Exposed brickwork and bare plastered walls do not make a Boutique hotel! The room was pretty small , with a small shelf and a few hooks . A good shower, but the bathroom smelled of urine when we arrived. However the staff were very helpful and friendly, but it needs better room cleaning. The night market is in the same square and it’s a short walk to and from the airport shuttle bus .

This brand new hotel in Kota Kinabalu was very reasonably priced and very clean.
Everything looked nice and new, but expect like every hotel in Malaysia that after a few years also this hotel will be dirty and dusty.
Rooms are very small, suitcase can’t be opened while standing in the room.
Shower is nice and warm.
WiFi works fine.
Air conditioning wasn’t cooling in our room :(.

Deluxe room is falsely advertised and there is no window, regardless if you leave a request or not. They dont check the requests so please dont bother.
No facilites at all in very small rooms.
No elevator.
Located in Dangerous area with loud children and people drinking directly outside day and night. All hours.
Very noisy outside and in corridors.
Very bad wifi.
To note also:
Request to staff in reception + via online for room with window. Not provided and want to charge - walk in fee - instead of online which was €25 more!! After 2.5 HOURS trying to con us saying 'Agodas policy' and we must go by 'the rules.' Making up calculations from thin air - called Agoda and within minutes had us upgraded to a room with window at €6 more, exactly as much as we calculated. Not even worth it. Bunch of idiots! Just save yourself and book somewhere else.

I read a good review of this hotel online and decided to try out only to realize it was not a good decision. Not only that there is no elevator to carry my luggage, the staircase was made of steel pipe makes loud sound everytime someone walk up and down the staircase. The bathroom smells, the noise of open-closed door was so loud that I practically couldn't sleep at night. I was given late out til 1pm but my room key didn't work after 12pm. So, not recommending this place for people who need good rest. The facade, the so called new and chic room is doesn't mirror the experiece at all.

For the price we paid, we were happy with this hotel. We stayed here twice whilst in Borneo, each for 2 night stays at a time at the start and end of our trip. We had one of the deluxe rooms with a window (as rooms without a window worry me!)
The rooms are small and basic, but comfortable and clean. Some basic toiletries are provided, as is some complimentary bottled water. The AC is excellent which is a plus. The bathroom again was basic, with a wetroom type shower, but the shower was good and everything clean and in working order.
Daily cleaning service available but you had to put a 'please clean' ticket on your door, which we always forgot to do.
There is no elevator here, and the steps are quite narrow metal ones. Fine for us, but if you had mobility issues or lots of luggage this may not be the best hotel to pick.
Staff were friendly and helpful. We were able to leave our luggage here on our last day, as our flight was not until the evening, which was very useful.
You do have to pay a 50RM cash deposit for your room, which you get back on checkout.
Location was good, walking distance to Jesselton Point and to the waterfront etc. A handy 7/11 next door, and a taxi rank just outside (although we used Grab on the recommendation of the staff here which was much cheaper).
Overall pleased with our stay and would recommend for short budget stays.

At just 4 months old, this hotel is a Lovely little gem in the centre of KK. We came here from a slightly dissapointing hostel and were delighted to find a great room/wifi/airco and hospitality for only a little more price than aforementioned hostel.

Needless to say, the value for money was exquisite and what was supposed to be a short-stay ended up being 5 nights. Very highly recommended!

There is not much to say except that my room is simple, clean, comfortable and that the staff are friendly and efficient.
I paid less than RM100 for my room through Agoda.
The location of the hotel is quite strategic. There are shops, eateries and banks nearby.
