My husband and I have stayed at Breakwater for the last 3-4 years and the service never changes. Customer service is top tier and it's what keeps us coming back. I called prior to our stay to see if we could get the same room we've gotten the last 2-3 years. I was told the room wasn't available for my days of stay but LET ME TELL YOU- Kai did everything she could to make sure that we had a great room. Upon arrival, it felt like coming home. They remembered our faces and names and we were met with nothing but great customer service that continued throughout our stay. So while the hotel itself is really awesome- beds are comfy, the location can't be beat, lots of "freebies" like bikes, towel and beach chairs- OH did I mention it always smells wonderful in that lobby?
The customer service is what makes this our "forever hotel".

We booked the hotel for a very spontaneous short trip to Miami over New Years Eve for 5 nights. We had a room with a king bed and a very large bathroom. The room was very clean and it was just fine for us. The location on Ocean Drive with direct access to the beach and the beach promenade couldn't be better and if you haven't planned any sightseeing trips, you don't need a rental car. Free water bottles, the use of rental bikes, beach towels, beach equipment (chairs, parasol) were included in our room price. Showing the hotel key card some restaurants also granted discounts. As some guests have written, it is very noisy on Ocean Drive because it is the place to be for partying all night long, but you know that when you book a hotel there. However, the hotel has very good soundproofing. Yes, you can hear the music of the clubs / restaurants, but not very loudly. The staff was very helpful and friendly. We asked for a late check-out on the day of departure and we were allowed to use the room longer, even though the hotel was fully booked. That was great! Would definitely stay there again.

This is the 4th or 5th time I've stayed at the Breakwater and per the usual, their staff was great! My husband and I normally go for our anniversary in June, but we hadn't been back the past two years due to scheduling issues. However, this year I was considering going back to visit family and see some friends. When I called the hotel, I wasn't 100% sure I was going to book, but after talking to Yuri (sorry if I spelled this wrong), she helped me make my decision! I believe she is the Manager of Housekeeping, but she was working the front desk when I called and she convinced me to return. The following day, I reached out to the Breakwater during normal business hours and booked my trip. During my stay, my room was always made and super tidy by the time I returned from my daily walks and anything I needed was readily available to me with a simple phone call. I will definitely be back and will always recommend the Breakwater to friends and family!

The location is on Ocean Ave, and the entrance is behind cones, which looked like driving beyond them was not allowed. Due to this I parked in the alley instead. Check-in was fine, the "resort fee" was additional once arriving. The 3rd party app I used while traveling allowed me to pay in advance, so it seems misleading, but I do remember that the 3rd party app had something of the sort in the fine print, but swiping a transaction takes more time, and since it was late and i had been driving since key west, a speedy check in and clean quiet room were all i really wanted. I chose the breakwater because it had an updated room photo that looked serene. I was charged the resort fee, and then authorized $100 as well, for incidentals.
I think what maybe the case, is the 3rd party app provide a "deal price", and the resort fee maybe the gap in sale price vs regular price? It should just be baked in the overall cost, and having to pay additional money after believing that payment is or could be complete is off-putting. Not sure who's responsibility that is. The site or the Breakwater. Parking is on 13th and Collins, so you will need to drop large luggage at the door, or plan to roll it 3 blocks.
I get up to the room, 209 I believe it was, and the room looks great on the surface, but as I am in their for each minute longer, I start to notice lack of attention to detailed remodeling with cracks in the marble floor and what sounds like tile under the carpet being loose as i walk across the carpeted floor. The bed as well was not a King but 2 twins pushed together, so that there is a long crack/gap to roll into in the middle of the night. The site stated minibar, the fridge was cracked open slightly and not even cold. The window view was of the building next door and not anything special.
I woke around 8am, and had a scheduled zoom meeting at 11am, so had called down to the desk to extend check out to noon, and Elsa/Kai answered the phone and was very polite and gracious with the extension. This may be a little to revealing but as I checked out she handed me a card with the review request and said "I need your help", this is a great way to get a wonderful glowing review. Most people have a hard time saying no or being honest when it's proposed this way. All in all I checked out at about 11:30am and hit the road. I was going to spend some time on Ocean Ave and the beach, but it was raining pretty hard so I left instead.
Overall the staff was helpful, polite, and accommodating. The lowered score is more for the misleading fee, and the uninspiring "updated" room. It wasn't anything special, and I was not there for the nightlife, which looked great!

