteria and very disappointing, at least for us it was. The Tipsy Turtle wasn’t what we had expected it to be. The food was mediocre at best and prices were way higher than what you received in return. Would not recommend either RC Otters or the Tipsy Turtle.

Overall impression – we really enjoyed our time at South Seas. Again, it’s not the Ritz-Carlton, nor is it some dump/dive as others have painted. It’s a really nice beach resort that really tries hard to meet your expectations. If you plan to stay here, just set your expectations. Be real. Yes, like everything else, it’s going to cost you some money. They can’t make it happen for free. If you’re one of those people who books a vacation to stay in your room the entire time, then South Seas probably isn’t the best choice. If you, however, book a vacation to truly experience a vacation which means spending your days on the beach, poolside or exploring, then yes, South Seas is for you. So what, the furniture isn’t Ethan Allen or the most modern furniture that can be had. So what, there’s a scratch on the head board of the bed. Really? If you’re at the beach and/or pool and/or exploring all day, what difference does it make? Are you going to let something so inane and petty ruin your vacation? If so, don’t go. Do us all a favor and stay home or go elsewhere. Normal people don’t want or need to hear your incessant whining and crying. The elevator is hot! The trolley driver didn’t bow down to me when I graced him/her with my presence! The person who works their butt off to clean my room didn’t smile at me when I allowed them to be in my presence! There was a mosquito in my room (oh the shock! – it’s Florida). There was a grain of sand on the floor when I checked in and the attendant just didn’t grasp how big of a deal that was! Seriously, if you see this crap repeated over and over in the comments, take the time to realize where and who these comments are coming from. These are spoiled rotten, whining, crying, disrespectful, unappreciative crybabies who go out of their way to complain, whine and cry about everything. These are the types of idiots who shortly after arriving, expect a magic flying carpet, a symphony and angels weeping in joy at their arrival. And when, duh, that doesn’t happen, they stomp like toddlers and vent their unrealistic expectations to the world in the form of idiotic and utterly useless reviews. Ignore them. This place is very nice. The people are very nice. You will not regret staying here.

We stayed three nights in a room in the Bayside Villas in the South Pointe area for a conference. The rooms were pretty clean. The only thing I noticed was some mold in the bathroom under the soap dish. Our room faced a small marina and had a screened in porch. The only noise we heard was the occasional osprey. The kitchen was stocked with utensils, pots, pans, plates, cups and glasses. We had stopped at the Publix on the mainland right before the bridge leading to Sanibel and bought food, including a freezer bag for cold items since check in isn’t until 4pm. We changed in the main check in area and went to the beach. The conference rate included resort fees and the aqua colored wrist band that allowed us to use the pools (too cold, though), get towels and use the beach chairs. If you walk to the beach (South Beach area) across from the check in area and walk leisurely right toward North Pointe and walk down around the northern tip of the island and back to Bayside Villas along the road it will take you 2 hours and 15 minutes. We saw all sorts of waterbirds and very few people. The shells were much better down this way than if you walk south from South Beach. We ate once at Doc Ford’s Rum Bar – buffalo chicken sandwich and a fish sandwich –both were good. They closed at 10 pm on Friday night in January. Employees of the resort are pretty friendly. There is an app you can download to see the Trolley that runs from South to North Pointe and back again all day long in real-time at each stop. If I was staying for vacation I would rather have been in the North section. It takes about 30 minutes to travel from the south check in area to the mainland and then an additional 30 minutes to the airport. There is a gas station right outside the airport to fill up when you are returning rental cars. There are no or few ubers/lyfts, but are other car services available if you set it up 24 hours in advance. There is a Starbucks close to the check in area at the south border of the property.

We booked South Seas as a winter escape and got what we thought was quite a good deal. I was skeptical after seeing the yo-yo reviews of 1 star to 5 star reviews so post-trip I was eager to come back here and leave a review myself. We stayed in the Harbourside hotel and yes, I do see what people are saying about updating. On the plus side, the room was clean and spacious and stocked with coffee, toiletries, and anything we would need. But, yes, it also needs updating. We are not fancy people, but some simple things like a coat of fresh paint and some new carpet would make a world of difference in the perception of quality. That said, the view from our room was wonderful as it looked out into the marina. It also appeared that there was substantial construction happening on the opposite side of the hotel so it seems all these "rooms need updating" feedback has been taken seriously. The location was perfect as we could walk to the pools, close to a trolley stop, close to the beach, close to golf, close to everything South Seas has to offer.

