The hotel is well presented by it's décor, bistro and lovely rooms and is ideally located with pubs and restaurants within a minutes walk.
Breakfast was excellent with a menu of all different choices from the Full Scottish Breakfast to filled rolls and also Vegetarian options.
The staff were friendly and wonderful too.

From my arrival I was made most welcome and really felt that they wanted to make my stay comfortable and enjoyable. Room was exceptionally clean and tidy and the bed very comfortable (slept like a baby). Food was delicious, I would have had a dessert but the main portion was large and filling. Shower was powerful and hot, just superb. I would recommend anyone who wants a reasonably priced hotel to stay, I certainly will. Thank you for a lovely stay.

No12 is located directly at the end of the High St and only 5 mins walk to the harbour & beaches. The free public parking located behind the hotel is always busy, there is more parking at Seabird Centre CP 5 mins away but £5.
Bedroom was comfortable with all facilities provided. The church bell nearby tolled every hour through the night!
Bistro service at evening & breakfast was slow & menu choices rather limited.
£200/night a tad overpriced but not many other hotels available in North Berwick area.

I could give this place the benefit of the doubt and could put our unfortunate experience down to a post COVID lockdown issue, but ... On arrival, on the main entrance door, there were 3 adverts for various staff positions which did not exactly fill us with confidence about our stay. 8 of us had booked 4 nights at this establishment. When we asked if we could have breakfast at 7:30 on our first morning, we were told that there would not be any breakfast staff on duty until 8:00am. We had to leave at 8:00 am to get to our first Golf course on time, so no breakfast on Day 1 and no refund on our B&B rate was even considered. Our Tee times on Day 2 permitted us the opportunity to test their breakfast out after 8:00 am. Do not order the scrambled eggs. It was that embarrassing concoction of “packet eggs”, which in my view sums up the “quality” of any B&B. Rooms were only made up if you left a sign on your door saying “Please clean me”, but there were not enough of these signs given the number of rooms, so usually 2 or 3 of us came back in the evening to our room being in exactly the same state we had left it in when we had left for our Golf in the morning. Our experience was basically the classic Fawlty Towers experience. Overall, we were very disappointed with the “quality” of our stay and it was very clear to us that the management had no intention to compensate us for our lack of service while we were there. None of us the 8 of us would ever stay there again.

We arrived early at No12 after I had arranged to drop off my luggage. As the room was ready, the hotel staff kindly suggested that we could check in. We were pleasantly surprised to be staying in a huge en suite room overlooking the street (No2). The room was spotless and very tastefully decorated. We particularly liked the use of a sofa to sit on when watching TV and drinking the plentiful supplies of tea, coffee and hot chocolate.
Both my daughter and I slept well - the twin beds were a decent size and comfortable. The breakfast provided was freshly cooked and varied. You eat your breakfast in the cafe/restaurant, which is clearly popular with local people, visitors as well as hotel residents. The hotel staff reserved our table for us to ensure there would be space at breakfast.
Thank you - we had a relaxing stay.

Centrally located so you can visit shops and restaurants in town. However, we loved the food so much we dined at the Bistro both nights! The chef was very attentive to the needs of one of our party who had food allergies. (Thank you so much!) Great bar/beer garden in back. Breakfasts were good (especially the flat white coffee), and bar service was excellent. Rooms were comfortable and spacious with local artwork for sale posted around the building. Staff are very flexible and accommodating! We would stay here again if in the area!

A very disappointing visit. Bedrooms are very small and the facilities are dated.
The pictures on the website are very clever at giving a better impression than the actual experience.
The room was overpriced and when we requested an allowance for leaving without breakfast we were declined.
Maximising profit rather than the guest experience. Suggest you avoid unless as a last resort.

This hotel has a great location. Not far from the beaches and shopping area. Upgrades have been made to the rooms with fresh decor and accessories. Traditional furniture has been painted to give them a shabby chic look which fits in with the new decor. Our room was large and overlooked the new beer garden and car park. There was little noise and most patrons left before 10pm. The room was very clean and hand sanitiser was in the room for your use. The beer garden is very pretty and a lot of thought has gone into creating a comfortable and safe environment. Breakfast is in the Bistro which set us up for the day. The staff worked hard and were busy though they were always polite and welcoming. We had booked dinner B & B. The food in the evenings was of a very high standard and we never felt rushed. Seemed very popular as they had to turn people away.

Second visit to this hotel. We love it for it's location - just at the end of the high street with easy access to the beach. The rooms are very spacious, spotlessly clean, bright and airy. The beds are so comfortable and the rooms we have stayed in also have lovely large bathrooms. Nice bottled water, hot chocolate, tea, coffee and shortbread available in each room. Food in restaurant was great, very tasty and the hotel staff were all very friendly.

My wife and I had a two night stay at this excellent hotel. It is in a superb location, just a two minute walk to the harbour, and beach, and at the start of the High Street. There is also free car parking just a minutes walk away. Our room was a decent size and provided us with everything we required for our stay. There was a good selection at Breakfast and everything was cooked beautifully. An indicator of how good the breakfast is, is the number of locals eating here. We didn't have dinner here, eating elsewhere with friends, but the restaurant was busy on both nights we stayed. In fact the restaurant was busy throughout the whole day serving breakfast, brunch, lunch and dinner. We definitely recommend No. 12 and will certainly be back.
