Would have rated at least another star bar for a singular lack of info about the room or property. No guest info booklet and the so called information channel on the TV was inoperable. Wasn’t us either. The staff member who brought us milk after we’d rung down to request it couldn’t get it to work either. Inquired about breakfast on checking in but no mention then or on their website (which we consulted after the TV fail) of having to book it. There is a small convenience store attached to the property which wasn’t open at 7:30am so be sure to plan food in advance.
Pluses were: clean modern property with a hand held shower and comfortable bed. Easy access (lift available) to second floor rooms and location is very convenient to a number of popular attractions. Although close to a busy road our room was very quiet and peaceful.

This is more of a hotel for those just needing a bed to sleep in at night. There is nothing “fancy”, minimal staff, lobby is a bit dated but rooms are relatively refurbished.

Pros: comfortable beds, decent bathroom, got a room with two double beds for $212 for a night. Great location across the road from the skyline.

Cons: you share soap, body wash & shampoo bottles with previous guests as they are attached to the walls (not refilled between guests). Some of the surfaces hadn’t been wiped down since the last guests were in the room, we had to wait an extra 25 minutes to check in as the room wasn’t ready in time, customer service is lacking, checking out there was a price of paper on the front desk telling you to just leave your access cards, no staff in sight.

Not a 4 star hotel at all - and terrible experience. We booked for 2 nights, beds were like rock, so much noise (from furniture moving overhead, children yelling and people playing pool in reception) that we couldn’t sleep. Went to reception after midnight, night staff not interested or sympathetic. Were awake till after 1am. Asked to see the mgr in the morning, not available. Explained to reception staff the experience we had and that we would like to check out a day early and get a refund on the second night as not possible to sleep. Reception very sympathetic and refunded 2nd night. Bank account shows it charged back again. Rung the mgr, no answer and no callback. Email reception and they apologize again and undertake to refund again. Manager then texts me and says it was not accidental that they recharged me, he said I shouldnt have had a refund. I said that his reception staff had agreed with no issues. His response:

‘No. Not agreed, and she even does not have the authority to do it. You threaten her on site. You have stayed and use excuse to request money back, which is not acceptable and not approved.’

I actually had apologized to the staff member for not being able to resolve with the manager and she was very sympathetic and helpful.

As others have noted, insufficient parking and the door lock on the room beeped continuously when engaged so we had to put a table in front of the door for safety

I would have loved to have given this property 5 stars. It was everything we wanted and needed! It was clean, comfortable, convenient and the staff was very friendly and nice.
The reduced star rating came for two reasons:
1. They take a $50 deposit to ensure you return the room key which is fair enough however I hold an international credit card and instead of placing a hold on the card for the amount, they actually charged my card and then refunded it again when we returned our card which incurs fees and exchanges that were un necessary.
2. We felt there wasn’t enough parking. Further down not in front of the hotel there was additional parking with reduced lighting and no other cars there so we didn’t feel comfortable parking there and instead made our own spot in the area in front of the hotel area which was well lit and trafficked.
Aside from those two things it really is a great value and the perfect stopover hotel while passing through Rotorua!

Not what we expected
More like an expensive backpacker hotel.
The room is clean
The bathroom is nice
Good pressure, and the water is hot.
The fridge is tiny and not really cold
The bed is hard and a topper won't fix it. Don't even bother booking breakfast ,small minue to choose from,no breakfast bar. Hot water for coffee. Nescafe in the jar. No sugar , cereal was soaked in warm milk. The omelet was tried but not eaten.

These guys priced gouged during Tarawera Ultra Marathon, (a UTMB world series event), this Feburary 2025. Paid almost $400 a night, when the quality is that of a $100-150max a night. Even if you want budget accommodation go elsewhere, this place is unhygienic. Stains on everything, including the pillow cases. The room had no window, the mattress was thin and bed was squeaky. If I'd paid $100 per night then fair enough, but at almost $400 a night, it was a complete rip off. When we saw the state of the room, we didn't stay and asked for a refund, (which we didn't get), as it was not as advertised, massively overpriced and unclean. This place is sketchy. If I was to find out they were money laundering, I wouldn't be even slightly surprised. For context, this is the only place I have ever reviewed negatively. Don't stay here.

The beds were clean and comfortable but required as seating, a teatowel to dry cups would be nice. The ambient dining room does not exist the sweet and sour pork resembles road gravel. The lobby coffee machine had died and was merely ornamental. Washing cups, filling electric jug and getting drinking water from the bathroom made it feel like we were camping. I'll choose a motel next time with more facilities.

Was one if the cheaper options for our dates, we were pleasantly surprised. It looked and smelt new, had elevators to our floor. Room was small but practical, had fridge and jug. Bed was a double and quite small and for some reason seemed short but we slept OK. Very clean and well kept. Had small full length widow that looked into small atrium of the other rooms. Only negative was when the toilet was flushed, a sewerage smell came up through the drain. Easy parking, bottle store and restaurant on site but didnt use. Situated almost opposite luge. Had a car so location to town was not an issue, however, there were fast food outlets within walking distance that we noticed anyway. Overall, was good for our needs and would stay again.

Great service, modern clean rooms and bathroom. Shower has good pressure and is roomy. Shampoo and shower gel supplied. Room was well ventilated and has climate control. Beds were very comfortable. Not too hard or soft. Very quiet during our stay.
We had dinner too. Delicious Black peper corn steak or sweet and sour pork highly recommended. Decent pricing too.
Massage chairs and bar available.

Highly recommended!

Awa hotel is a great place to bring your family, lobby includes arcade games ,pool table that has table tennis and other games that kept my family entertained. Rooms are average nice atmosphere here at Awa would definitely recommend! Staff are lovely, polite & very understanding! They also offer buffet for breakfast lunch and dinner which was convenient!
