Great location looking out to the Lake and Mountains. 5-10 min drive to town. Comfortable and well kept room. Lower floor patio is great though potential intrusion of privacy if neighbouring room walks by (different blinds should be installed). Despite being asked, no change of towels, emptying of rubbish bin, vacuuming of carpet was done mid way through the stay.

We were wild about this place, fabulous views of the lake, light filled, clean, comfortable and on a quiet street tucked away but still walking distance from the City Center. Just perfect. We hope to come back

Manor Park Lodge is a basic set up half way between the airport and Queenstown. We hired a car but you could very easily uber into town. Clean and functional. rooms are serviced every two days. they have a games room and a breakfast area. they could at least put a small dining table in the room to eat at.
it is a budget style with a very basic kitchenette without a sink. I don't like having to wash dishes in the bathroom.
however, for the price, it's value for money.

Our recent three-night stay at Manor Hotel Lodge (23rd Sept 2023 to 26th Sept 2023) left us thoroughly disappointed and frustrated, primarily due to the lack of professionalism and courtesy exhibited by the hotel staff, especially the manager, Mr. Nelson. Despite our anticipation for a pleasant and comfortable stay, we encountered a series of issues that marred our experience significantly.

The problems began on the very first day when we discovered that the heat pump in the kitchen was malfunctioning. Despite promptly reporting the issue to Mr. Nelson, there was no effort made to rectify the situation. This lack of responsiveness left us in discomfort throughout our stay, struggling with the cold environment.

Furthermore, the broken toilet flush switch indicated a severe lack of maintenance and care for guests' convenience. Such a basic amenity should have been promptly fixed, but instead, we were left to cope with this inconvenience.

Moreover, the state of the facilities was far from satisfactory. The water kettle provided in our room was shockingly rusted on the inside, making it impossible for us to use it. This forced us to purchase water from outside, an additional expense that was highly unwelcome, especially considering the hefty amount we had paid for our stay.

A concerning aspect of our stay was the presence of dust on the door frames. Not only is this unhygienic, but it also seriously impacted our health during our time at the lodge. We expected a clean and sanitary environment, but the presence of dust suggested a lack of cleanliness and attention to detail.

Adding to our displeasure was the persistently unpleasant stench in the main entrance corridor area. This foul odor greatly diminished our overall experience, making our time spent in the common areas uncomfortable and unpleasant.

Lastly, the malfunctioning bathroom door lock, which prevented us from securely locking the door from inside, was a serious breach of privacy and security. This oversight in basic safety measures is unacceptable in any hotel, let alone a supposedly reputable establishment like Manor Hotel Lodge.

What disappointed us the most was not just the presence of these issues, but the dismissive and rude attitude displayed by Mr. Nelson. His egoistic behavior and lack of empathy towards our concerns made a bad situation even worse. A hotel manager should be approachable and willing to assist guests, but Mr. Nelson's conduct fell far short of these expectations.

Also, we have been asked by Mr Nelson that he will return only $300 refund for these disruptions but we still haven’t received single refund or any single assistance from him.

In conclusion, our experience at Manor Hotel Lodge was deeply unsatisfactory. The combination of subpar facilities, unaddressed issues, and the manager's rude behaviour has left us with a lasting negative impression. We hope that the management takes this feedback seriously and makes significant improvements to ensure that future guests do not have to endure a similar ordeal.

Unfortunately, while the property is in a great location with lovely views, we left finding it a bit lacking in a few things.

First the positives: Location was great (5-10 min walk from the city center) and the view was really nice - overlooking the lake. The room was very clean and had comfortable beds. Small kitchen (sort of) area in one corner of the room, that can be quite handy. Parking was available both in front of the garage or the street. Very convenient that way.

Not-so-positive: The complete lack of any staff availability (even when we were actively looking for someone for help) was really problematic for us. We were in Studio 1 (which is technically outside the building) and in our communication, we weren't given the code to enter the building. We wanted to use the laundry room which is located inside the main building and had a really difficult time trying to get the code of the building because pressing the buzzer or using the mobile phone (which is hung outside the building to reach the staff) didn't get us anyone. Finally, we coincidentally got the building code from a different resident and then again couldn't track down any staff to actually inform them of laundry use or pay for the laundry (which is ironically what is requested by the staff in their instructions). We finally had to email them and leave the cash in our room during our check-out. Similarly, we encountered other visitors who were also struggling to check-in because they couldn't get in the building and were unable to reach any staff. Word of advice for the staff would be to not send the check-in information on the day of check-in since many travellers are unlikely to have data-roaming on the go and may not receive your check-in instructions on time.
I'm all for a self-service model when it works but this was quite a strange self-serve set up where the system isn't set up for success. The staff were eventually apologetic over email but I don't think it quite compensates for the experience we had.

Separately, specifically for our room (Studio 1 on ground floor), while it was nice and comfortable, there's a construction going on right next door and you have a view of it from the corner of the room and not a pleasant feeling from a privacy perspective -- i.e. there are construction vans parked, music being played all day and a fair bit of noise if you wanted to leave the door and blinds open. If you plan to book the property, you should request a room upstairs and not on the ground floor.

