Unique property and ideal for the discerning, eco-minded traveller: Situated in a quiet, upmarket area of central Nelson, Joya comprises a ground floor studio apartment in a three story heritage villa and a log studio - with grass roof - set in gardens with various water features. Both studios are self-contained. An optional organic breakfast can be served in the villa or on its main deck,which has a view of the city. Extensive in-and outdoor living from both studios. All water to the property passes through a filtering system for chlorine free drinking and bathing. For those staying in the villa itself breakfast is included in the rates. The Villa Room - with balcony - as well as the Den - are on the top floor. They are good value for money rooms but do not have an ensuite. Joya has had consistent top ratings for several years. Great hospitality, great location!

What a divine setting for such a unique (studio) stay. It's about as far as one can get from those impersonal motel units. The garden is exquisite and the host friendly and helpful. Even the view from the side windows is lovely, and it's on a nice quiet street. I'm going to rebook but for longer next time.

I couldn't have had a nicer stay. My only disappointment was that I could stay for only one night and arrived late, so didn't have time to enjoy the house and Paulina's extraordinary hospitality more. The house and my room were beautiful and immaculate, and the small balcony off my room, with a view down the hill over Nelson and to the harbor, made for a peaceful end to a full day. The shared bathroom is its own gem of stained glass and woodwork and a good shower. Breakfast was diverse and spectacular - perhaps the best muesli I've ever had, good yoghurt, nice bread, several kinds of cheese, a delicious omelette, and more. Other nice touches were great, soft towels, beautiful, interesting art and furniture, a bar of New Zealand chocolate waiting in the room, a sheet with suggestions of restaurants and things to do and see, a choice of pillows. I don't always like to socialize when I stay at a bed & breakfast, but Paulina was fun and interesting to talk with. The house is on a quiet street, but it's a 15-minute walk down the hill, past century-or-so-old houses, to the heart of Nelson.

I stayed here for three nights with my two children in the garden studio. We had the most incredible stay! The studio is just beautiful! It has such a peaceful energy and so much love has been put into its’ creation and decoration. We were given gorgeous local chocolate on arrival, the drawers were stocked with organic teas and coffee, and the soaps etc are all eco friendly. The grounds are so beautifully planted with flowers and old established trees filled with native birds feasting on fruit and there is a pond with lotus flowers floating on the surface. It didn’t feel like a business, it was more like a retreat or like a home. The host is such a kind, caring woman and she couldn’t have done more to help during our stay. This place is an absolute gem! Treat yourself- you won’t regret it!

My partner and I enjoyed a delightful one-night stay in Paulina's spacious studio (with its lovely and tranquil garden outlook) during our too-brief visit to Nelson. We would wholeheartedly recommend her B&B to other travellers. Thank you, Paulina, for your friendliness, warmth, helpful suggestions and delicious, healthy breakfast. We rather wish we'd had at least another night in Nelson, but will be back one day and hope to stay with you again.

Loved our stay here in the studio unit which is cosy and peaceful. No noise and private. Lovely view over a pond. Paulina was most welcoming and spoilt us with chocolate on arrival! Location is close to city , probably 10 minute walk.

A very welcoming place with a wonderful host. We stayed in the studio, which is large and well furnished. It opens on the garden, which is gorgeous.The breakfast is amazing. A quick walk to downtown and restaurants.

We stayed here on our grand tour of New Zealand and it was Exceptional in every way. The villa feels like you are in your own paradise even though it is in Nelson centre and Paulina’s hosting is second to none. Treat yourself to her breakfast. Will go down as a special part of our trip