Right on Ocean Dr across from the beach, and with bar and restaurant on the same premises (15% discount). Other discounts available for other nearby businesses. Our rate included an excellent free breakfast at a nearby little cafe’, Redhead Sandwich. The Sugar Factory and the Former Versace Mansion are no more then two blocks away.
Noisy Spring Break groups of young people at this time of the year strolling up and down the street, but that was part of the attractions for us.
Unlike most other hotels visited during our trip, this one conducted daily room cleaning, which is quite a treat at this time. And all staff (as most visitors) wore a mask all the time inside.
Only major drawback is the expensive parking, whether valet or self-parking. There is a public lot two blocks away (10th & Washington) if one prefers self-parking. But total cost per day is same or more than valet parking. And the other drawback is the lack of car access (or trolleys or help) to drop off luggage, as Ocean Dr is now strictly a pedestrian area. Also, there is the usual add-on resort fee.

I was looking for a decent hotel at beach front that wouldn´t cost me too much and this hotel fullfilled my expectations. I had a nice cuban-style breakfast included in the price and the hotel staff was most of the time trying to accomodate for my needs. It is not a five star hotel, but rather a small boutique-like venue for those who want to feel the atmosphere of south beach.

We were looking for a hotel close to the beach. The room had an ocean view, and even though it also overlooked the street (Ocean Ave.) with all the music blaring, was totally quiet. it was clean, comfortable, had Kurig coffee makers with green mountain coffee rather than the cheap coffee in most hotel rooms, and free water. The restaurant served Cuban food, which was fantastic, and my wife was in heaven with Cuban coffee. The staff, especially Dana, Cesar, and Lory were friendly and helpful.

I had originally made reservations at another hotel nearby but due to Covid my reservation was transferred to Breakwater instead. They upgraded me to a Jr. Suite, waived my daily fees, and provided additional discounts to their restaurants.
I will never forget my visit at this hotel. Their staff was extremely polite and everything I needed from beach chairs to water bottles was provided to me right away.
Every time I would pass by the lobby area the ladies in the front would always ask me if I had a pleasant night which I thought was very kind of them.
I felt like a true birthday queen thanks to their hospitality. My suite was very spacious, I had perfect view to the beach, the bathroom was impeccable and my bed was sooooo comfortable!
I will definitely be booking another stay at this hotel and recommending it to all my friends and family.

The hotel is one of the original art deco buildings so it's a little old in places. The downstairs restaurant and bar is lively pretty much all day and night.
The part of the building we stayed in was accessed via the ice-cream shop next door which felt a little bizarre but the room was huge, clean and the bathroom felt brand new. Bed was big and comfy, and made up every day. I wanted to take a pillow home with me it was so comfortable. The double glazing was so good that we couldn't hear a thing from the bar downstairs or the strip!!
The pool is small but nice and gets sun for most of the day - sunloungers are made up in the morning with covers and towels and the pool area wasn't busy while we were there.
Beach is directly opposite and easily accessible. Valet service was a easy and quick. About $45+ service. Breakfast isn't on the hotel site but a few blocks away at the café Americana where there are about 5 options from their full menu you can choose or pay for other menu items. Breakfast includes Orange juice and coffee. Would have preferred an onsite service with more options so we only ate there one of our three mornings there.
My only issues were with the odd entrance, a manager shouting at his staff on the phone and some of the carpets looking a bit tired. Also we hired bikes and they are the ropiest bikes I've ever seen plus there is a $1000 fee if you lose one and no locks or chains provided to chain them up.
