Spacious and modern fully self-contained studio and two-bedroom apartments in an idyllic, rural setting below Coronet Peak just 15 minutes from Queenstown and 5 minutes from historical Arrowtown. All units have deluxe kitchenettes, ensuite bathrooms and free Wifi and Sky TV is available throughout Willowbrook. Four acres of mature garden surrounding the Main House contain a tennis court, a luxurious spa pool and some very friendly sheep. We stayed 4 nights in Hideaway North and this has been by far, the best self contained accommodation on our trip in South Island.
Location is just off the main highway and there is just some noise if sitting outside. Otherwise it is a LOVELY rural location with country gardens and lots of birds. We really enjoyed sitting on our patio at night and had our own private gas bbq.
The apartment itself is immaculately clean and well equipped for cooking. Table mats, coasters etc, modern, bright and comfortable. Lovely views across the tennis court. Very comfortable bed.
We had use of a laundry for free with drying airers and ironing board and that was a real bonus.
We were very sad to leave and will recommend to our friends.

An absolute hidden gem. Discovering this place was certainly one of the highlights of our trip. Roy and Tamaki were super friendly And efficient hosts and they made sure everything worked for us. We had the Queen suite which was very spacious comprising living room, kitchen, and bedroom, and an equally massive bathroom. Everything was perfectly clean and organised, and with lots of nice touches. Lots of ground to stroll around, spa, tennis courts, great views. We absolutely loved this place.

We were delighted with our Willowbrook stay from the time we arrived to our departure 4 days later. This cottage is very well set up with comfortable beds and a well designed kitchen and dining lounge area.
Floorheating and ensuites with heated towel rails and hot showers were great after a day of sightseeing.
Ideal location away from city noise but also a short drive will get you to any of the local highlights of Queenstown and nearby Arrowtown. The views of the mountains and Coronet Peak and colourful hang gliders in the morning were a bonus.
We will highly recommend to our Aussie families.

I should have read the previous bad review about this b&b and avoid it! I have traveled to so many places, never have been treated so unfriendly before. If I missed the ETA check in time I clicked 2 months ago because of packed activities in Queenstown, I shouldn't be called "rude"! (your place is not close to Queenstown. Plus I already said sorry many times that we arrived 10:00pm-NZ sunset time and explained why we couldn't call you ...) If I accidentally walked into your laundry room because I thought it was a public room, I shouldn't be yelled at and talked rudely in front of my kids! It's ok that the room doesn't have wifi at all, but I don't want to be told that "it's my fault to have an Apple device!" You know, we don't have whole half an hour to read all the instructions and use your room like we were relatives who don't need to pay rent. The 2 hideaway units only has a thin door separation, we can clearly hear the noise from next door, but as a guest, we don't criticize your imperfection because we know this is life. It doesn't matter how meticulous you are, if you are not willing to accommodate, be flexible, if you think your guests as invaders into your private space, you shouldn't be in a hospitality business. New Zealand people are really sweet and friendly, but we had the worst cold faces here.

Clean, well presented accomodation in a magnificent setting and an easy place to relax in. But when I spend $195 a night I feel that having to go three days with only one towel per person, having no milk provided in the fridge, and not having the room serviced in the entire stay is a bit below the standard of other places I have stayed in this trip. This was the most expensive and clearly not the best.

Thank you for taking the time to submit a review. Please excuse the delayed response. I appreciate your positive comments and apologise for the absence of milk - this was an oversight on our part. Our apartments are unserviced for stays of less than 7 days and only receive an exit clean. In keeping with a general trend to reduce the damaging effects of laundry detergent on the environment, we do not change towels unless a guest specifically asks us to do so. We find most of our guests prefer it this way. I am surprised you found us expensive. I had high expectations of this place after reading all the reviews but I must say I was disappointed. The location is great if you want absolute peace and quiet. May be a different atmosphere during the ski season. The room was so-so. Maybe it was just me - I had expected what couldnt be delivered from a B&B.

