I had a near excellent stay at the hotel. Firstly, the good points about the hotel.
The hotel is about 1-2 year old and is well located in Mongkok. As previous reviews mentioned, the hotel is a mere 5 mins walk from Mongkok MTR B2 exit. It is surrounded by eateries, shopping malls and even a laundry shop (which is more expensive than other local laundry shops). The final room that I was given (read below for the explanation) was clean and quiet. The staff were attentive and helpful throughout my stay. I booked a Deluxe King Room with a working desk at a reasonable rate for my family, considering it's a 3 star hotel in a prime location. The spaciousness of the Deluxe Room surprised me as it is larger than the rooms of other HK hotels of similar quality that I stayed in.
However, there are three issues which I hope the hotel management could take note of to improve guest experience.
1) No towel holders for face towels.
There are no towel holders at the basin area to hang used towels. It is an
inconvenience as I had to hang them on the toilet/shower room door handle
together with my shower towels.
2) Faucet too close to the edge of basin
This makes washing quite a challenge. The hotel do better getting a longer faucet
to improve guest experience and usability.
3) Changed rooms twice.
The experience was marred by an administrative error by the hotel and I was
forced to change 3 rooms on the day of arrival. When I booked the room for my
family (I brought my infant along), I was promised on the reservation form and
email that I would be getting a deluxe king room with a desk. However, when I
checked in, I was given a twin room with a desk instead. I went to the reception
and was told that the king bed is actually formed by the staff placing two twin beds
next to each other and if I am not mistaken, putting some material over the
mattresses to make the king bed. When I insisted for a king bed which was
promised to me, the hotel staff changed my room to a smaller room with a king
bed but no working desk. I went to the reception again to insist on having a
working desk that was promised to me. In the end, the hotel staff changed my
room again and this time, I was given a deluxe room with a king bed and a working
desk. If this incident had not happened, I would have given this hotel a much
higher rating. I hope the hotel management does not repeat such a unsatisfactory
experience to another traveller.

Besides the excellent location of M1 don't expect much of a service.
Hotel is in the heart of Mongkok directly opposite Fa Yuen Street Market and walking distance to Mongkok MTR. Streets shopping and eateries are within steps.
However if you need a nice bathroom and a comfortable bed then this is not the hotel for you. The shower and toilet is separated into 2. There is no place in the bathroom to hang your towel, dry clothes & dirty ones. So if you are sharing room with friends make sure you are comfortable enough to walk out naked or you have to stretch to reach out for towel and clothes placed on top of sink just outside.
If you just need a hotel which is convenient then M1 is ok. If you looking for comfort and service then do look somewhere else.

heard about the poor customer service online and got to experience it when we arrived at the hotel late at night. At least they let us know to find hot supper nearby.
I ve booked this hotel by mistake, thought it was the same Inn Hotel that had now been renamed to Hotel Ease. M1 is located between 2 coffin shop, 1 recycling collection centre and 2 restaurants. It had a small park opposite where the senior local will quene in the AM for complimentary lunch box.
The room are very small and we can only open our lugguage on the bed. The floor was not clean and had hairs on them when we checkin. The toilet had insufficient hanging racks, there is only 1 towel rack and the whole toilet get wet after shower. Worst was the dirty ventilation fan is not working and the 2 small window needs to be kept opened when the toilet are in use. There are only 3 hangers provided and the complimentary housekeeping only applied on day 4.
If u are only going back to the hotel to sleep then this is the hotel. It is located a street away from Temple Street.

Great hotel choice if you want to experience the whole shopping vibe that Hong Kong has to offer. The night market is literally steps away from this hotel. Plenty of restaurants and shops around and the energy of the neighborhood is contagious. The hotel itself is modern. Room is bigger compared to other budget hotels I've been to in central Hong Kong. Facility is okay and good enough for sleep. Having a hotel readily accessible will make your shopping experience easier because you will not worry if you'll go home with plenty of shopping bags or go home super late.

