3 of us staying in Unit 1 (2 single beds, 1x double). It was clean and tidy, but we unfortunately encountered some ants in the kitchen (possibly attracted by something sweet and sticky left out on the bench), but they were easily taken care of. Otherwise no complaints. The manager was happy to help out with a couple of small requests. I'm not sure why so many people complain about motels being 'dated' because of the colour scheme and furniture just because it's not modern, but it's all in good shape and not tatty. The only- very slight- problem was the glass table and coffee table tops and not having anything provided to put down hot plates/cups, but we improvised. Quiet surroundings overall but we could hear some boy racers out on the main road. Adequate heating for the cold nights. Beds very comfortable. Backs onto a very pretty park/reserve. Would stay there again.

We chose this motel because there were 4 of us and we wanted 2 bedrooms rather than the fold out couch in the lounge. It is an older motel with dated decor and furniture, but it is clean and has had a fairly recent coat of paint and newish curtains. The interior windows/frames could do with a clean.
The beds were comfortable and decent size bright white towels.
There was no body wash for the shower - there was 1 full and 1 half empty motel sized bottles of shampoo and hand wash. These were not replenished on our second day.
The grounds behind the main building are really scruffy with lots of junk which was our view when we walked out the door - it really needs a clean up.
All things considered, this was great value for money at $205 a night for the 4 of us.

Our studio room was a huge disappointment cleanliness wise and we brought this to the attention of the hosts soon after arrival. To their credit they removed our belongings after we left the room and relocated us to a better unit which was much cleaner. We were staying for three nights so this was appreciated as we would not have stayed in the original unit. Our new room faced onto the ajoining park and was quiet with a tranquil view so I would recommend these units in preference to the rest. We found the hosts to be obliging and we appreciated their willingness to fix the problem.

My partner had to travel from Hamilton for a last minute family emergency midweek so I booked this motel for him while he was enroute. I purposely went directly to the motel's own website to book, hoping to save them booking fees. Their own website asked what time for check in and I advised 8.30pm which is when my partner guessed he would arrive at the motel.
Upon arrival at 8.10pm the host/owner rudely asked him why he was late as check in was 8pm as that was when the office closed, all the while moaning about 'jaffas' using booking.com which cost him money bla bla bla. My partner pointed out that he was actually earlier than his stated booking time and that I had done this on his behalf (directly through their own website mind you) as he was driving, but the owner carried on being rude and argumentative.
In hindsight, I should've read the reviews. The room was standard, basic and at least clean but would not recommend this motel.
NB: The following morning my partner found a notice in the room with office hours as Mon-Fr 7am - 10pm, ring the bell and we will attend shortly.
Terrible service from a long term motelier, especially as so many are struggling after covid. Perhaps they should sell up and do something more suited as they do not live up to their claims of being wonderful hosts as per their website.

I was booked to stay here for work as my regular motel was full. Rooms are very small and cramped, the room I was originally booked into, the bed was very soft however I was moved at request. However being told by the host that was his bed before he moved in there creeped me out a bit. The rooms are dated, curtains faded and in first room it smelt musty.
Heaters in rooms are on a short timer and noisy. I would not recommend this motel for frequent business travellers. Usually when ordering continental breakfast it is usually bought to the room the night before so allows you the choice of when you want to eat....not here delivered in the morning.
when I went back to my room in the afternoon I noticed the bed wasn't made and when mentioned was told the staff were not there to clean up after me?? ( and was told off for not doing the dishes!) However the hostess advised later in the day the beds should have been made....
Personally I had no issues with the hosts, any requests were met when we had some paperwork issues.However as I was at a conference there the way the host spoke to attendees was appalling. they were sworn at and abused when on freezing cold day they took their food into conference room rather than stand in cold conservatory. ( yes there was a sign so no eating in conference room but the reality was there was no heating where food was being served and it was about 8 deg in there. and these were mature adults being careful not to spill food)
I would not stay here again or use the conference facilities again. I would agree with some of the other reviews on the abruptness of hosts.

The room itself was comfortable and clean enough and having the big park out our back door for our 2 year old to run around in was wonderful. The "children's playground" area was more like a "death trap" area - all the equipment was rusted and covered in cobwebs, except the admittedly very cool wooden swing.

