Well equipped cottage, especially the kitchen, we cooked Christmas dinner there and we had plenty of serving dishes, roasting trays etc. Clean bedding and fluffy towels and sencible additions like a mat for muddy shoes and ant-slip mats for showers. Simple decoration and not too fussy offering peace of mind that the cottage has been thoroughly cleaned between guests.
Reasonable walking distance to Rutland water (5k round walk) short distance up small hill to pub or mobile fish and chip van (Tuesdays, see photos). 10 minutes drive to Oakham with excellent take aways.
1 cottage sleeps 6 (2 bedrooms) with more accommodation separate but close by if friends/family want their own space.
Friendly, family run in beautiful countryside but close enough to a town to be practical.

Christmas for the family. This is the second year we have booked carrot cottage for a Family get together. The cottage is 6 bedded with the most comfortable double bed we've ever slept in and 4 beds in the other room. Accomodation is available in the other smaller cottages so anyone wanting more privacy can stay there. The kitchen has plenty of equipment and all you need for Christmas dinner. A 10 minute walk from the reservoir banks and 5 minutes to the pub, what more could you want?

Fabulous placer to stay, we came down as a group from Scotland to fish Rutland Water for three days and could not have found anywhere better than Broccoli Bottom where we spent four nights. We where spread over four of the cottages which where really quirky and done out really well our accommodation, Fennel Folly was an attic conversion done really well to a high standard with two bedrooms a bathroom with shower over the bath a well appointed kitchen with everything you need and a small lounge with a TV. it was spotlessly clean and cosy. There is a pub the Horse and Jockey which does meals 10 mins walk away and restaurants in the nearby towns ( Oakham & Eppingham ) and the owners were lovely people. We will be back.

Stayed at Carrot Cottage, private garden lovely setting. Cottage clean and well provided with everything you need, BBQ, microwave, dishwasher, oven etc. Plenty of towels. Hot water plentiful and good working shower. The Master bedroom mattress extremely comfortable and slept well. The other single beds were also good. We highly recommend this location as it's a great walk or cycle route to Rutland Water. Local pub Horse and Jockey which offers great food and drinks, staff friendly so facilities catered for and down the other road Rutland Nursery which has lovely shop and restaurant which offers fabulous breakfasts. Supermarkets close by in Oakham. Bonus friendly family who own this location, have a lovely dog Teddy who became part of our family holiday which was most welcome. Thank you Sally and family, we had amazing week and look forward to returning back to such a lovely place I grew up in.

A late review, but wanted to share our fantastic stay at Broccoli Bottom. We rented out all of the cottages: Lettuce Lodge, Fennel Folly, Carrot Cottage, Mangetout Maison, Parsnip Place as well as two rooms in the main house for two nights for ourselves, our family and friends for our Wedding at Normanton Church and Manton Village Hall. We stayed in Lettuce Lodge. Sally was really helpful on the lead up to our stay providing information we needed. The rooms were perfect (loved the vegetable themed curtains!) and a fabulous location for us. The lodges allowed us to all have our own privates spaces as well as give us the opportunity to have a fabulous the night before the wedding meal outside Carrot Cottage over looking the fields. Thank you so much for this stay.

Broccolli Bottom is a real gem. We stayed in Parsnip Place to attend my niece’s wedding. Parsnip Place is a beautiful, bright, spacious, clean and well appointment ground floor cottage. It’s very private and even has a sweet outdoor area for breakfast. The beds are super comfortable and the shower works really well. Our host, Amanda, was super helpful, caring and attentive 🙏 Sally was brilliant, swiftly answering all booking related questions. I can’t wait to go back with my dog so we can enjoy the idyllic countryside location and experience walking the Rutland Water circular path. Highly recommend.

We stayed in the Fennel Folly 2 bed apartment and had a fantastic short break with our 3 dogs. We where attending an event in Oakham so the location was ideal at just a 5 min drive away. Broccoli Bottom is a beautiful place and we look forward to returning hopefully next year again.

We had a very enjoyable girls’ weekend in Carrot Cottage. It was very comfortable with 4 single beds in one room and a large king bed in the main bedroom. The bedding and towels were nice quality and the kitchen was well equipped. It was very clean and the host met us on arrival. We enjoyed sitting out in the garden and there was plenty of parking space. The location was great for the local pub Horse and Jockey, and we accessed the cycle routes around the lake. Would recommend for families or friends who know one another well and are happy to share the one bathroom. Wifi good. Would return to this lovely complex

My daughter and I have just returned from a lovely couple of days at Broccoli Bottom. We stayed in Lettuce Lodge which had beds for us both as well as a bathroom and small kitchen which meant we could self cater when we wanted to. Having said that, we were treated to a delicious and filling breakfast on one morning and strolled along the road to the Horse and Jockey for our evening meal. All in all, a very comfortable stay with a warm welcome from Sally - we plan to return. Thank you.

We had visited Broccoli Bottom 2 years ago staying in the B&B and had a great stay. This trip we stayed in Mangetout Maison. The accommodation was lovely and clean with everything we needed (except an extra couple of inches headroom in one area of the bathroom for the tallest person in our group!) We cooked each night and the kitchen was well appointed with a dishwasher too. We were made very welcome by Sally and her family and they even helped us with sorting somewhere to keep our bikes. We will most certainly be back.
