We had a pleasant stay and the kids loved it, but the airstream was not as pictured. There was paint chipping and broken appliances and pieces falling apart. The location was also not as expected. It was on the river, but there is a large apartment complex right next door and it was not very secluded or private.

Great location on CO River! Good amenities - large community room with games, tv, lounging, free coffee/tea/hot cocoa; laundry; weight room; showers, outdoor covered seating. Nice river walk. Fenced & lighted dog area with shavings for ground cover. LAZY people not picking up after their dogs even with bags & can inside. :(
Great options of airstreams, tiny homes or RV spots. Comfortable beds, kitchen, full bath, picnic table, etc. Comparable to hotels except much more private. Pet fee = $50/stay for 2 dogs Cleaning fee = $45
Different options for airstreams & tiny homes. Our first time - now I know more about what I want/need for our next visit. Easy booking, check-in/out, great communication from owners. Hosts available on site. Only 1 vehicle allowed per spot. READ the rules
Cons based on staying in The Greeley #3 airstream
- no small cereal/soup bowls
- no table to sit at for eating; a fold out heavy duty table found in closet; still no good place to sit while eating; has 2 Q beds that take up the room
- no door latch so I had to use keypad every time I went in/out to prevent my dogs from pushing door open & running out
- due to curvature of airstream & curtains hang down there are huge gaps at windows that allow people outside to see in; I ended up taping the edges of curtain to wall

#4 had Q & full beds which allows for seating for eating; does not have closets like #3; door latch not broken

The unit was perfect, super clean, well equipped, and amazing location. Camp Eddy is just about 3/4 of a mile up river from the Las Colonias Amphitheater. We were there to see a show at the amphitheater so it was perfect for us.

We were there for all of forty minutes before we felt unsafe enough to leave. Site staff closed just after we checked in. Rooms were not locked, code was just written out on a piece of paper, people were wandering onsite from the river who were not staying on property. The river was also swollen. And despite informing the ‘emergency call person’ who was thoroughly confused and didn't seem present in the call, to tell them we were leaving because we did not feel safe on the property… and using nothing of the ‘tiny home’ we rented for a night. They refused any attempt at a refund, or partial refund. Booked through hotels.com and their customer service couldn’t even reach anyone at the property for days… totally not worth it. Worst place I’ve stayed, and definitely worst 200 ive spent. Avoid at all costs.

Great Location, you can walk or bike ride to Kannah Creek’s Edgewater Brewery, a bridge crosses the Colorado river up to a lovely park with great views and you can bike ride 13 mi to Palisade, or west to the Mall restaurants. The RV park is peacefully nestled along the river, and the sunrise and sunsets are beautiful.
I would suggest a toaster and some smaller cereal bowls. Other than that everything was stocked nicely. The Greeley, which I stayed in, has a great shower and bathroom. Everything is very nicely updated. I had heat, but I don’t believe there’s air-conditioning although I could be wrong about that..🤷‍♀️
