This B&B is located a good 10 minute walk from the Town Centre and a couple of minutes from Lake Te Anau.
We found the owners very keen to share their local knowledge and routes to other areas of Southland.
Adequate continental breakfast, with a cooked option available at a daily extra cost of $15.
Our room was comfortable.

We've stayed here several times over the years.
The owners are very knowledgeable about the area. Our room was large and airy. Noise from other rooms was a problem with giggling girls late at night.
There is a guest refrigerator which was nice to have and we were able to do laundry.
Breakfast could be better. You have to pay extra for anything cooked so there was little protein available. Some boiled eggs would have been nice, as well as some decaf coffee. We could have used some body lotion, too.
We'll stay here again.

A wonderful place to stay. Situated in a quiet part of the town Nathan and Liz are very welcoming. Breakfast is included , rooms are clean and comfortable, and guests can use the kitchen. Ideally located for a day out to milford sound, enjoy water sports or organised tours fro Teanau.

We stayed here for four nights, in room 9. This is a "fire escape" room, so can't be locked from the inside, but can be locked when you go out! I am still trying to work that out! Not being able to lock the door when we were in the room didn't bother me in the slightest, if anyone did mistake the room for the breakfast room, they may have seen more that they bargained for, but , hey, who cares!!
The room was very clean and modern, with absolutely no storage. A small "pole" with 2 coat hangers was fixed on the wall, just above the tea making facilities. I assumed that was the wardrobe. The bathroom was very small, but clean and big enough for us.
Breakfast (NZ continental) was included, although that finished at 8:30am. I know we were on holiday, and should be up at the crack of dawn, making the most of the beautiful country, but wait, we were on holiday, and wanted a lie in, perhaps because we had a very full day the day before, but tough, breakfast finished at 8:30am! We did go to breakfast the first day. Cereal, bread (frozen) for toasting, and tinned fruit. Sorry, but I don't get out of bed early for such a meager breakfast, so didn't bother the rest of our stay there. Te Anau has plenty of lovely cafe's and restaurants for a decent breakfast, notably, the Olive Tree!
The owners certainly seem friendly enough, it's just, I felt slightly uncomfortable on the morning we did have breakfast, with them sitting in the corner of the breakfast room, almost as if they were watching every move you make! I'm sure they were there should you need anything, but it didn't feel like it!
Room 9 is a big room, but a noisy one being right next to the breakfast room, which opens at 7am.
I wouldn't stay here again.

Thank you for your stay and feedback we do really appreciate it. However i do wish to address some of your feedback.... Your room has a fire rated door which is part of our building warrant of fitness for being fire safe. This door is no different to any hotel room firedoor other that it has a key access on the external side than a card style. This room does neighbour the dining area which is locked and closed each night at 8pm and does re open for breakfast from 7am. The walls around and doors are all rated for at least a 30 min fire but we do rely on guests to respect each other particularly at this time of morning. (which does take some reminding at times) We are on hand each morning to help with set up and delivery breakfast and we estimate what guest may use each day. That does mean running to freezer for some bread once its run out on re occasions. We have also found that guests do like to take advantage of our local knowledge at this time to maximize there time in the area and there next destinations. Most of this help is done while we are helping with breakfast. Most mornings i bake a batch of muffins and make fresh fruit salad from what seasonal fruits are available. Given Fiordland is one of the wettest coolest places we don't have an option on year round fresh fruits and do rely on preserved fruits. Our breakfast times are made available on to booking platforms so it shouldn't come as a surprise. Id love to sleep in each day also given we do 14hr days but we don't so we can help guests extract more value from there days in Fiordland. There is 4 coat hangers in room and two sets of draws for guest use. Had you asked for more hangers we would had offered, no problems. We are sorry you didnt get more value from your stay but maybe bringing this to our attention in person during stay we could of helped more than reading now about it. Safe travels back home.

Te Anau is the gateway to trips going up to Milford Sound so this is why we stayed here. Good location and only a 10 minute walk down to the large lake and then a wander into town. The bed room part was pretty cramped but the compact shower room worked well and the shower was good. We were disappointed with the included continental breakfast. Definitely a budget version and not brilliant quality. We booked on Booking.Com and the room description wasn't quite accurate. The room did not have a tumble dryer or a fridge. There was however a good sized communal sharing fridge in the lobby area. If you needed any laundry doing then there was a $10 NZ charge per load.

It’s a pleasant enough location but maybe a little far to walk into town easily. It was also very clean. That’s the best I can say though.

The narrow ground further bedroom (and ours was one of a few that were similarly positioned) had a small exterior window, but the light and any view were obscured by a large bush. This made the room very gloomy and dark. Two other opaque windows were heavily frosted and let in some light from a wide covered corridor that had some seating. The corridor was also being used as an area to dry bed linen when we arrived. There was insufficient lighting in the bedroom to read anything printed.

