Stayd at Austing Heights in kaikoura and had a great stay. Highly recommended -it has excellent views of the surrouning mountains as this B&B is situated near the viewpoint on the top of th hill in town. In addition, great people that run this B&B and the rooms are very private as if in a hotel. Highly recommended for travellers with families.

Out of the 10 places in NZ we stayed Austin Heights had the best beds, friendliest hosts, best veiw, great breakfasts and lots of laughs.

We stayed many places on our trip to New Zealand, but Austin Heights in Kaikoura was the very best. The owners, John and Lynne, went out of their way to make us feel welcome and to arrange for excursions or provide information on local trails, history, etc. From the clean, comfy room to the peaceful, flower-filled grounds, the facility itself was outstanding. The breakfasts were generous and delicious. And the view! The pictures cannot do justice to the stunning views..
We hiked all around the peninsula on the well-marked trails and had some close encounters with fur seals, then had dinner at a local restaurant to which our hosts called in a reservation for us.
I highly recommend Austin Heights - I need six stars, not just five!

I had booked this on Expedia and when I realised that the children we were planning to bring in December were not captured, I contacted the property directly to inform them. They suggested for me to book directly through them and cancel expedia booking so that they don't have to pay 15% commission and after I agreed (within a day), they wrote to say they had accepted another booking because I was late in confirming the booking! They proceeded then to cancel the booking totally with no regards for us!

Nasty and rude emails were received from owner, Lynley of the lodge after I emailed her to state my displeasure about the abrupt cancellation.

My advice to travellers: Families with children, forget about this lodging as they do not welcome children! Other solo travellers, go ahead and do as you wish but before you confirm your stay, do read the reviews on tripadvisor giving average to terrible ratings because they are very true!

We are very disappointed with this false review as these people have never stayed at our B&B as stated on this review! The reason you did not book the children in when you booked is because Expedia as well as Booking.com have a NO CHILDREN policy on all our rooms as I explained to you when you contacted me. Plus we were totally full on all dates around the time you booked. I explained to you that you would need to get back to me within 24 hours with the offer I offered you so we could accept the children on this occasion. When i had not heard from you after that time limit i cancelled the booking which filled again within a couple of hours. As for false statement the the nasty and rude emails i am supposed to have sent you. Please put them on TripAdvisor as i would also like the World and to us to see them? In the past 15 years we have taken families with small children and enjoyed them very much Plus they have been made very welcome here with books, box of Leggo, DVD's & outdoor games. Some children felt at home and have not wanted to leave the place on departure! Now its time for us to slow down in life we decided not to take children last season. Which is entirely our choice. So in the future make sure you fill out your booking correctly and you won't have this problem in the future. We both wish you and your family a wonderful holiday in Paradise!!

We booked 2 nights 4-5 months prior our stay and payed online $250 per night, mentioning we had two boys. There has been no further communication from the owners since then, but when we checked in, we got notified there's an EXTRA $30 PER CHILD PER NIGHT.
We ended up paying $310 per night for a small self contained unit with a double bed room a sofa. The room is really nice and clean, very well maintained and the owners showed an effort to make our stay pleasant. But overall we payed $620 for 2 nights, double the price of 2 nights in any other self contained unit we have stayed in, on both North and South Islands.
When we tried to explain we have travelled through NZ and no one has extra charged us for the kids, they said: "well, we do!". It could have been a much nicer stay if we hadn't got the feeling the owners were so greedy to get these extra $120 for the kids sleeping on the sofa. We would have payed the same price for an amazing resort in Fiji, but Austin Heights B&B is NOT a Fiji resort and value for money wise I'd skip it.
Another thing is the Free Wi-Fi - we got 200MB for a two night stay while any other similar places offer unlimited internet connection.

Thank you for the nice comments Ronit, we did enjoy your company. As I did explain to you when you booked on our website you should have booked the two children in and you would have clearly seen that any extra person is $50 extra plus it clearly states that we do not take children under 12 yrs. I am sorry but I did not see the small print on the bottom of your booking where you stated that you had an 11 yr & 7 yr old child until the time of arrival. We clearly could have charged you the full $50 per child but we decided to only charge an extra $30 each per child. Which you seemed happy with at the time. We do not take extra people without an extra charge as there is more cost and work involved. We are a quality Bed & Breakfast with several Certificates of Excellence and not a Resort. Please check and make sure you fill in for all guests on your next booking including the children. We wish you and your family all the very best!

We stayed at Austin Heights for 2 nights while traveling in New Zealand. We visited Kaikoura three years ago and loved it so much that we made it a point to spend 2 nights in the city.

John greeted us after we arrived and showed us to the room we had booked, which was the Roses Bedroom. As we were the only guests at the time, we were offered the Deluxe Coastal View room on the second floor with access separate from the hosts' living quarters. There was an additional charge which they were upfront about. We went ahead and took the room on the second floor as the room was larger and the view more impressive.

The room was very clean (they asked for shoe removal in home and in room) and was decorated simply. The decor choice, was not our first option, but was certainly their taste based on how their home was decorated. While the view was nice, the experience was lacking some expected touches - for example, there were no tissues in the room, an iron was present without an ironing board, there were no extra blankets (we were slightly chilled the second night), and toilet paper seemed cheap and rough (1-ply). Wireless internet access was available but limited to 100 MB, which the hosts had to provide access via a printed paper code. We felt that these amenities are just part of doing business and offering guests the best while in their home. Although they said to ask them for anything, it did not feel as though they had an "open door policy" as their doors to access them were always locked and the blinds were drawn. It was probably not their intention, but we felt as if we were being intrusive, not guests.

