The facilities are old, but the cleaning is clean, so there is no problem. In particular, linens are completely white and there is no strange smell.
Japanese people are happy because there is a bathtub in the bath, and if you fill it up to MAX, it is big enough to soak up to your shoulders. Fixed showers are common in high-end hotels in the United States, so there's no point.
However, the air conditioning is very noisy.
I hope it's the season when we don't use air conditioning much, but it might be a bit harsh in the heyday of full operation.
The southbound location on South Harbor Bluebird from the park is convenient because you can follow the 24-hour drugstore to and from the park. You can buy things there for the price of a Japanese convenience store if you choose (1.5 dollars for cup noodles, $2 for two liters of water, etc.).
There are unmanned convenience stores and vending machines in the hotel, but since the hotel price is $3.75 for cup noodles and $4 for 500ml of water, it is probably for emergencies.
A laundromat is available for long stays.
If you want a cheaper hotel, you want to go to the park on foot, but you don't want dirty inconveniences, that's a good idea.

We came to California just to visit Disney and typically we don’t book to spend time in the hotel. We looked for a value hotel that was walking distance. Just out the door to the right, then take a left and it’s like a mile to the gates. This route does not take you thru Disney springs but that’s ok it’s not far. Lots of commerce along the way including a CVS for necessities. (They even sell ponchos!)
We were on the 8th floor. The hotel was fairly quiet. We had a decent view. The place is secure and well kept.
Ok the bathrooms were a little tired but it was nice with ceramic tile and none of that acrylic tub surround.
Would totally stay there again.
Upon arrival we discovered that the room was on the smallest scale for our family. When I first asked about the possibility of upgrading the room, the staff replied that everything was fully booked a month ahead. But, when I asked again the next day, it turned out that several rooms were actually available. Also, we were informed that we would have to move all our things ourselves if we wanted to change rooms, which I thought was strange.
The rooms felt tired and not very fresh, giving more the feel of a cheap motel than a 3+ star hotel. We were going to give the pool a try, but unfortunately it was so dirty that we didn't want to bathe our toddlers there.
The breakfast buffet, which cost $15 before tax, was not impressive. It consisted of simple options such as cereal, milk, scrambled eggs, bacon and bread, as well as coffee and juice.
However, the location of the hotel, which is close to Disneyland, was positive. But overall it felt like the hotel did not meet our expectations or the price we paid at all. I wouldn't class it as a 3+ star hotel, rather 2 or 2+ at best. In addition, the level of service was low. No one at the front desk seemed to sign off or greet guests as they entered or left.
In conclusion, I would not recommend this hotel for the price. There are probably better options in the same price range nearby

Check in was super quick. But the room, albeit clean, had a very strange smell to it and the squeakiest beds I've ever known. Initially thinking the smell was the extremely loud air-con unit, we turned this off to try and sleep. Both of us the next day woke up with terrible sore throats and the air in the room felt extremely damp. So we turned the air-con back on which seemed to fix this issue. One thing though is that with the loud air-con unit on through the night, this made it very hard to sleep.
Again, this was great for location, but everything else needed fixing/refurbishment so if you can afford a newer hotel close by and this price difference is worth it for you, then do so.
The hotel staff are friendly and accommodating. We asked for a high floor and were were given one. the room and hotel are clean but the decor is quite old, which didnt bother is too much. its about a 10 minute walk to the toy story parking for the bus into Disney and 5 mins from a 7/11 and 10 mins to Dennys and other eating places. About a 20 minute walk to Disney
The pool is nice although still quite cold even with the heating on but there were loads of towels and good for 15 mins with the kids.
We didnt have breakfast in the hotel but it did seem quite reasonably prices and there is free coffee is is a lot better then the coffee you get in the room. Shame there isnt a bar is the hotel even though there is a sign saying it opens from 5pm apparently its permanently closed.
The room was 2 double beds which was a tight squeeze when were used to a king sized bed at home. i ended up sleeping on the sofa bed which wasnt very comfortable
but we managed.
Overall a good stay
Some things about the room:
Room was clean
Some of the furniture (chairs needs to be replaced or upgraded)
Water didn't get too hot, but hot enough to take a decent shower
Overall the staff was accommodating. Except the check bag attendant, I believe Amelia was her name. She wasn't very accommodating. She made me walk with her to the back of the hotel to the room where the luggage was stored. She didn't bother checking the closet that was at the front, where she originally stored my luggage. .
Breakfast "buffet" was pretty basic. For the price they were offering, walk on over to IHOP across the street and get a better meal. I'm a coffee drinker and the cups they had were TINY. I walked over to the Starbucks (Not my favorite, but works in a pinch) in the Hilton to get my Venti.
DIsney shuttles are across the street in the Disney Parks Parking lot
Overall the stay was good. If you're looking for more than a basic room, there are plenty of options in the area. Basically used the room to sleep and shower, so the price was perfect. Not one of those people who like to stay in the hotel room the whole vacation. Central to everything: Disneyland, Downtown Disney, Anaheim Garden Walk, Anaheim Convention Center.
