This is a fantastic place to stay! Lorena is a wonderful hostess; we were warmly welcomed, tea was served, properly, with a sensational homemade raspberry & Coconut cake, in the very nice lounge/breakfasting room, overlooking the beach and Bass Rock. Our ground floor bedroom was comfortable & nicely decorated, not en-suite but we had our own bathroom next door with bathrobes provided. Breakfast was superb, lovely selection of fruits, cereals, juice, and a cooked to order breakfast. Local amazing soaps/shower gel/conditioner. Water, coffee/tea and biscuits in the room… could not recommend this highly enough!!

This is the 3rd time I have stayed in this Guest House and it won't be my last. Lorena is the hostess and she makes you feel like family with a set of keys in which you can come and go at your leisure. The rooms are spotless and the view at the front of the Guest House is magnificent with a panoramic 180 degrees view of the Firth of Forth with The Bass Rock and Craigleith islands prominent. Her breakfasts have to be seen and tasted to be believed !! Lorena always offers to pick me up from the Railway Station which is a huge help since the pavements in North Berwick are quite narrow in places. In summary, nothing is too much trouble for Lorena !!

My wife and I spent three nights at this wonderful b&b. We have travelled quite a bit, but NEVER have we experienced such a ‘vacation package’: everything was beyond expectations. The room was impeccable, the food was second to none, and the hostess, Lorena, is one of the most lovable persons you can ever meet. She really makes you feel at home, and never stops to amaze you with her ingenuity in her kitchen. Every meal is a special treat. We cannot recommend this place too highly.

As a late get away we were able to get 2 nights in this spectacular guesthouse.
From walking in the front door Lorena was delightful, helped with the bags, moved her car to give us her space and showed us around her amazing accomodation.
It was so clean, tastefully decorated and well kept.
We were lucky enough to have the front room...Bass Rock View. It was absolutely stunning...the size, the decor and the view.
The bed was large and very comfortable. Everything was catered for.... a plentiful hospitality tray, slippers, bath robes, beach towel, hairdryer.
The bathroom is not en suite, however was next to the room and was solely for our use.
Lovely clean towels, changed daily and gorgeous, full size toiletries.
Breakfast was delicious, with cereals, fruits, yogurts to help yourself to. Beautuful homemade fresh rolls every morning and a superb option of cooked food to start the day.
An afternoon tray of Italian coffee and homemade tiramisu was the icing on the cake.
The town of North Berwick is impressive....safe swimming and beach area. Lovely shops, nice restaurants and friendly and welcoming locals.
Go visit and stay with Lorena, she is an absolute delight
We will definitely be returning.

There is only one problem with staying at Seaholm and that is that it will spoil you for everything else as Lorena puts her heart and soul into running Seaholm. You will not find a kinder more generous host. The breakfasts, home-made cake in the afternoon and all of the little touches made it very special and the homemade bread is really delicious. Lorena very kindly made a special meal for our friends on the last evening and we all said "what more could you ask for".
We hope that everything you do for others comes back a hundred fold to you Lorena.

A lovely stay - close to the town centre and beach and about a 20 minute walk from the rail station. Very well looked after with very good breakfasts to set you up for the day. It is an older property so the rooms are not en-suite, but you have a perfectly good private bathroom nearby. A comfortable room, very relaxing.

Spent a lovely 3 night break at Seaholm to attend the Fringe by the Sea festival and it was perfectly located for this year's fringe venue at the Lodge. Seaholm was a fabulous find with a lovely, friendly and very helpful host in Lorena. She really couldn't do enough for us and the welcome tea and apple cake was very much appreciated after a long journey! We stayed in the Bass Rock view room with lovely views out to the beach - great for people and dog watching! The room is huge and can be set up as a double or twin. There are tea making facilities and residents have use of a small fridge on the landing. The bathroom is modern with a bath and an overbath shower and is located adjacent to the room. For breakfast, there is a good selection of fresh fruit and cereals, toast with jams and marmalade on the table and Lorena will prepare a cooked breakfast of whatever you wish for. Seaholm is very well located, just a short walk from the harbour and Seabird Centre and the lovely North Berwick High Street with all its lovely individual shops and cafes and restaurants. All in all we had a fabulous few days. This was our first trip away post Covid and Seaholm felt very safe, a home away from home and we will definitely be back. A wonderful find just 30 mins train ride outside Edinburgh right on the beach front in lovely North Berwick.
Lorena’s B&B is full of hospitable warmth, thoughtful touches and of the best quality - bedrooms, bathroom, breakfasts, and Lorena herself is the perfect host. Nothing too much trouble and went over and above expectations to make sure our young son, his grandfather and ourselves were really well looked after. Deck chairs, bucket & spades, beach towels, treats galore …. And more. She even offered to collect us at the train station on arrival (although it’s only a 10 min walk it was much appreciated with our luggage after a warm day travelling).
Don’t even consider an over priced hotel in Edinburgh when this gem is so close by!

Hi there , we have 4 rooms and 3 bathrooms , 1 room on the ground floor with private shower room , 2 rooms that look out onto the courtyard with 1 bathroom to share and our best room seafront with a bathroom next door !
