Lovely house with fabulous views over the lake towards the Remarkables. Tv in room with chrome cast so easy to watch Netflix etc. if you have your own login. Tea, coffee facilities in shared living area … and free lollies too!

Janet, whose quirky English humour may have been misinterpreted by other reviews, was the hostess with the mostest. She went above and beyond to make sure we had all we needed. Lovely continental breakfast with a bit of whatever Janet was cooking (we had fabulous pancakes with Greek yoghurt and raspberry couli).

Bus and ferry stops at bottom of the hill, so easy to get around.

Room Tip: A bit of a walk up the hill if catching bus ferry, but my 70yr old mum managed it! So not too bad!

My partner and I stayed here for a week right before lockdown. We were able to explore all Queenstown had to offer, come back, relax, and enjoy. The views from the balcony are amazing. Breakfast in the morning is lovely. There are coffee and tea all day in the living room. We felt right at home but at the same time were given privacy. I would recommend this B&B for the value. It really made our trip and the hosts were very lovely!

From the moment my partner and I arrived, which I might add was late, around 10pm we were greeted with a warm welcome and given privacy to relax and unwind. The views from the House were breathtaking. Our bedroom with loft ceilings with en-suite was large, had huge windows to take in the views. I loved having views not only from our bedroom but also from our en-suite. The bed was very comfortable, even more so than my own bed at home. The daily house keeping was exceptional, our bed was made daily and fresh towels provided. Breakfast every morning was provided and was more than ample. The free wifi provided ment I didn’t miss having a tv at night. With only a short drive into Queenstown, it was convenient. The advantage of being able to go out during the day, go home for a rest and to freshen up for an evening out was great. The ambiance of the house, with ample seating and a comfy blanket provided with modern contemporary background music made it a warm and inviting space. I would highly recommend this place 😊

Property located in great position, however steep walkway to house. Great views from room, NO tele, NO tea/coffee making facilities in room. Lounge/common area very cramped. NO possible way to reflex in this area. Owner does not allow watching TV in this area, if your a sports person,wishing to catch up only place is local hotel. Breakfast ok. My wife and I felt uncomfortable.

First, it must be noted that it was a busy weekend in Queenstown and B&Bs/hotels were hard to come by. This was not our first choice, but we were committed to make the best of it. On the plus side, this place had awesome views and wasn't too far (for us to drive in our rental car) to the Town Centre. Also, the bathroom and bedroom (as small as the bedroom was), were clean. We inadvertently selected a room with a shared bath and didn't realize it until we showed up and the hostess Janet/Janette pointed that out. We got to Queenstown early and wanted to drop off our luggage. After climbing up steep stairs, my husband was greeted with a "your early and we aren't ready for you greeting." He explained we just wanted to drop off our bags and let them know we'd arrived, as we might be back late. She then told him "the room isn't ready as the painters are here painting it...." which seemed pretty strange. Why was the room being painted on the day of our arrival? She then reminded him it was a shared bathroom and when he questioned that, she stated "its clearly in the booking... at least you have a bed." So that was our welcome to Queenstown. When we eventually arrived later in the day, we found that our bedroom was very tiny--almost closet-sized and hostel-like--though it had a chandelier which was pretty. The bed itself was fine. There was no closet but a cheap metal rack in our room for our belongings. The breakfast was adequate, the sitting room/eating room was overstuffed and cluttered. The beer that Chris made was very good. Janet/Janette warmed up as our visit progressed, but the initial damage had been done. So, it was definitely a mixed experience, and not a place we would recommend. Also expensive for what you got.

I'm confused by the other reviews I've seen on this website!! My new wife and I stayed at this lovely home, with two lovely hosts, and it was terrific! The home is comfortable, and very convenient for short commuting around the Queenstown area. Special attractions of this B&B are:
1. The hosts are friendly and helpful, but not intrusive. They engage as much as you like to engage.
2. Chris, one of the hosts, is a wonderful beer and cider brewer! I highly recommend that you make some time for enjoyable conversation over some of Chris' home brewed beverages during your evenings. The experience can be even more enjoyable if you bring him some growlers of beer form the nice Arrowtown beer and wine store, where you can pour your own growlers of beer! Time permitting, Chris will be happy to partake with you!!
3. If you like pets, this B&B has a lovely cat! Our stay was even better with his company! (And, if you don't appreciate cats, this guy is very polite and does not enter the guest rooms.)

You could not go wrong by staying at The Embassy! And, I look forward to returning there as soon as possible!!

Great views, Great room with ensuite. But we were made to feel uncomfortable from the start, we arrived on time our host ignored us, walked right passed us without even a glance. I had to follow her inside awkwardly say hi and then felt so weird i had to ask if I had caught her at a bad time, to which she responded "well i wasnt expecting you until 1.30.." It was bang on 1.30pm, NOT how you greet paying customers, A simply "hi, will be with you in a minute" would have made all the difference. Was made to feel further uncomfortable when I asked what the theatre was, "its not a free for all" I was told and when if there was a spot we could make food (i had never been to a B&B) I got a sharp "No, this is a B&B you cant cook here". From the start we were made to feel like we had caused her a great inconvenience. You're paying $200+ a night for no TV, no coffee or tea making facilities, no separate guest lounge. Vastly overpriced for what you get. We had a small issue with noise as we came home late one night (understandable) BUT the fact that noise travels in the house, or that she didn't approve of this should have been pointed out prior, I felt like a degenerate for having a few too many the night before! Had the service not been so atrocious we might have been okay with it, but it is still very overpriced for what you get. Will never recommend.