The ambience of our bedroom was dark, dingy and depressing. It was, by far, the worst place we’d stayed in during our two week holiday in South Island.

The bed was very soft, felt old and was most unsupportive.

Water pressure in the tiny shower/wc room basin was very poor, which didn’t help the ridiculously long cold leg for the hot water to come through.

The shower unit was an unusual one with a metal floor and a thin flexible plastic door that seemed to be on a vertical roller. Cheap and nasty, but at least the ancient looking shower worked.

I cannot imagine anyone wanting to spend any more time in the bedroom than absolutely necessary.

The continental breakfast was a parsimonious lacklustre offering which
finished at 8.30 - never had such an early cut-off before. Obviously done to suit the owners, not the paying guests.

I cannot understand why the facility had such good reviews. Maybe all the reviewers stayed in the only front bedroom that had a view, a decent amount of natural light and looked ok.

In all, we could never recommend this place other than as a low budget B&B, but it was too expensive to be budget accommodation.

All i can say to this, is this just feels like bulling online and should be stopped. Reviews should be in a constructive format that helps improve rather than just made about putting people / business down. Your comment about not being able to read anything printed seems odd given there are two bedsides lamps, two ceiling mounted lights and light in your ensuite. Might i suggest an eye test as a way forward that may help longterm. Maybe going forward have some respect for people a little more and you might find life just gets better and less dark. Maybe as your continuous improvement you could look at framing your reviews in way that offers feedback with maybe a solution lessening the negative views. My staff and i have had to clean up peoples toe nails, out of the carpet, clean snot off shower walls , faecal matter from shower drains and much more and having this form of reviewing just adds to that anixety and effects peoples health and well being. Be the the better person next time, safe travels and all the very best for your future.

Here are the few reasons why I strongly suggested you find another option. It feels like it was a old motel being renovated. The indoor living room was very cold in april and furniture quit outdated. The bathroom is extremely small, can barley move and extremely cold, no heating. The windows? I had a small one with natural light and a bigger one facing the indoor living room so no natural light at all. The walls are paper thin, i heard everything that was going on in the bedroom next time. As for their “rules kitchen “ be aware to read them if u go there. My bad: i did not. The kitchen can only be used by guests from 11am til 8pm. That’s it. I wasn’t aware tho that when it’s breakfast time which is 7am til 8h30am, even if the kitchen is open, you are NOT allowed to make yourself something you would like to eat either eggs or anything. You eat whatever is there which isn’t much: canned fruits, i didn’t see anything fresh, bread, a muffin cake style and cereal and yogurt. I learned it the hard way by misunderstanding this aspect of breakfast and not computerizing in my brain that breakfast ends at 8h30 and i showed up at 8h10-15 and asking to the old lady doing the dishes if i could get 2 slices of bread as it was 8h35 so i was apparently 5 minutes late. I will pass on how rude this old lady was towards me, enough that i asked for a refund for the 2 nights i had left there and i left. There is a way to interact with guests that travel across the world to come visit NZ like i did. Of course as a solo female traveller i stood up for myself and defended myself. I no longer felt safe and at peace so i left. I had never seen anywhere in the world breakfast time for 1h30 with no flexibility when you are dealing with travellers. So definitely i recommend my felllow travellers to look for a better option…

This client booked thru air bnb and as result had to be blocked and reported to them. Her review was removed by them as it breached there condions after lying to both airbnb and ourselves. Online bulling is not ok and Airbnb fully supported us during the process as hosts. We do wish this person all the best for there recovery and hope they get the help needed, rather telling lies. and not following house rules even thou they were shown them and being confrontational toward staff who were just doing there job.

Our group of two couples stayed for two nights after driving down the west coast for about a week. It was so refreshing to arrive at the beautiful rooms and the hosts were so welcoming and friendly. The location is the perfect mix of care and friendliness from the hosts, like a B&B, but with the privacy of a motel with your own room and ensuite.

The only downfall from our perspective was the lack of sound proofing from the rooms - I understand this is not simple to fix but I constantly felt wary of my noise level and could sometimes hear my neighbours using their blind chains or snoring in the night. The upside of this is that the property was very quiet in the evening and night both nights we stayed!

Definitely recommend booking here if you are staying in Te Anau. Thanks for having us!

Stayed 2 nights to do the Milford Sound Day Cruise from Te Anau and glad we did. It would be a very long day if the Tour started and finished in Queenstown.
Well situated in Te Anau and a quiet location and well priced. ContinentalBreakfast was more than adequate and Cooked Breakfast if wanted is only $10 per person. The personal contact with Liz and Nathan was appreciated. Very quiet due to Covid so this business needs support. Cannot recommend highly enough.

Lovely B&B with comfortable bed and room was clean. Lovely shower. The owners were very helpful and provided a good breakfast, even catering for coeliac gluten-free free food. Would recommend it to anyone.
The only thing they need to do a bit more is to sweep the courtyard.
