Our 1st time in Zambia and our 1st time staying at this hotel.
What a truely fanatasic place!
Nothing is too much trouble for the management and staff here.
Clean, well appointed room, bath and seperate shower, towels and bottled water replenished daily, you could wish for more.
Food, superb, and staff that went out of their way to ensure we were both happy.
My partner is vegetarian and your dinning experience can make or distroy a stay - Avani ensured he was well catered for.
Would truely recommend to all.
We will return in the future.

We had 3 nights here and location to falls excellent as you can walk through grounds to Zambian falls and get in free. Lots of zebras giraffes and impala wander around freely. Baboons and monkeys too and these can be aggressive so be aware.

My boyfriend and I stayed there for a week and we loved every single day out there.
We were very impressed by the quality of customer service - every single member of staff went out of their way to make our stay comfortable. Every guest there is treated like royalty. They remembered our names and food preferences. We were surrounded with attention, smiles, positivity, yet it wasn’t overwhelming or “too much” - it’s just right.
Caroline, a waiter in a restaurant, made it her business to make sure we met the chef, or got a complimentary cocktail (we didn’t ask or hinted in any way about any of that). Chef Teddy (thanks to Caroline’s introduction) personally presented us with his vegetarian dishes, offered his recommendations (immaculate!), and his passion for food was so infectious that we kept coming back to his Buffet every dinner.
Gym goers will be impressed by the new gym. Ernest, the personal trainer, trained us both during our stay. We’ve learned a lot from him, and kept ourselves in good shape (despite the large amount of delicious food from chef Teddy!).
Members of ground team offered to take us to the (giraffe) feeding station.
Everyone at Avani made us feel at home. It was genuine, effortless, and professional. Highly recommend!

We travelled far and long to experience the famous Victoria Falls in Zambia which was breathtaking and gorgeous and well worth the travels. Unfortunately cannot say the same about our 1 night stay at Avani. Not sure what was the explanation for this less than 24 hrs. stay there but the front desk staff came across as non professional, not friendly or Cooperative. They could clearly see that we were barely there for less than 24 hrs.. And were trying to get information and maximize our time there in visiting the falls, trying to find out about the Zambia/Zimbabwe border but they were very flippant in their response.. Even staff on the premises were giving us different info when we asked Q's and information. Ironically the sister property The Royal Livingstone were much more professional and friendly/Helpful. We were booked for Dinner there which was nice but they were short staffed and we had long wait and Food items were also not prepared to our satisfaction for a 5 star hotel. The location for Avani is perfect access to Victoria falls and the breakfast Spread was impressive but it is highly unlikely that we would recommend the hotel to our family and friends if they want friendly service.

Avani is in an excellent location for visiting the Zambian side of the Victoria falls.
Good Covid measures throughout the hotel. Very friendly, polite and helpful staff. Rooms are clean with good amenities, eg. Hairdryer, coffee machine, dressing gown, shampoo.
Food was very tasty. Breakfast was superb with lots of options and it was also included in our room rate. Evening meal was more limited and they were the same options as lunch - I think that may have just been because of the season and Covid reducing numbers visiting the hotel. The pizza and burgers were very tasty though.
Food and drink reasonably priced.
The pool was clean.
The neighbouring hotel, The Royal Livingston is easily accessible by golf buggy. We visited over 2 evenings to watch the sunset over the Zambezi which was beautiful. We ate there one night too so that we had different evening meal options to those available at Avani.
Animals (zebra, Impala, monkeys) roam the hotel gardens which is lovely.
The food and beverage manager at the Avani was incredibly helpful as was the sommelier, Lucky, at Royal Livingston.
The back gate to the hotel leads straight out to the curios and a little beyond that is the ticket booth where non-Zambian residents must pay pay $20 each per trip into the falls (despite some website sites saying Avani customers don’t need to pay the entrance fee, that is incorrect and you do). If you wanted to get to the Zimbabwe side of the falls, Avani is excellently placed and the immigration building where you can buy a visa to Zimbabwe, is easy walking distance just beyond the Zambia falls’ ticket office. Unfortunately, the Zimbabwean land borders were shut (apart from for cargo trucks) when we were there so we were unable to get across to see the falls from the other side - a point to note is that the Zimbabwe immigration website had no information about this though and the site looked like it hadn’t been updated for a few months, it just said that Zimbabwe had reduced its lockdown measures. We only found out when going to the border immigration post. Even after that, I scoured the internet to find any information about land border lockdown and the only reference I could find to it was on GardaWorld.
We would certainly recommend Avani to anyone wanting to visit the falls.

The garden is well kept and zebras, antelopes and monkeys run around peacefully. Nice rooms and overall really nice decor and ambiance. Large swimming pool. Buffet restaurant has a good selection and is fairly priced.

This hotel was very good, and the location is ideal for visiting Victoria Falls as guests can come and go as they please. I would stay here again if we ever go back. The room was on the small side but we weren't in it a lot and it was fine for a couple of nights. The breakfast and dinner buffets are incredible (and actually good quality), breakfast was included, and the dinner buffet and restaurant prices are extremely reasonable. Service at the poolside restaurant was a bit slow. The staff was very nice, and the grounds are well kept. Be sure to keep a respectful distance from the zebras, as they are wild animals. Glass bottles of water are provided in the rooms, which we appreciated. But, we frequently had to ask for refills and it would be a lot easier on everyone if refilling stations were provided in each building, or if larger bottles were provided. All in all a very good stay.

Location of this hotel is amazing, with free access to the falls 500 m away and animals roaming around freely (we saw 6 species of mammals, mostly near the royal livingstone ). Staff was great and service was implacable.
However for the high price we paid we felt the family rooms were disappointing. They are small, a bit dated and not space efficient. Double beds are a bit narrow and huge bed side lockers with no drawers are a waste of space.
Breakfast buffet was ok, although they could have fresh fruits instead of canned ones. What we found very surprising is that you have to pay extra if you want a cappuccino or latte. Never seems that before on that price range.
Also, keep in mind that this hotel caters for the “all inclusive” type, such as families with young kids. Absolutely no issue with this, but depending on when you go, and combined with helicopters buzzing over your head all day long, don’t expect a quiet chilled out atmosphere.

As a couple we really enjoyed our stay at Avani. As we visited right after Christmas, the place was very busy especially during meal times. But we found everyone to be helpful, kind and doing their best to manage the large crowds. The front desk especially was quite attentive- wonderful hospitality! We initially had an issue with our aircon in our room when we arrived but it was able to be resolved and worked fine after that. We stayed in a standard garden facing room on the second floor and although it was a bit small, we actually preferred the room since it had much more privacy than others. We easily booked activities through Livingstone’s Adventure which had a desk in the lobby. Avani seemed very child friendly, had a large clean pool, live music at night and we enjoyed having zebra and giraffe on site. Meals were large portions and tasty especially the breakfast buffet with so many options. We especially loved the proximity of the resort to the falls which was our main reason for staying here! It was so easy to walk back and forth from the resort to the falls and for this reason alone we highly recommend a stay at Avani!

You will love it there. As above, you can walk to the falls right from the property. No need to book an excursion to see the falls, just follow the path. No problem with water. My friend brought black Barbie like dolls, frisbee’s, blank notebooks and pencil crayons that our guide delivered to the local school. The children loved the gifts. There’s a great river cruise in Botswana I think that was great.
They have laundry service and we used it. Cannot recall cost, but worth it!