Outside of the room needing a small amount light maintenance, we thought South Seas was delightful. The staff was friendly, the on-site and poolside food was actually fantastic which was a pleasant surprise. You get the full resort experience with towel service, chairs provided at pool and beach, poolside service for food and drink. The children's pool was perfect for our daughter, shallow with zero entry or extra large steps for children to play on (kids love pool steps don't they!?) and we all adored the water slides. We fished off the dock and caught plenty of fish.

As far as Covid safety, masks were required in all indoor areas and we were easily spaced out in outdoor areas so we had no concerns.

I would recommend South Seas and I would come back again. We had a great time.

The grounds were enjoyable, but the lodging is equivalent to a college apartment. This is not what I expect for over $600/night. I suggest management stay a night a Fairmont or 4 Seasons to realize what guests expect for that sort of money. At the very least a warm shower at the end of the night, but no...each room is equipped with a 30 gal water heater. My kids each got 5 minutes of warm water before the hot water was done.

I have stayed at South Seas many times through the years and am a huge fan of the property. We did read the reviews since COVID hit and went in knowing some things would have limited hours and no housekeeping while there. With that being said the check in process was very easy and we were able to get an early check in to resort room 1836 which the front desk employee said was one of her favorites due to the view out onto the bay and intercostal where the dolphins and manatees frequently are. My opinion of the room is my biggest complaint from our stay there. Keep in mind we paid close to $450/night for 2 queen beds which we knew going in would be our accommodation but the overall condition of the room was fairly poor. Furniture stained, head boards discolored, dressers and tables outdated and bathroom with paint peeling and slow draining tub and sinks. To top it off we put out all of our snacks and drinks on the desk only to find them covered in sugar ants later in the day. We did not complain about the room knowing that there were most likely limited options and our view was beautiful.

As for the grounds they were beautifully maintained as always, beach in good shape and chair/umbrella service was prompt and attentive each day. Pool service was good and yes pool was busy but if you didn’t want to be in a crowd then there was plenty of room on beach. Ship provision store service was good each day and breakfast sandwiches or subs for lunch were good options. Lunch at harbor side had both good food and service. Friends played golf and said course was in good shape and attendant helpful. We rented a pontoon at Jensen’s which was a great day with many dolphins at Cayo Costa and fished, rented paddle boards and wave runner as well as visited several restaurants off site for takeout.

Overall we had a great time and resort is managing through these times as best they can but I definitely would suggest they take this time to upgrade the harbor side rooms while they have reduced occupancy as the price does not warrant the hotel room condition. Grounds still beautiful and service fine everywhere.

Arrived at 5:20 pm to check in....our room was not ready. The room was supposed to be ready at 4 pm. We were told it would take around 40 mins to get our room ready and they gave us a voucher for $100 at the harborside b & g.
We then went and hung around the marina (which is near our room) waiting for our room. About 45 minutes later we got a call saying our room was ready. The girl never gave me any keys, and over the phone she told me I didn't need them, they would be in the room. When we got to the room, it was locked. I called the desk and they sent someone down to open it and give us keys.

When the bellman opened the door, he said that this room hasn't been touched, and would not let us enter. We stood around outside for 5 minutes and when he came out he told us that he had a different room for us. It was across the resort, so we followed him. Again when we arrived at the room it also wasn't ready. So we had to stand around outside for another 20 mins while he cleaned that one up. 2 and a half hours after arriving we finally had a room. The room was very nice except that the cable tv in the bedroom didn't work, it would only pick up broadcast tv.

On Monday, we called to ask if we could delay our check out a couple of hours since we lost so much time on the first day and make use of the resort a little longer. We were told that we were given a voucher for our arrival problems. My wife reminded her that we were given a voucher to compensate for a 40 minute inconvenience, not a 2-1/2 hour inconvenience. She was very snotty and did not extend our check out.

I am probably going to share this review on Google, Travelocity and Facebook.

First, the good. Marina staff is awesome. Opening server at The Pointe was a treasure, & sunset beach staff stellar.
That's all the good. When reserving I asked if all restaurants would be open and was assured they would be. Not so.

Entered the room, the phone and safe didn’t work, and there was no TP. I called from my cell phone to let them know.

Upon return to the room TP rolls were tossed in the room, not placed upon the roller.

