Royal Suites & Royal Suites Sky are family owned properties, located across the street one from another, like neighbors. They are located 300 m from Split's UNESCO-protected Diocletian's Palace, the ferry port and the bus station. Royal Suites & Royal Suites Sky both offers air-conditioned rooms with free Wi-Fi. Royal Suites offers 8 rooms and Royal Suites-Sky offers 5 rooms in total. All rooms have a closed air conditioning system, LCD cable TV with international channels, a Safety deposit box and a Mini-bar. The bathrooms are fitted with a shower, hairdryer and free toiletries. All guests can enjoy a buffet breakfast with fresh omelettes and pancakes included, while coffee, tea or cappuccino and pastries are available at all times in the breakfast room. You can also find some local liquor to try. The Bačvice Beach can be reached on foot in 10 minutes from both properties. Airport shuttle service can be organized upon request at a surcharge. This is our guests' favorite part of Split, according to independent reviews. Couples in particular like the location – they rated it 9.5 for a two-person trip.

This was a great experience. The rooms were good sized. The homemade breakfasts were wonderful. Our hosts waited for our late arrival and helped us bring up our bags. Their local suggestions were spot on. We appreciated the parking.

I've stayed in hotels on five continents, from the fanciest to the kind where you fear being murdered in your sleep. The Royal Suites was a fantastic experience from beginning to end. Upon arrival, Antonio ushered us into the breakfast room, poured us each a shot of rakija, and checked us in. He then spent a solid 45 minutes giving us tips on where to eat and what to see, including making detailed notes on a tourist map. We had booked an apartment at the Royal Suites Sky tower, so he carried our bags over to it for us and gave us the tour of our stunning sea-view apartment, then surprised us with four bottles of local beer in the fridge when we returned from our dinner outing. The apartment itself had an amazing view and a superb bed. It was quiet and isolated from traffic noise (on the 12th floor), with a good-sized writing desk and plenty of storage space. We had a few special requests (such as an ironing board) that were quickly and efficiently handled. Daily housekeeping was included and the room was immaculately cleaned. Breakfast each morning was hand-cooked, with a variety of pastries and charcuterie, eggs to order, and delicious crepes. Everyone from the staff was marvelously welcoming and friendly, all with excellent English. The hotel's located within easy walking distance of Old Town, so it was easy to walk to Marjan, Diocletian's Palace, and other landmarks. Within 1 block, there are several ATMs, a grocery mart, two car rental places, and a full-service pharmacy, plus a bunch of other shops and restaurants. Antonio's extra efforts to help us see the best of Croatia really paid off. We had an amazing visit, thanks in large part to his suggestions. Overall, the hotel was both a terrific experience and an excellent value. I wouldn't even consider staying elsewhere for my next trip to Split.

I’ve never had a welcome to a city like it! The staff here are exceptional. We stayed two nights and they offered fantastic advice about where to visit, what to do, where to eat, where to drink. This was super important as we didn’t have long to explore the whole city. We stayed in Room 6, which offered incredible views of the city and mountains. Super clean, a lovely modern room, really comfy beds, complimentary tea and coffee. After a two week trip around Croatia, this was by far the best hotel we stayed in. Hotel breakfast is a must too, a lovely lady who cooks fresh to order. Brilliant omelettes and pancakes, and a great selection of cereals, hams, cheeses, fruit. If we ever return, we will definitely stay here again, without a doubt. We will be telling all family and friends if they ever visit Split too. Highly recommend! Thank you for a great experience.

Superb location. Super comfortable stay. Fabulous view from our Royal Suite Sky room that allowed us the best view in Split! Staff were so amazing and accommodating - they couldn’t do enough. Special thanks to Antonio and Andrijana for going above and beyond for us - suggesting and booking restaurants and points of interests.

We were in Split 11 nights and we are so glad we stayed at Royal Suites! We stayed in room 8 which was extra large and so comfortable. Modern furnishings and bathroom/shower. The breakfasts were phenomenal. Special shout out to Andrianna and Antonio for giving us recommendations and taking care of anything we needed. They went above and beyind and made our stay easy! Highly recommend Royal Suites!!!

My partner and I stayed at the Royal Suites Sky, Sea View Room 1 on the tower block opposite the main hotel building. The room was lovely with all the amenities you could ever need and the view was gorgeous. The hotel staff were brilliant and went out of their way to help in whatever way they could. Shout out to Antonio and the lovely lady who stayed late to check us in when our flight was delayed. We would recommend this hotel to anyone and will be back soon!

We stayed at the Royal suites sky hotel (located on the 12th floor) for 3 nights in July. The location was excellent, and a short walk to the harbour, bus centre and old town. Our room was lovely, modern and clean and had excellent views over the city. The staff at this hotel go above and beyond….Adriana and Antonio were so helpful, friendly and accommodating- we had a late night flight and they did everything they could to make our last day easier after checkout, by offering to store our luggage, gave us beach towels for the day, and a room to get changed and ready for our flight. Pros: Location, parking Cons: Slow service, rooms don't get cleaned well enough. Breakfast is not good for the money they charge. Must do better. The hotel is 10 minutes from Riva promenade! Parking was available but tricky since some roads were converted from two way to one way. The hotel should've emailed me about it. I wasted 40 minutes going in circles trying to find the hotel and parking. Finally had to call the hotel and Adrijana came to rescue me. The hotel is trying to get promoted to first class but service isn't there to match it. THEY MUST DO BETTER!!!
