Highly recommended
Fairways is part of a new development just outside Kaikoura, the centre of which you can reach by car in less than 5 mins. My wife and I spent 3 nights in one of the stand alone apartments ( not a studio). This was modern, spacious and was extremely well fitted out - so much so it was like home from home. The complex is currently managed by a young couple, Andrew and Brenda, who were most helpful and friendly. I think our opinion of our accommodation can be summed up by saying that our stay at Fairways was so pleasant it was with great reluctance that we left to continue our long trip through New Zealand. Certainly the best place we have stayed out on our journey.

Poor maintenance let this place down
We stayed in a 1 bedroom apartment for 3 nights. We felt the price at $233 (plus credit card surcharge on top.....) was very high compared to other properties we have stayed at on this trip. However, we wanted the convenience of a dishwasher and washing machine, and a bit of space, and the photos looked lovely so we booked.
The layout of the apartment was great, but the quality of the finish was very poor. If I was the owner, I would not have paid the builder! Wardrobe and cabinet doors did not hang properly. The shower door did not fit correctly, so however hard you tried, you ended up with water all over the floor. As others have noted, there are chips in the concrete benchtop. All of these things are fairly minor, however, but the completely useless dishwasher was a major source of frustration to us throughout our stay. It just did not wash properly. We ended up handwashing all of our dishes, which is not what we expected in a "luxury" property at this price. The guest instructions gave us a hint that we were not the first to have issues with the dishwasher. If it doesn't work, why not either take it out, or replace it with something which does?
It is a shame, because a think a bit of maintenance and a new dishwasher would have left me feeling very happy about this place.
Fairways is a few km out of central Kaikoura, and it is located in a lovely area across the road from the sea.

Stunning!!!
I recently stayed here and (after doing a lot of research on where to stay in Kaikoura) I am 100% convinced this is the best place in Kaikoura by far unless, you want to stay at Hapuku Lodge.

I last stayed in Kaikoura in 2016 and stayed at the Heritage Hotel property there and it was rubbish and this made me really reluctant to stay in Kaikoura again but I am sooooo glad I did.

The Fairways is set in an amazing location (within a high end residential development with beautiful walk-ways with unrivalled views of the Kaikoura Ranges) and the apartments were spacious/modern and clean and really well appointed.

The only minor issue aI had (which I don't believe will be an issue for future guests) is that I wanted to watch something on TVNZ On Demand. The brand new Smart TVs were there but were such a recent addition to all the other amazing features of this property that the technical side of things had not yet been put in place.

I did ask for help (before realising that the TVs etc were so new) sorting this and the host was very obliging. We didn't quite sort it but I got the sense he was committed to ensuring all was in place for future guests.

Really looking forward to staying again...thank you Fairways!!!

Nice concept but
Even though we got a Groupon deal but went direct at $250 a night I really was disappointed.
As in previous reviews looking at them now and not before I booked because I looked at the booking.com reviews. I agree with what people are saying.
I don’t want to give a bad review as I know we are all struggling and I want to help out business as we are travelling around the South Island for the first time.
The photos show seperate units but they are all adjoined
Luxury accommodation and this is what we got - broken tiles in the bathroom floor, black marks on the wall, kitchen bench chipped and cracked, duvet on top of bed had a large white stain underneath the pillow area, stains on the carpet, we know tvs and there’s was on its last legs showing a white screen when you turned it on, 2 many instructions on not what to do like they are telling you off, one thin duvet, had to ask for another blanket and felt uncomfortable to do so. One coffee bag for 2 nights, fridge door was intergrated and the front panel was not screw to the fridge kept opening up.
Such a beautiful concept but not good in its execution such a beautiful surrounds and the walks and views amazing out of the world.
The staff cleaned the studio next to us and the door was left opened even at 6pm so my hubby closed the door to stop the cold air coming through.
Sorry about this review but these attention to details need to be addressed. We stayed in the penthouse suite at Picton Waterfront apartments for $165 a night and they were out of this world stunning.

