You get what you pay for, as I pulled up you can see from the state of the lawn, ( I say lawn loosely ) Because it was dirt, weeds and prickles. Pull up at the room and the state of the car park is revolting, rubbish everywhere, old apple cores, chip packets etc. look over to the wheelie bins and they are over flowing, all ten of them, bags of rubbish piled up against them. Go inside my room, looks clean, but it’s chocca block full of flies, crumbs on the chairs, missed vacuumed parts on the floor with what looked like biscuits on the floor. The pool was cloudy/soupy looking, weeds and very unkept pool area slap bang in the middle of all this other rubbish. Pay the extra go somewhere else and sleep well knowing you can put your feet on the floor without shoes. Horrible!

The room was immaculately clean. The bed was comfortable and the sheets were beautiful. The pillows were like bags of cement though they were so hard so i suggest taking your own pillow. We were allocated room 4 which is "tucked" away in a separate section of five rooms which was very hard to get in and out of if there were other cars parked there so i would specify that you do not want rooms 1 to 5, especially is you have a large vehicle which we do; a landcruiser. The rooms are serviced daily so if you're staying more than one night your room will still be attended to and teas, coffees, sugar,s biscuits replaced. We were given a 600 ml of milk which is very generous.

What follows is a scathing assessment of "Family" Room #11 , which was a disgrace, after I had re-written it twice (!) to tone it down. That room failed to meet even the most basic elements of cleanliness, or maintenance. This review applies only to the 2-bedroom Family Room #11. Even so, I will never go back to this Motel. I know how harsh that is, but there were MANY things wrong with or bad about the room. I'll start with the simplest, most obvious and easiest thing to fix: --- several upper corners in every room or alcove (even the bathroom) had WEEKS-old spider webs in them, which is an indictment of their cleaning ethic ie non-existent. It's VERY easy to lift a broom or vacuum hose to get rid of them, even on a weekly basis, but of course it should be done daily. Re: the front door and entrance frame/wall to the room: The door "fits" loosely and rattles in the slightest air movement. There is part of the base of a safety chain (which is vital secondary Security), but NO chain or slot for it to go in. To the R of the front door, on the floor, more than a metre of skirting board is missing, leaving a hole which is exposed to concrete and exterior brickwork. It's an open invitation for bugs. At one stage I leaned on the RHS of the door jamb, which moved! Not just the door jamb, but the whole frame and front panel and windows!! I've worked on many building sites. That front room wall/panel is an extreme structural problem which is dangerous to say the least, and needs immediate fixing. The lounge in the main room is old and tired. To the R of the TV there's a spider-webbed alcove which should have a horizontal panel for luggage; it's gone. Re: the second bedroom --- it has a security frame guarding the window, but no flyscreen. Too bad if you'd like some fresh air. There' s a kind of side-table, an old, tired, mini-bookshelf which has had laminate torn off it. Please throw away and replace. One of the black pillows had a white-ish 'stain' on it. I shudder to think what it was. There's a spider-webbed alcove with a bar fridge and a noisy-rattley, old aircon unit whose fan needs to be repaired. The wall to the R of the fridge (bathroom is on the other side) has been damaged (kicked?) and unfixed, which brings me to the bathroom: 1) the bathroom door is damaged, the handle does not work and the door does not even close due to that damage. I repeat --- the bathroom door does not close (or lock, of course)! 2) Several places in the tiles have been damaged, dirt-and-mould-filled. Disgustingly grotty. 3)There was a large, LIVE wasp in the bathroom. Not a fly or bee. A WASP! The bathtub had several rusted chips in the enamel and, to top it off, dead bugs in it. 4) The tap in the bathroom sink was leaking, a slow constant dribble that has been left unfixed for so long that the sink drain was badly rust-corroded. I tied a facewasher to the tap to stop the sound of water gurgling into the hole. Breakfast: We made the mistake of ordering breakfast. When I took the brekkie form to Reception I discussed the breakfast order, so everything was clear eg "NO tomato, thanks. Toast on the side, please". We had asked for the bacon to be "well done". When it arrived, half of each piece of bacon was black-burnt. I don't know how they did that. After chewing my first mouthful of some of the unburnt bacon a few times, I spat it out. It was OFF. Old. Rancid. Disgusting. On reflection, I am not surprised. The scrambled eggs had the texture of cauliflower-exterior, dry and tasteless; my guess is powdered eggs. It was served on top of butter-soaked toast with 5 or 6 slices of barely-cooked tomato, OF COURSE, since I had asked for none. I've travelled by car extensively through S.A/Victoria/NSW/Qld on business and stayed in many Motels over 40 years. That room was the WORST, by far, out of all of them. P.S. The Motel courtyard and parking are dull-grey concrete and gravel. No lawn, plants or shade. The reflected heat in Summer must be awful. To be fair: The woman at Reception was pleasant. The TV in the room was fine. 600ml carton of milk in Fridge was a plus. Finally, one good thing (but nothing to do with the Motel). We ordered takeaway from "Casablanca Pizza and Pasta" (delivered for $5). Both the pizza and pasta were very good and generous serves.