I was really impressed with all the positive reviews that Willowbrook had on tripadvisor and understandably I felt that it would provide us with a lovely quiet overnight stay for our wedding anniversary. The photos do not show much of the interior of the house so when we were shown to our room by Tony, I was a little disappointed in the decor. I know that Willowbrook describes itself as having 'a rich sense of character' and the house may well be the original farmhouse but the decor is really tired and pedestrian, daggy rather than charming, so if you are looking for chic, this is not it. This B&B would appeal to a specific demographic and perhaps the cottages would be excellent for families, but this is not the place for a romantic stay.
Tony helpfully showed us around the main house to the communal amenities. This B&B had tea and coffee facilities in the main dining area. Personally i prefer to have those in my room so that i can help myself to tea of coffee at anytime during the night.
The nearby Arrowtown is fantastic for food and shopping but by 5.30 pm we'd had our fill and looked forward to a quiet evening and to drinking the Cloudy Bay Champagne that we had been toting around. Not long afterwards we heard voices coming from the back yard and noticed several people gathered around the BBQ. Perhaps they were other guests we thought.
While we sat watching TV in the communal lounge the noise gradually increased. A whole family seemed to be in the house behind the kitchen and it included crying, yelling children and very loud adults, all socializing. We tried getting away from the noise by escaping to our bedroom but as the walls were quite thin, the noise penetrated. It was clear that the party noise was not going to abate so we called Tony out and discussed the issue with him. He was very apologetic and promised that his guests would soon be leaving. However, rather than put up with it we decided to go into town to get away from the noise. Tony had explained that usually guests are out dining and he and his wife had assumed we would do the same, giving them a window of opportunity in which to entertain. All I really wanted to do was go and stay somewhwere else. We went and had a few drinks in Arrowtown which was unusually quiet so it was quite boring.
The next morning we arrived at the breakfast table to find a typical 'motel' style breakfast complete with those commercial portions of jam and marmalade, commercial tubs of Yoplait yoghurt, single packets of cereal, toast, and a small bowl containing small pieces of pre-cut fruit. I must have been spoiled at other B&B's where a big cooked breakfast or home made produce is one of the attractions of the stay. Not at Willowbrook. Much more could be done to bring this B&B into the 21st century and to make it more appealing by introducing some of the fantastic produce we saw and purchased earlier that day in Arrowtown.
i raised the issue of the noise once again with Tony's wife Trish, who not once seemed to empathize or understand that we felt intruded upon, and that our comfort as paying guests, had been compromised. She seeemd more concerned with justifying her position and on reminding me that they had never before had a complaint. And as i said, that was the reason why we booked at Willowbrook (specifically for oft repeated peace and quiet), and that the excellent record did not invalidate our complaint. It was really hard to get through to her and she continued to debate the issue right up until we were trying to get our luggage out the front door.
It was all very disappointing and the only low point of an otherwise amazing holiday in NZ but I wrote to the owners who were extremely apologetic and very understanding in regard to the noise complaint. They refunded the entire amount for our accomodation which was wonderful of them. It seems that Tony and Trish have provided guests with excellent service for many years but have also managed to do their own entertaining while guests have been out. It didnt work out so well this time but maybe trying to second guess your clients is not a good idea.

I believe I addressed all of the concerns raised by this guest in a lengthy email to her dated 27/01/2012 (and I am happy to forward a copy of this email to anybody on request). Furthermore, I decided to provide a full refund despite my qualms over the validity of her comments. I have since taken the following additional steps: • I have instructed my managers to refrain from having friends and have asked them not to enjoy themselves while at Willowbrook; • I have admonished Arrowtown for being ‘boring’; • Willowbrook will no longer be advertised as being ‘child-friendly’; in fact I am pushing for a region-wide ban on any person under the age of 18 to ensure holidaying adults are not disturbed by the obnoxious sounds of children; • I have asked the local council to lift Willowbrook’s status as a “Protected Feature”, allowing us to demolish the 1914 house and erect something a little more ‘chic’. Very, Very Disappointed Guests
No Wow factor here. Overpriced, Overrated and the most 2nd rate accommodation we stayed at during our ten day holiday in the South Island.
The bedroom contained a bed and little else.
We had to literally beg to get a key for the bedroom and another for the bathroom.
Both rooms were accessible from the hallway by any other guest or visitors.
We were told that if we locked the doors our rooms would not be serviced for our three day stay.
Toilet had not been cleaned and had brown toilet stains in the bowl.
Most uncomfortable bed we have ever tried to sleep in.
Heating turned off at night and room very cold.
The Bathroom facilities were absolutely abysmal.
Dirty cups left overnight in the serving area and only two clean ones available for four guests in the morning.
No milk available in the fridge in the lounge for morning tea.
No water available for the jug.
Common Lounge had extremely dated and uncomfortable furniture.
We were expecting superior accommodation! We got ripped off.
We were required to pay for three nights despite the fact we couldn’t stay there another night & left after one night and the owner Roy Llewellyn has declined our request for a what we consider an equitable 50% refund.
Incidentally, superior accommodation is available in Arrowtown,

Thank you for your review. I’m sure Trip Advisor followers would like to know what led to your poisonous little tirade that runs so contrary to the vein of our other reviews. You booked a multiple night stay at a discounted rate (in this case Stay 3 nights, Save 30%) and then expected the same discount (30%) when you shortened your stay to 1 night. It saddens me to see your misplaced anger directed at us, an accommodation business that has been keeping guests happy for 17 years, and I am confident that the Trip Advisor community will see this review for what it is – a mean, vindictive attempt to damage the reputation of a successful business for no other reason than puerile spite. We stayed in "The Barn". This space will sleep 6 which was fine as there were 3 of us.
The furniture is a mismatched group of what appeared to be cast offs from another setting. Because the furniture does not fit the space it is just lined up along the perimeter of the room. The only way to see the tv was to sit in the wooden kitchen chairs. There were 2 tiny wooden tables with 4 chairs (mismatched). One of the chairs was too "rickety" to be used safely so we put it off to the side to ensure there were no accidents. The finish on the other chairs was in such bad condition that you stuck to them when you sat for any length of time.
Although the space will accommodate 6 people, there were 2 small pots and a small fry pan....there is no way you could prepare food for 6. We did ask for a larger pot and it was provided,no problem.
The shower is one of those with a drain in the floor and a curtain around it. There was a barrier of sorts on the floor (looked like pool equipment) to try to retain the water in the shower area, however this did not work and the bathroom floor was entirely wet.
We were there for 2 nights and there was no checking of the room......same wet towels and bathroom floor and no bed making or garbage emptying. We were okay with this but it is the only time on this 1 month trip so far, that these basics were not done.
To be fair, the setting was lovely and the view of the mountains was quite lovely, and there is a spa pool which you are welcome to use......just be aware of the shortcomings as per above.