After a day of hiking and being in the car we were happy to see there was a hot tub outside. To our dismay, to use the hot tub was an extra $5 a person - a charge that was not indicated on their website. Laundry facilities were also available for an extra charge, though we didn't utilize them. John requested cash for the cost of the room upgrade from our original booking so they could avoid additional credit card fees. Again, this seems like it should be a cost of doing business.

The property is very well cared for and beautifully manicured from the lawn to the flowers. In addition, the home sits on top of a hill, so you can view the whole city, mountains and ocean. They are also close to a great private walking trail.

Breakfast was good and filling - cereals, fresh fruit, eggs, English muffins, yoghurt, and toast, with tea, coffee, and juice. John and Lynn were warm and pleasant, and we had nice conversation at breakfast, but had limited interaction otherwise. If we were to stay in Kaikoura again, we would probably choose another bed and breakfast, even though the views here were wonderful. There are too many B&B options in Kaikoura to return to an average stay.

We thank you for taking the time to write a nice review response for Austin Heights. We enjoyed our time with you both around the breakfast table as we do with all our Guests. We always try and spend quality time each morning. It's not our intention to shut our guests off from our private living quarters. When we did leave it unlocked guests would just walk in without even knocking and walk right through our home. We have self contained Units, we are not a Homestay! This is why we say to all our guests once settles in, if they need anything please knock on the door and we are only to willing to help!. There is a $5 fee to use the outdoor Spa which includes spa towels. This has always applied to help towards power & water charges. Everyone that has used it has never complained before. The extra small charge to be upgraded to a self contained Unit was cheap. If you weren't happy about moving up, you had the option of staying in the private bedroom you booked. Contrary to most reviews we felt this property was misrepresented,overpriced,authoritarian and old fashioned.We were allotted the ‘garden and mountain views’ apartment on the ground floor.It felt like a converted double garage and looked out on to the hard standing in the front garden where we were told to park our car; thus our views were partly garden , partly car and partly tarmac .
Notices indicating house rules were everywhere, requesting guests to take off shoes when entering the main house for breakfast,to switch off lights and air con,not to put cases on the bed, not to be late for breakfast.It came as a surprise to be asked the night before to choose whether we wanted tea or coffee for breakfast .We felt the approach was unwelcoming .
Breakfast itself was average at best - not a meal to linger at and we were not offered a cooked breakfast .
A rather motley collection of toiletries was located in the bathroom cupboard into which our toilet bags were placed when we dared to leave them out after the first night.
On the plus side the property is spotlessly clean and well maintained as are the gardens but we felt that the ‘look’ overall was very dated and not to our taste .
Overall probably the least enjoyable stay we have had during our month long vacation in NZ and certainly not good value for money.

Sorry, you obviously had a bad couple of days and have taken your frustration out on Austin Heights & its owners? Actually we are very proud of the way we keep our property and we are told by 99% of our guests how beautiful it is, how clean, a lovely location, the best beds they have slept in on their trip around NZ, delicious breakfasts, which include a cooked dish served every morning. So we are not sure what planet you are coming from? Yes, we certainly do have a few rules put on the walls which some people need to remind them to turn the lights, heaters, etc off when they go out for the day? Its common sense actually! The reason we have a time set with each couple for breakfast & need to know at night is because we can have three sittings starting at 6.30 am with the Whale watching, Dolphin tours etc. So yes, we do like to know at night whether you want coffee or tea in the morning so we can have it ready for our guests. Your toilet bags were put in the vanity cupboard so we could clean the top of the vanity which was left wet and dirty by you? As far as the view in this lovely spacious apartment it is advertised with a Mountain and Garden view which is 100% correct? Maybe you should have booked one of the top Units? We know who you are, and we noticed you were not happy at breakfast and were whispering to hubby and looking at the other 4 guests at the table who were enjoying a good laugh and talking about their wonderful trip around NZ. We wish you both all the best and maybe next time you are not happy with someone or something in life just tell the people so they can maybe improve or correct the problem?

Every aspect of our stay at Austin Heights was exemplary - from the warm greeting by John, to the hot breakfast cooked up by Lynne the following morning. The room was spacious and clean, sporting a beautiful view of Kaikoura. There was a small kitchenette with everything we needed, including a beer and a mini bottle of Brancott that was on the house! John and Lynne were very friendly and made our stay very comfortable. You are in very good hands at the Austin Heights B&B. Enjoy!

The view from the balcony is wonderful, the room was clean and the breakfast excellent, but those elements aren't enough to warrant a higher evaluation. Our room was a stange mix of faux-spanish decor, and the overall feeling that I had upon leaving this house was that I had stayed in a small hotel rather than in a B & B. For $250 NZD, I would have expected better. We were told that there was a hot-tub in the rear of the house; we would not have used it in any event, but the sign on the hot-tub to the effect that there was a $10 or so surcharge for using it tells everything there is to know about this place.

Thank you for putting some nice comments on Jacques, it was lovely to meet you both. I regards to the comment on the room decor i am sorry but we will never please everyone. 99% of our guests love our rooms & decor but as you know you will never please everyone in life! As for the Spa cost, it was $5.00 for the use of the Spa & extra towels. NOT $10 as you thought? But thanks for the comment as we now have taken the cost off for the use of the Spa. I don't really understand your comment on our B&B as we are not a motel. We welcome all our Guests into our home and spend time with them every morning over breakfast and also ask all our guests if they need anything to please ask. Or if they are not happy with anything to please tell us so we can correct it. Sorry but not much more we can do than that. By the way thanks for the lovely review you wrote in our Guest book before you left? We wish you both all the best for the future. Kind regards.