The thing that stops me from giving any more than one star though is the bizarre behaviour of the hosts. The wife regularly came into my room and gave me criticism on my housekeeping skills (bearing in mind we were two adults and a toddler living out of suitcases while looking for a rental home, having moved from overseas - it ain't gonna be a show home folks, sometimes I'm gonna have priorities other than making the beds, just sayin. Also, as long as we aren't pooping on the carpet, straight messiness really isn't any of their business, quite frankly). She told me as "just a bit of friendly advice" that "in New Zealand, if you keep a rental house like this, you'll get kicked out." Number one, I am a born and bred New Zealander myself and not a freaking idiot, number two I'm a 30 year old woman with a child and I don't need to be told off like a teenager and number three if a landlord kicks me out because I didn't make the beds when they dropped in unannounced, then good luck at the tenancy tribunal!

There was also a lot of confusion about what was and was not included in the room price, internet charges etc. I would suggest that if this motel wishes to offer longer term stays in future, that they should outline clearly from the beginning what is included in the weekly fee and perhaps become clear in their own minds what their fees and policies are.

They made our stay really uncomfortable, which is unfortunate, as the place itself is perfectly adequate and could have been nice.

Ok, so I've seen some good reviews, and perhaps if you don't have to make changes to your booking he might be ok, but our experience of Wayne was awful. Here's our story... I originally booked through booking.com. My card subsequently expired and so I called to sort out, he had already booked the room to someone else, so said he'd move me down the road. I assumed (wrongly) this was another of his motels, he didn't provide any information, and he did not go over cancellation policy, the booking was verbal and seemed really casual. when I was travelling down from Auckland to Rotorua, my daughter (5yrs) got really terrible car sickness and I decided it was best to leave her and my son in Rotorua with some family. I called Wayne (who I thought would be accommodating to the situation) to advise we no longer required a two bedroom unit, & as my mum has booked at his hotel which was fully booked, could we please stay in her room instead (that can sleep 6). I explained we were over from Australia and it would be nice to stay together with my family. He refused and told us no we couldn't and if we tried to stay there he'd throw us out. When we finally arrived arrived around 5pm, I tried to speak with him to no avail. He told lies to us, 1. Told us the whole town was booked out and there was no where else to stay, 2. Told us he paid out his own money, and when I requested to see his receipt told me there was not one and the hotel paid it. So I decided to go over and see the other motel owner, who confirmed no money had been received, and they wouldn't have charged if Wayne had called them and explained the situation. I went back to awatea and told Wayne I would settle the bill directly paying cash with the motel I was now staying at, as I have an Australian Credit card, but already had NZ currency withdrawn for my trip. I also confronted him about his lies and he didn't have much to say. He abused the owners of the hotel I subsequently stayed at and still charged my credit card. Considering his motel was totally booked he should treat people with consideration and respect. I'd totally recommend staying with colonial court over this place any day. I've stayed in hotels and motels all over the world and never experienced such horrible service. It's quite disgraceful considering the industry this vendor operates in! Good luck and I hope if you do make a decision to stay here your experience is better than mine!!

This is a well set up clean and comfortable motel at the Southern end of town. The host is friendly, and the breakfast was fine. I was fortunate to have one of the rooms that looked out onto the adjacent Awatea Park and enjoyed the beautiful scenery, trees and bird song.

The only sour note for me was the Internet charging. In my experience the majority of NZ motels see the benefits of offering complimentary access to a good Internet service. This motel asks for $10 per night per device, and for me this is by far the dearest rate I have been asked in NZ and the "per device" means you can't connect a laptop and an ipad without buying two connections. I chose to use my own mobile phone to avoid this.all this.

In all other respects, I was very pleased with my stay.

As last minute late night callers we were very surprised by the quality of this accommodation which backs onto a delightful small park . We sat late in the evening thinking of nothing watching nothing go by and woke the following morning refreshed to leave early. They coffee and tea provided far surpassed some four star accommodations we'd stayed in

I stayed here for a week while attending a university course and shared a two bedroom apartment with a friend. We found our room to be big and spacious, the beds comfy, the kitchen everything we needed and what's more it was super clean! They came in every day and gave us fresh towels etc which we didn't expect but was superb. We also had free wireless wifi for both our laptops which lasted for the whole week. For the price (not much more than the dorms at the uni!!) I would definitely recommend and I will stay here again when I am in Palmi, it is walking distance to both the uni and to town so in a great location also.