The bathroom also needs some sort of heating since it would be constantly wet from condensation on the floor.

We had a late check in which was handled over email very well. Unfortunately when we arrived there were no towels in the room (was able to obtain some by searching the house). The views were amazing. As there is no air conditioning or fans and in the hotel in summer this gets quite hot in the afternoon with the windows covered by block out blinds if you wish any privacy in the room therefore limiting airflow. Would be very nice in winter with multiple heating options. The toilet running through the stay and the 3am talking and music directly above the room from the common room balcony were not great. Small things which could be improved which would make this a nice place to stay.

Our interconnected rooms were clean, very comfortable and modern and the views were simply stunning. Our host Nelson was very accommodating and made our stay very enjoyable. Nice to be out of the hustle and bustle of QT also.

The Manor Park Lodge is well located just outside of downtown Queenstown (though not close enough to walk – we recommend hiring a car) with spectacular views over Lake Wakatipu and the Remarkables. Unfortunately we experienced extremely poor customer service during our time at Manor Park Hotel, which included but was by no means limited to the following:

1. While the website suggests that the hotel facilities include a concierge, there is no such individual. In fact, the hotel is unmanned and guests have to phone on arrival to get in (there is a cheap mobile phone hanging on the wall for this purpose though it did not work for us and we had to use our own international cell phone). We were told that we weren’t sent the instructions ahead of time because the hotel did not have our contact details. This is plainly not true as our full details were included (indeed, required) for the booking. We received access instructions a day later.

2. We were left with just 1 key for 2 rooms, each with 2 adults. Our request on day 1 for a key for each guest was ignored. A follow up the next day was also ignored. On the third day of our stay we received a supplemental 2 keys.

3. While the website advertises “free parking” bear in mind that there are 6 apartments and only 2 parking spaces on the driveway. Unless you secure one of the two spots on the driveway you have to park on the street wherever you can find a spot.

4. The “business centre” advertised on the website consists of a single desk and chair in the corner of an open upstairs common area. There is no computer and no phone. This is not what one would expect as a business center.

5. There is a common area upstairs which is encased in glass and had been sealed extensively before our arrival so was stifling. There is a TV in one area and only exposed wires hanging out in the other area. The toilet in this area was also essentially unusable. The same toilet is missing a cover on the flushing unit on the wall. You have to use a finger on an internal device in the wall to get a flush. It was like that when we arrived and still like that when we left 5 days later.

6. There is a kitchen area upstairs that you can see through the glass but is locked to guests (unless you book the $18 continental breakfast the night before). There is otherwise no area where guests can eat meals or wash dishes. We ate breakfast sitting on the couch and had to use our bath to wash our breakfast bowls because there was nowhere else for us to wash them (and the bathroom sink was too small). We had dishwashing liquid but no cloth with which to wash the dishes (other than a bath rag). The bowls, plates and cutlery are also in the bedside drawers which means you can’t use that space for putting away any clothes.

7. The walls are paper thin. We could hear every word of conversation between guests in the neighbouring rooms as well as whenever they had their TVs on. There is simply no effective insulation between the rooms.

8. The hotel’s website warned ‘neighbour construction underway’. Concerned about this, we phoned before booking the apartment to understand what disturbance this would cause. We were advised that this was ‘an old report’ and only painting was left to be done on the next door property. On the basis of this representation, we booked the hotel. On our arrival we found 3 diggers building a driveway and workmen active with machinery from 7am on day 1 and 6.20am on day 2. When we asked the concierge why we weren’t informed that this work was still underway (when we’d expressly been promised otherwise), we were simply told ‘we can’t keep track of every stage of their build, it’s out of our control’.

9. One of our apartment doors mysteriously kept creeping open even though it was locked. The doors don’t seem to fit the frames properly.

Their web site has a top line heading that says…’One of the most trusted hotels in Queenstown’. From this experience of rolling poor service and misleading answers this is not the case. In short, we would not recommend staying at Manor Park Lodge unless the service is vastly improved.

The pictures in the internet give an Illusion of a nice location. However, this is only an illusion, the reality of the rooms on the ground floor is very poor. We got a small room with a limited view (see picture). The room was not not worth the money.

Further, the staff was very unfriendly, didn't show up and was available only by phone. The kitchen was a mini room without windows with minimal equipment (see. pictures). Without out pocket knife we would have been lost .... For breakfast we had to carry the camping table into the room ...

During arrival we had canceled the breakfast through booking.com. Up to now we didn't get the money back ...

Manor Park Lodge was a very bad experience on our New Zealand travel !!! Never again !!!

This is a hotel to remember!!great modern and new!!Close to the town centre as well!Loved everything about it,especially the lake view(stunning)!!The check in was by the phone which is quick and convenient.The next day I didn’t literally want to leave the room for brekky because we had the best view in town!!The room is quite spacious,there is a king bed,fridge and everything needed. if you are in Queenstown you won’t find a better place than this hotel!Make sure you get the lake view!