Thank you for taking the time to submit a review following your stay. I am sorry you did not find everything to your liking in The Barn. I accept one of the wooden chairs may have seen better days and for that reason we will shortly be replacing all of them. However they are not the only way to see the TV – there is a 3 seater sofa and matching easy chair, both of which can be moved into a suitable postion. We find our guests enjoy the space in The Barn (especially families with smaller children) and as such it makes sense to arrange the furniture in a way that maximises that spaciousness. Guests are allowed to move it during their stay. The Annex with 2 single beds and 2 bunk beds is reached through the connecting door and together with the main room, The Barn can accommodate 6 people. When there is a party of 5 or 6, we offer extra kitchen items and I assure you that in the 12 years The Barn has been a part of Willowbrook’s accommodation, many groups have happily prepared food for 6. We are required by law to provide at least one bathroom that is accessible to those in wheelchairs, hence the barrier-free design. We and the large majority of our guests, have found that the ‘item of pool equipment’ you refer to, when placed outside the perimeter of the shower curtain, does an admirable job of retaining the water inside the shower area. A notice on the bathroom wall clearly explains this to our guests. The Barn is a self-contained studio apartment and an exit clean is part of the arrangement. There is an information file in which we ask guests to bag their rubbish in the bags provided and when full to place these in the outside bin (conveniently located in the adjacent car park). This bin is in turn emptied by my managers every 2 to 3 days or as required. The bed is made and towels are changed as part of the exit clean or on request. Guests who require these services on a daily basis, generally choose to stay in the Main House at Willowbrook where we offer Bed & Breakfast. Almost a year on (we were there for two nights last January),we feel it important to review our stay at Willowbrook.Considering the cost, we found the room exceedingly small ,very tired and dated with hardly any room to move around our cases, the bed was a small double and the sheets were of the multicoloured poor quality variety. We found the breakfast to be less than generous with only cereal and a slice of toast on offer. Trish and Tony were helpful but we still maintain that with a little more effort and a general updating of linen and decor, our stay would
have been a great deal more pleasant.

Dear Michael, Thank you for taking the time to submit a review. I am sorry you found your stay less than satisfactory although why you waited ten months to communicate the fact, is hard to fathom. I welcome all constructive criticism – I believe it helps us to raise our game – and as such I apologise for the condition of the sheets. We do not use ‘poor quality’ bed linen but a high thread count percale. It appears however that one of our older sets of sheets may have been on your bed and again I apologise. We have since double checked our inventory and removed any sheets we judged as below par. The bedroom you chose was the Queen bedroom in the Main House. This room is 3.4 x 3.2 metres with a queen size bed as the name implies – you are welcome to call it a ‘small double bed’ if you prefer. The ensuite bathroom is 2.7 x 1 metres and following recent renovations, now offers a tiled shower and underfloor heating. Your comments about ‘not being offered a choice’ are puzzling to say the least. You booked through Expedia and while they may not be everybody’s favourite online accommodation site, the last time I looked, they did allow freedom of choice. The King room in the Main House was available for the 2 nights you stayed. This room is larger than the Queen and for a slightly higher tariff (NZ$10) would have given you more space. Our breakfasts consist of juice, peeled and sliced fresh fruit, yoghurt, cereals, homemade bread and tea or plunger coffee and have been well received in the fifteen years Willowbrook has been operating. This is what was ‘on offer’ on the mornings of January 12th and 13th this year – if anything was insufficient, you had only to ask Trish & Tony for some more. I am a firm believer in the principle of value for money and I have always taken great care to ensure that our rates at Willowbrook reflect that principle. What we offer in terms of facilities and rate inclusions, represents in my opinion, excellent value for money and it would seem that the vast majority of our guests agree with me. You are welcome to bring your puppy with you but I’m afraid he/she is not allowed inside the accommodation at Willowbrook. We do have guests that suffer from allergies and even the slightest hint of animal fur can cause adverse reactions for them. We advertise Willowbrook as ‘pet-free’ and much as we like dogs (we ourselves are dog owners) we are obliged to honour that promise in the best interests of our guests.
We allow guests (in The Barn) to bring their dogs on the condition that the animal is restrained – Willowbrook is surrounded by sheep paddocks – and that the animal does not go inside the accommodation. In the past, guests have ‘housed’ their animals on the covered deck in front of The Barn or in their vehicle which can be parked just beside The Barn.