Next day I received via text a survey. I was honest. The rep wanted to speak to me so I went to the check in. I met her and she asked if I could call her with my concerns. I asked if she might have a piece of paper and a pen so she could write them down. Seriously?

Told her our room was not serviced the day before. Was told that they were social distancing so there would be no housekeeping. This was not noted on the website. $500/night room and no housekeeping? How about a card in the room stating, ex: “Your room is scheduled for service between X and Y. If you would like your room serviced please insure the room is vacant at that time.” Rooms are cleaned in between bookings, so their rationale makes no sense.
$500/night got us:
no clean towels
no shampoo or soap replenishment
no emptying of trash
no linen service
no place to eat a breakfast inside
no fine dining venue
A tram that showed up every hr, not 20 mins as told
a ship’s store that was selling tuna and chicken salad 3 days past date. Save your money. Never again.

This place was a dirty disgusting mess. Our shower drain was clogged, our dishwasher was broken and they told us at check in that there was no maid service. This was a bait and switch. We booked direct by calling them and specifically asked if there was daily maid service and the booking agent said yes. Do yourself a favor and stay at a hotel or somewhere that maintains cleanliness of the dwellings. The grounds were lovely as long as you were outside and away from the building. The building had garbage in the hall and towels littered all over the walkway as you literally had to clean your own room and throw the towels and trash in the hall. They also don’t enforce the no smoking rules. People were smoking in the room next to us and outside in the common areas. I would not return to this place without a written guarantee of daily cleaning service. Clearly they don’t honor their verbal guarantee. They also post a “low price guarantee” on the website but you will find the rooms much cheaper on Air bnb. And they won’t match the rates. Buyer beware on this one!

I visited South Seas this past weekend to celebrate my boyfriend’s birthday. Honestly, I was a bit apprehensive given the recent and multiple negative reviews. I’m happy to report it was an overall great visit where we were able to enjoy.
The grounds are well kept and there is something for everyone. The staff we encountered were friendly as well as attentive. We were very well taken care of by Carlos at the tiki bar by the pool. At some point we needed a wine opener and went to the front desk and were helped right away. They do take long to answer the phones, but I imagine they may be short staffed because of Covid.
The room for improvement comes with the cleanliness of the Harbourside guest rooms. I found two hairs on our beds, the remote control wasn’t cleaned (dusty and sticky), there were a few insects in the tub, and the ceiling fan hadn’t been cleaned in years it seems (layer of dust). It’s a good thing they leave you a roll of paper towel and a cleaner to be able to clean yourself if needed- but, I would think during a pandemic they should be more meticulous about the cleaning situation. They should also update and upkeep the rooms as the bathroom counter for example was in need of paint and some of the walls could also use fresh paint too. The bathroom, where the toilet is plain- it could use a painting or two to spruce it up (not a big deal, but just a suggestion that would make that area more pleasant).
Speaking about the pandemic, the resort does have hand sanitizer available at key spots and they sanitize the pool chairs and you can tell they are taking precautions on the common spaces. All of their staff were wearing masks. Being able to check in at the gate was a plus as it was speedy and we were able to go straight to our room. Don’t expect the guests to be wearing masks though (except maybe to enter a restaurant or store), it was very much business as usual for the guests, but the good thing is there is plenty of space for you to distance yourself. We went on a busy weekend and did have to be mindful as the pool area can get crowded. The beach area was excellent and there are plenty of chairs and umbrellas.
One negative thing I have to share is when we checked out, we never received a folio. After leaving I have called the resort multiple times requesting one to be told I will receive it in 24 hours or the same day and I am yet to receive it. If this is important to you, I would make sure you obtain a folio while you are there.

After a cancelled trip due to covid, this was the perfect getaway. Rooms and kitchen were spotless, grounds beautiful, and everything about the islands made us feel naturally safe and appropriately socially distanced yet very comfortable. Nature at it’s best!

If available, yes. Would highly recommend booking before you arrive. We tried booking ours 2 weeks prior and the resort rental was fully booked and the one outside of the resort only had three days availability for us. Perhaps depends when you are going. They are really fun way to get around and explore the resort and captiva.

I remember the tennis villas are 3 miles to the activities you mentioned, I am not certain where the marina villas are. The marina is very close to the activities, like pool, golf course, slide, so if the marina villas are by the marina, you wouldn’t need a golf cart. Hope this helps, their map should answer that.