We did booked and stay at M1 Hotel MongKok. We are group of 4 families with 13 guests. Hotel check in staffs are so nice and very professional. Smooth check in-check out with no problems. Rooms are very cleaned except beds new to upgrade. Location is super convenient, it just a block away from MongKok MTR station exit B2. Just walk distance to everything, money exchange just cross street, lady’s street market couple block. Definitely willing to recommend anyone want to stay with convenient location when travel to HK.

Small about 50 rooms simple modern hotel, in the heart of Mongkok opposite Fa Yuen Street Market and short 2 mins walk to Mongkok MTR. Streets shopping, many eateries, 7-11 are within steps.
Room size is small but it is normal for Hong Kong. There is shower stall (no hooks) separate from a toilet stall, both tight. They have frosted glass doors so shadows can be seen from the outside. The sink is outside the shower stall. Basic bath amenities provided. 2 free bottled water provided everyday. The spring in the mattress could be felt, the housekeeping said they will do something about it but nothing was done. I made do by putting 2 towels over the mattress. There is no card access lift meaning anybody could go to any floors. There is a taxi stand about 50m away on the street behind the hotel if unable to stop one in front of hotel.
Not the hotel for comfort and service, but a convenient overall clean hotel. Overall it fits my requirements, reasonable rates at a good location.

Spent 4 nights at M1. The local is exceptional, within walking distances from shopping centres, street markets (Ladies Market, McDonalds, convenience stores, restaurants and Mong Kok MTR Railway Station. Could not have been happier with the location. The room itself is small however exceptionally clean. The shower and toilet were separated and the sink was in the room. The single bed was quite small (length wise). The female receptionist was not very helpful with our enquiries.

Hong Kong trip 6 days 5 nights.
We were being charged for a night that we did not stay due to our flight was cancelled by the airline due to Typhoon. And however, we have to pay for it. As much as we tried to explain our situation and also email them to inform ahead once we receive the news from the airline, we still have to pay for a night that we did not stay. The only explanation given to us was - the room that we booked is not refundable. This hotel is extremely not flexible and causes us distress.
Allow me to share the following details with all the travellers.
Pros:
Great location, walking distance to MTR took only barely 3mins
Cons:
- rude staffs
(especially the male staffs on duty during the night) Super bad experience when asking them questions they don’t even look at me when they ans to my enquirers. They simply remain sitted and engross with their phone seems like I’m bothering them.
- dirty room
What the pics doesn’t show - the smell in the room. Every single day and night there will be a strong odour coming from the bathroom, the smell of dirty drain water. The hotel should consider doing smth abt it, to get rid of the smell as it’s pretty unbearable that I have to spray my perfume trying hard to cover the smell.
- bathroom
Apart from the bad drain smell coming out from the bathroom, the door couldn't be shut completely and it result water splashing out of the bathroom. (refer to the pic provided)
- flies
I understand due to the current weather in Hong Kong might lead to having tiny flies around. We will always find abt 2 to 3 tiny flies in the room whenever we return back to the room.
- bad sound proofing
You can practically hear sounds from next door. Enough said.
- small little details that matters
Old hangers with shedding flake, rusty basin(on the metal parts) where we do our wash up day & night, shedding wallpaper that required some revamped, stained blanket that wasn't changed for our 5 nights stay.
In conclusion, this is my worst stay by far out of so many countries. In my opinion, with the same amount spend you could definitely get a much better room in Hong Kong. And I will never ever recommend any of my friends or family member to visit this hotel.

Stayed here for 3N with my husband. They allow deposit to be "blocked" using credit card hkd1k for 3N
Location: great as it was very near Arygle Centre and the MongKok mtr entrance
this was the only draw.. (8/10)
Room wise: very standard. towards end of the night, i could smell the sewer from my toilet, was quite bad at times.. Had to close the toilet door and spray my perfume