The 2 bedrooms were clean. The aircon turned on and off all night like a noisy washing machine making it hard to get a good night sleep. Although the motel had free WIFI our rooms were out of range but if I went outside 2 rooms along I could get the WIFI. In the morning I told the lady and she made out that she didn't know that...of course I thought she did know that the wasn't any WIFI in the rooms we had. I would not have been the first to mention it. My friend left a coat behind in the the room . It made me wonder why they want your own phone number when you register when they don't ring you to let you know something is left behind. We were in Shepardton for a while and could have gone to get the coat.

For the price, this motel offers the best value for money in Shepparton. The rooms are spacious & clean with a comfortable bed. Other benefits include a good size Television with Foxtel, 500ml of fresh milk & a free local daily newspaper. The negatives are the heater is very loud and make a clunking noise when the thermostat switches off & being being on a main road traffic noise can present a problem if you're a light sleeper, particularly in the morning. The bathroom is not that flash but what you expect from budget accommodation. Staff are friendly and easy going with minimal fuss check-in. Location is great, close to parks and the main lake, with Maccas & Subway a short walk & Coles & KFC only 1km away. The CBD is only a 10 minute walk. If you're wanting good quality budget accommodation in Shepp, look no further than the Big Valley Motor Inn.

Stayed here whilst visiting family. Not the best place I've stayed at but not the worst either. Cons: Very noisy, we had unruly and loud neighbours; smoke alarm had been dismantled and hanging from the ceiling; screens on windows broken and hanging off; shower water pressure not good; very outdated and badly needs a renovation. Pros: Owners/staff very friendly and obliging; breakfast was really nice; beds comfy.

within 2km from Shepparton city center not far from the city lake this motel is great the lady a reception is great to deal with and very well spoke this is a family run motel and the room is spacious with a queen bed plus lounge large bathroom with shower at one end and bath at the other with sink in the middle has separate toilet and a large fridge and tv will stay here again next time im in town

Personnel wonderful. Couldn't be more helpful. When I arrived couldn't open the door; well after perseverance I could. Lock on door, probably whole door knob assembly needs replacing. Tap dripping. Couldn't turn cold tap on at all. Taps need replacing too. Guest services directory needs updating. Laundry not where it said it was or the door that had LAUNDRY on it! Very confusing. Air conditioner worked well but didn't tell you in directory how to work it; switch next to bed.

The moment we walked in the room smelt really fresh and clean. Beds we clean and very comfortable. Because its off the road abit was quiet and peaceful for tne night. Good value for money Staff friendly and helpful.

When away from home I want a room that is clean, comfortable and warm in cold weather. Decent plumbing is also important. This great motel certainly delivered. Yes it is dated but the bed isn't old nor the settee. The LCD tv is huge and of good quality. I couldn't fault this place and for $95 It is exceptional value for money and when in Shepparton we will certainly use it again.
