The only "Top-of-the-South" heritage home with air-conditioned, en-suite rooms still offering an a la carte cooked breakfast and fast broadband. Crystal chandeliers and 11-foot ceilings downstairs; views to the centre of New Zealand and across Tasman Bay upstairs with budget rooms. Big rooms with two Queen sized beds. Buses stop right outside our Rose Garden.

Booked this place last minute from an I-site for a one night stay in Nelson. The helpful I-site lady called the owner for us to confirm availability and put in all our details including payment on an online log in site just prior to us starting our 4 day trip to the national park. Despite this we got a rude email stating that our stay may be cancelled as we were not fulfilling our part of the agreed to 'terms and conditions' and needed to provide further information like 'landline' phone numbers etc - obviously being in the national park access to email was difficult/near impossible.
Following this a further even more convoluted email was sent detailing all the minutia of the house... a simple matter of accessing the key safe was made difficult because of the rules and instructions that had to be followed prior.
The owner despite trying to be pleasant made us feel like children who were going to be told off for doing something wrong and overall our stay was extremely uncomfortable. We felt awkward making noise and tried to stay out of his way.
Even a simple thing like connecting to the wifi was made difficult without needing to contact him directly.
....A very different experience to the two reviews prior to us and we would not stay there again or recommend anybody else stay there.
The BnB is also NOT in the centre of Nelson as suggested by the name....

Twiglet 18 pretty much nailed it! We felt exactly the same way.

It takes a 20 min walk to the city centre
You can park your car on the property if you are willing to follow the host's precise directions how to do so

We had a comfortable room in a nice old house, that retained many of it's original features. We were made very welcome and Steve went out of his way to kindly give us a lift to town to catch a bus early in the morning.
Although it is called 'Amber House – at the centre', it isn't. It is a 15 minute walk from the centre of town. It is in a pleasant area near to other accommodation.

Horrendous stay unfortunately for two nights. The owner has no boundrys. I could write a huge essay on reasons not to stay here and agree with the other poor reviews. I haven't got the energy....

To anyone wanting a beautiful place to stay in Nelson, this is the place!! I cannot rave enough about our 2 night stay - from the original phone I made to each and every email, we were clear of what was available and George was amazing to deal with. Mila is a honey who is the winner behind the excellent food, so to you both, we just wanted to say, we had a thoroughly enjoyable stay and you both are wonderful at hosting guests. The room was awesome, the food was divine!! Providing fruit & biscuits and continuous tea & coffee - the selection was amazing.
The omelettes were mouthwatering and the extras superb.
What you offer your guests is beyond anyone's expectations and we will one
day be back again to stay. George good luck for your travels to Adelaide
and if I could sponsor you, I would!! You are a wonder and your family
deserve to be able to have you there 24/7.

Thanks for taking the time to help us improve our service. We do agree that although the Rose Room is popular with some guests because of its twin Queen-size beds and direct access through French Windows to the front rose garden, the downside of being on the ground floor and directly opposite the breakfast room is that it may not be the best choice for a lie-in! We'll update our website accordingly and remind people that, although the double glazing insulates bedrooms from exterior noises, it may make noises from within Amber House even more prominent than they would otherwise sound. We do look forward to having you stay with us again and will try and ensure that you get either our Blue Room or Gold Room upstairs...
