My husband and our 3 children recently stayed in a 2 bedroom villa here at Rayville Boathouses and were very pleased with our stay.
After an unpleasant drive there (one child was car sick), we arrived early and checked in with our unique code and made ourselves at home. The staff were very accommodating and welcoming.
The villa was wonderfully presented with everything we needed.
After we has cooked a meal in the self contained kitchen, it was nice to pop the kids to bed and enjoy a movie in front of the fireplace.
The kids also loved the large spa bath.
Thank you for having us guys, we will most definitely be back!

Staff so lovely and helpful. Had everything we needed. Great location for our purpose. We got heavy rain for some of our stay and unfortunately this caused a leak in the roof but not too serious for our safety. Staff were made aware and we were due to check out so it didn't impact our stay too much. There is a beach close by and shops. Stayed a couple of nights. We were a friends group. There were others staying in the other boat house but it's still quiet and private. The location is a residential street.

We stayed in the Penthouse. It is technically a penthouse cos it’s upstairs. The stairs are steep and a bit rickety so not ideal for older folks. The location is good. The spa was also good and you could lay there and see the sea view in glimpses. The parking spot was pretty tight for a 4wd Ute. Probably better suited for a family than a couple.

It’s what they don’t tell you that is disappointing! Booked well in advance a Deluxe Loft Villa with main bed and bathroom on ground floor and single beds upstairs. Received a text a few hours before we arrived that we were upgraded, but when we arrived the Villa was freezing and only heating was 2 small oil heaters on ground floor. Yes there is a Conara heater which was full of the last users left over wood, to go out and cut your own wood, kindling, paper and get the fire cleaned and started again when its dark and freezing outside is poor service. The split system did not work at all. We had to put the oven and all the cook tops on just to get the chill of the ground floor. Lucky there was an electric blanket on the main bed. Also with the upgrade all bedrooms are upstairs and bathrooms downstairs, finding your way down a rickety small and narrow staircase during the night was a pain for us older Aussies . The shower over the spar was terrible. Parking in a carport next to our villa was difficult for our medium sized car, don't even try with a larger car!. You also had to clean up your kitchen-bins and bring in to the outside bins! The villa was clean and the bed comfortable.

The hospitality industry depends on its reputation mainly word of mouth!

The website visuals of Rayville Boat House which states on its outside ad board are luxury Units when in reality it is NOT and extremely misleading. The website visuals may have looked like that 20 years ago, but certainly NOT today. The external & internal is old, outdated, & rundown!
Outside Shower - A hose on the wall
Rickety old rusted washing line, we didn’t have one
Old crockery
Old cups and dishes, yuck
1 Hand towel between 3 adult
NO BREAKFAST BASKET
TV Not working
No washing machine
Broken toilet, need I go on! And all for $1524….for 2 nights absolutely Disgusting!
The owner Steve did not have the professionalism nor integrity to meet with us face to face to discuss our complaints!,,

We expected a place with sea views and close to the beach after viewing the photos on its advertising on booking.com. We found that it was about 200 metres from the beach, with no direct access, no views and while the room was OK it offering little privacy and no views of anything. While the room and it amenities looked ok from afar, it was rundown and not really clean. Poor design and poor use of space, and lack of any contact with owners, except by Phone Text was rubbish. It is not that far from the pub but not a short walk as the advertising suggests. We booked for 4 days but left after one. Still no contact with owners.

I paid hotel price but the host never reply my request of things. Ask u self check in but u will find they even don’t have WhatsApp to contact. also asked me check at 10am and wash the dishes ! Also is far away from the sea and no sea view. The host is rude and poker face.

We have very high expectations and a bit on the snobby-side when it comes to accommodation. The travel agent booked this for us and I really regret using a travel agent now (because we are so picky).
For the price, these little houses are very good value for money. They are all squished in together in a funny little complex on a suburban street. Although it was school holidays, we were the only people there which was a little spooky but peaceful.
I have a list of recommendations for this place. It needs to be updated inside. The caretakers should warm the 'boat-house' prior to guests arriving (it's a dreadful first impression to walk into a bitterly cold place). There should be wood for the fire inside the boathouse and shouldn't need to ask for it. Perhaps they could set the fire up so all you need to do is strike a match. Get the dead spiders out of the bathroom. Update the linen and towels.
The title of this place is very misleading. There are no boats, there is no water...they have nothing to do with boats or water. They photograph very well from the outside.
If you are driving the Great Ocean Road, my suggestion is to just stay one night in Apollo Bay and the next night along the route somewhere (like Boomerang). There is an excellent restaurant in Apollo Bay that we ate at which made our stay worthwhile - La Bimba.

I'll start with the positive. The bed was comfortable and I slept okay although the pillows were a little uncomfortable (I reverted to using my travel pillow). This apartment could be excellent if only it gets a proper clean and some maintenance done. The bathroom looks disgusting. The shower leaks everywhere and this has caused the tiles to become water damaged and lifting up in places. Every surface needed a dust and it was like the whole place just needed a good springclean. The outside of the fridge was dirty and every drawer had remnants of food etc. I agree with the comment about it looking like a backpackers upon arrival near reception. The girl on reception looked like she was probably on her OE from Europe and as not an owner/operator, is unlikely to be that fussed about standards. It was all a bit too relaxed and not much explanation about anything given. I was disappointed there were not laundry facilities in the apartment and I had to keep running down in the cold at night to sort laundry out (this area was all so filthy and I could not put my clothes down on any surface there).

we had booked the penthouse apartment for 2 night and were very disappointed to find that our accommodation did not match the profile we had based our selection on .
Our "penthouse " was above the managers office,and there was an adjoining door between the managers accommodation and an open staircase which lead directly into our accommodation.As a result of this configuration we could hear all conversation coming from both the office and downstairs living area,and likewise ,felt uncomfortable with the level of noise we transmitted.
Also,the towels were old and discoloured,the soap miniscule,no complementary products and no view ,as was suggested in the brochure.
To add insult to injury,not only was our booking not confirmed ,but the full payment was taken on the day of booking and no receipt was issued on the day nor when requested at the time of checkout .
A worthy comparison is The Mantra Hotel at Lorne: Not only is it cheaper,but its towels,products and cleanliness are beyond reproach ...a visit would be very advantageous to the manager of Rayville Boat Houses.
