Detailed Reviews
I have stayed at this hotel numerous times and have written other reviews about this hotel. The hotel is in a quiet area of Legian and walking distance to most things in Legian and Kuta. Walking distance to restaurants, bars and clubs. About a 10min walk to the beach, however the hotel had a ground floor pool. Room size is nice and all rooms have a small fridge inside, safe and a very small balcony. Bed and pillows are nice, easy to sleep. Bathroom is nice sized, with a glass wall that is greyed out in the middle horizontally, AC and WiFi works great and the hotel has an elevator to all floors. There are however steps to get to the lobby area. There is free underground parking available. Breakfast is around AUD$7-. I don't usually wake up early enough for their basic breakfast. The price of this hotel is usually competitive, however of late, I have sourced better value comparable hotels such as the Fashion TV Hotel. If you want a basic, no frills hotel that is clean and tidy this is a great choice. This hotel will continue to be a choice that I consider when visiting Bali.

Hotel Terrace is, without doubt, the best value hotel in the Kuta area.
'Hands On' professional & capable management and very lovely, funny & friendly staff, (including Marsi 😜).
Great swim pool, crystal clear & protected from the wind.
Rooms are all spotless, beds very comfortable, good hot water, wi fi signal strong.
Breakfast great value with cereal, eggs & bacon, omlets and plenty of side dishes all individually prepared by Chef Agus 🌴 ...
Very highly recommended 😃.

I stayed here 4 years ago when the hotel was still quite new. Coming back, there are definitely signs of wear and tear now in the hotel. The sheets are a little stained, the wood a little more chipped. Perhaps some refurbishments or maintenance is in order. Overall, clean and comfortable. Suitable if you just need a place to rest at night.
Breakfast is very basic and simple, with eggs made to order. At IDR75k/pax, perhaps it would be better to eat out. The area is very walkable with lots of restaurants available.
The staff are nice but I didn’t have much interaction with them aside from check in/out and breakfast.
Kuta is kinda dead, perhaps because of the coronavirus situation and also that more people are now spending time in Canggu instead.

We previously had an amazing time at Terrace at Kuta so much so we made another reservation for a week's stay for a future trip. When making the new reservation, we contacted Terrace at Kuta well and truly ahead of our arrival to specifically seek the requested rooms. At that time, which was three (3) months prior to our trip, the staff member confirmed our requested rooms and stated no further follow up was required.
Lo and behold, two (2) days prior to our arrival, we received a whatsapp message from Terrace at Kuta simply stating the unavailability of our requested rooms. When we contacted Terrace at Kuta, we were simply told a family had extended their stay and their staff have made an error in accpeting the reservation by that customer.
Naturally and noting the short notice, we were livid as that would mean having to source for alternatives for our family of four (4) urgently. The staff stated they would try to fix the situation and would revert. Two (2) hours following our contact, Terrace at Kuta messaged us via whatsapp stating 'We guarantee your request for connecting room is confirmed'.
Alas, our happiness was shortlived as three and half (3.5) hours later, Terrace at Kuta messaged us once again stating the rooms are now unavailable, once again.
Imagine our frustration at being screwed over by Terrace at Kuta, not once, but twice.
The General Manager, Suwastika was, in our opinion useless and unhelpful. He simply offered us two (2) alternatives which were not only nowhere near the specifics we were after, but was also cheaper than our original booking, and even suggested having our family of four (4) crammed in one room when we booked for two (2) rooms.
Truth be told, the non-existent service recovery by Terrace at Kuta is appaling. We travel extensively and never have we encountered such incompetence.
After the unwanted stress Terrace at Kuta had put us through two (2) days before we were due to arrive and having to now pay more for accommodation due to late booking, we will neither consider going back to Terrace at Kuta nor will we recommend Terrace at Kuta to our family / friends.

+1
I originally booked one week and extended to two because I loved this property so much. The location is excellent (close to restaurants, massage, shopping & the beach), the staff are super friendly, there’s a beautiful central pool and the rooms are comfortable and seem bigger than they are due to the high ceilings and windows. The bed is also super comfortable and for the price, this is excellent value! The breakfast, although not fancy, had everything I could possible eat… eggs your way, toast, cereal, juice, Asian hot selection, pastries and fruit.
My only issue was minor, the shower drainage wasn’t good, neither was the water pressure or temperature but honestly it didn’t bother me because everything else was so enjoyable. Splurge and take a pool access room!
I think this is an excellent option if you want a smaller boutique property in the thick of things but feel like you are far removed from the hustle and bustle.

Booked in here as close to airport and cheap price and was expecting vert basic but really was pretty impressive for the price .....
The Hotel room was really nice in fairness nice bathroom very comfortable bed was great value !
Listen kuta is not a very nice place at all and seminyak is over rated as been upmarket .
Some good restaurants and decent food in seminyak / kuta but the hotel itself is in a bit of a rough neighborhood with lots of bikes up and down the alleyway .
The hotel staff were super nice and I would highly recommend this hotel for its staff and service and room was much better than I was expecting .
The hotel is very well managed .
It's in a good location if you want to be close to beach in the mornings .
Personally I'll try never return to seminyak / kuta it's a not so nice place at all .
Ubud , Nusa Dua , Uluwatu, Lembongan all quite nice !

Nice enough hotel, good location, clean rooms, decent buffet breakfast. But if you're the type who likes to hang out by the pool, read on...
There are fifteen Deluxe Pool Access rooms in this hotel, however there are only twelve deck chairs. As a result, some guests were waking up very early and "reserving" their deck chair with a towel. We woke up on the first morning and the two deck chairs right outside our room were gone, or had been moved at least. We saw another couple come out of their room, surprised to see an empty deck.
The staff are aware of these Pool Wars, but don't really care. If the pool is of no interest to you, then game on, this hotel is quite okay. But if you like relaxing by the pool with a morning coffee, be prepared for battle.

Has eveything you would expect at that price range. Except breakfast included in the price, but i don't like flies in my food, so that doesnt matter. Really loud AC in the bathroom. Nothing special about it. In range of the beach. When you come out to the street take a right; massage shop next to the laundry is quite good. Payed about 800k IDR

Stayed for 2 nights with a very late check in that was no drama.
Rooms are quite small and in need of some maintenance, but otherwise clean and tidy.
Water pressure in our second floor room was terrible.
Would stay again if budget accommodation was needed.