Not much fun to be had here
We stayed 2 nights in a 2 bedroom unit that is actually a 1 bedroom unit plus an adjoining studio. Which is quite good, as you get 2 ensuites.
A holiday should be fun, but not here as there is a lengthy list of things that you can't do. By the time you have read them all, with some things in bold print, you feel as you have been told off by the owners for being brave enough to stay there.
The apartment was nice enough but miserably equipped with the absolute minimum of everything. The TV was an ancient Plasma TV with a dud screen. And I paid a $30 bond to use the weber bbq just in case I didn't clean it sufficiently to pass their after use inspection. Pity they don't apply the same criteria to the apartment windows that needed a good clean both inside and out.
Far too expensive for what it is, especially when nothing makes you feel welcome.

Great accommodation with average service
The Fairways is one of the nicer properties in Kaikoura. With a price of just under $400 a night it's also at the higher end price-wise.

The buildings are great. Roomy apartments, decent kitchen, and bathrooms.

The reason for our average review is the service.
We were given an apartment with a broken toilet. We had 2 and were only there 2 nights, so I didn't bother saying anything, but with Covid and plenty of empty rooms I'm sure a 2 bed apartment without a broken toilet would be available.

The hosts make a big deal of the service part of serviced apartments. We were asked three times if we'd like a service and that we had to put a note on the door if we did, which we did.

The service was non-existent. Absolutely no cleaning was done. It consisted only of replacing used toiletries and amenities such as dishwasher tablets. The kitchen is large and designed to be cooked in, which we did. The service didn't even include wiping it down - with no cleaning products to do so, we had to drive to the supermarket to buy our own spray and wipe to clean the kitchen.
Bathrooms sinks weren't wiped down, no vacuuming, absolutely nothing.

Apart from that, it was fine, rooms are nice, though the blinds in the main bedroom let a lot of light in if you are in bed.
BBQ is available for you to use, then clean yourself.
TV channel list is poor.
Gardens are lovely, location is nice and the buildings are lovely (large windows, high ceiling etc).
A comfy stay, but if feels like the property managers are over their heads.

Hot box - wouldn’t stay here
I arrived for two nights. The first night I was booked into a studio. I walked in to suffocating heat. No air conditioning, tiny fan and you can’t leave the windows even partially open when you sleep as people can easily climb through.
I had to leave and find another place to stay. The owners just did not care less. They just shrugged me off when I spoke to them about the heat.

The owners promised a refund and haven’t bothered responding to my follow up in writing.

It’s wrong to rent out rooms to people that are so hot without proper cooling.

And it’s unethical not to provide a refund when promised. There are other cheaper and more comfortable places to stay in kaikoura - don’t risk your holiday here.

Below you can see the size of the fan! No offer of a bigger one. And also the window! As a solo traveler you couldn’t risk that being open all night.

Not what we expected
For the price of the studio we were expecting a bit more during our 2 night stay. Studio is attached to another room with a locked door separating the two (we did not know this). General cleanliness ok but dirty walls, bed was very average, the toilet (even when button was not pushed down) would make the flushing noise which we found super annoying. We wouldn’t stay again!

Great apartment
We stayed as a large group in several of the 2 bedroom apartments. The rooms were clean and spacious and well equipped. Both bedrooms were ensuite, one with a spa bath and shower and the other shower only. Good water pressure in the shower. Nice outdoor seating and bbq. Parking is one allocated spot per unit. Walking distance to the golf course.
Great stay, we would definitely return.

Lovely property
My wife and I stayed here for two nights over Queen's Birthday weekend. This gorgeous property, next to the golf course, has light filled airy rooms with generous space and good amenities. The kitchen was well supplied with ample cutlery. crockery and utensils. The living space too is modern and comfortable and the surroundings are picturesque and well removed from the hustle and bustle of the township.

Why the low score then? This property could be amazing but lacks the little touches that great operators have. We had given an arrival time but were greeted with just a note (mostly about what we couldn't do) on the reception door. The room was freezing. A heater turned on half an hour before would have been a welcoming touch. We had 4 instant coffee sachets for two nights and two people and just 4 small UHT capsules. We even ran out of toilet paper! I may sound pedantic but this was more expensive than the Hilton in Queenstown over the same period. Work to do but the potential is there!
