Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Quirky B&B at rock-bottom prices. We never saw anyone working there, as we self checked-in for our one night stay, and that was fine by us. Convenient location, walkable to some supermarket and food options. Off street parking (tight but doable in normal sized cars). Full use of expansive kitchen stoked with milk, bread, Weetbix, cookies and all imaginable seasonings. Only criticism is that despite rooms, floors and bathrooms being very clean, it looked like the underside of the beds hadn't been vacuumed in years.

This was the only accommodation in our proposed tour of NZ that refused to refund our booking payment despite over 1 months’ notice of cancellation due to emergency health problems.
Their Terms and Conditions state 'no refund' but they spent a month claiming to have never received our payment, until confronted by Booking.com when they agreed they had received the money but were still not prepared to refund it. Everywhere else accepted the cancellation and refunded our payments, in full, within 24 hours, including car hire and tour operators.
I'm sure there are plenty of alternatives that are better organised and understanding than these people.

This place is advertised as bed and breakfast. Bed was rock hard and came complete with nylon sheets. No private towels in rooms. Appeared to be clean bath towels on a shared rack in a shared bathroom. I asked the man in charge if I might have a small towel. "What do you want that for?" was his response, none to be had. He told me we could make our own breakfast from what we could find in the kitchen and should think we were lucky not to have to pay $38.00 for it. Was toast bread in the freezer. Noodles, weetbix, rolled oats available. Parking for a large car was impossible. Wifi was good. If this place tossed out the fake flowers and plastic fruit and stepped up the breakfast service element it may be worth considering. Looks good... wasn't. Fines issued for most misdemeanors!

What professionalism !!!! You have to check your reservation at the entrance because the owner is slumped in his bathrobe on the sofa with the sound of the TV on full blast (it was around 6.00 pm). No room reserved in our name. Weird since we were debited sums for the 2 rooms and the day before we had had a message indicating that the spa was not working. He claims it's an automated message and never wanted to see the evidence. After my husband insisted, he looked for a hotel for us at triple the price and we had to go back for 40 min (checked on Google Map). Along with this, our Airbnb rental agreed to us arriving a day early.
The owner gave us a real crisis when we asked him to cancel the other hotel, however AT NO TIME did he apologize that our reservation was given to others.

I DO NOT RECOMMEND THIS HOTEL AND THIS LAMENTABLE OWNER TO ANYONE... MORE INTERESTED IN HIS TELE THAN HIS CUSTOMERS

My friend and I stayed for $60 for a night, amazing value considering a bed in a 4 bed dorm is around $30 each!

Wonderful host
Clean kitchen with all the appliances and snacks you could want
The bed is probably the most comfortable bed and pillows I’ve ever slept in
Clean bathroom with the best shower, free washing and drying, towels, shower gel shampoo and conditioner
Great location

Very relaxing night highly recommend

6 night stay at the Sanctuary. Spotless throughout, spacious room with a super comfy bed. Complimentary bottle of wine and chocolates were waiting for us on our arrival. Tea and coffee supplied with an endless supply of cookies. Well stocked kitchen if wanting to cook. Owner and staff extremely pleasant. Highly recommended 👍
