We planned for two nights, but stayed for four. It was absolutely wonderful. The bed was amazingly comfortable (Seriously though that mattress was heaven. Where can I buy one?) The room and bathroom were well appointed with soaking tub and standing shower, heated towel racks, etc etc. Everything you’d expect from a luxury hotel. The staff was world class. Some of the best service I’ve experienced. We mentioned we had a busy morning the next day and the staff put to-go breakfast in our fridge the night before which was absolutely perfect! It really is the little things that add up to such a great stay. Plus the sparkling rosé and charcuterie on the patio overlooking the amazing view was one of the highlights of the trip. Such a wonderful BnB, can’t wait to return. I definitely recommend staying here. Only word of caution... the amazing view comes with one caveat and that’s the brutal up hill walk from town. Worth it IMO though.

We stayed for 4 nights in the Mallaghan room in January, one of only six rooms in the Hulbert house. We can’t praise the Hulbert house, and it’s managers, Jade & Jay, enough. The room is spacious well appointed with mini fridge and plunger coffee maker, and an ample supply of tea water and coffee. The bed is incredibly comfortable. The room is at the back of the building I have makes it quiet and provides privacy. If there was anything that could be improved is that the sink in the bathroom is a bit small for two people and a glass shower wall would be better than a plastic curtain. Breakfast, both the buffet and the menu items, is fabulous, with fresh fruits, cereal, really good bread and pastry and a variety of egg dishes to order. The (free) afternoon drinks and canapés (we had to look it up) are a nice touch and we sat at the deck overlooking Queenstown and the lake every night around 6pm. All the staff is incredibly friendly and helpful including Audrey, Sonia, Fern and Martina. They help with all reservations for dinner, cars and tours. Nothing is too much really. The atmosphere in the house is very pleasant and tranquil, it’s a short walk down the hill to the town, and a bit longer back up the (very steep) hill back. We had a truly wonderful stay: the BB is luxurious and you’re definitely pampered but it feels like home. Thanks so much!

What a fantastic place to stay in Queenstown! Kind, excellent staff. Jade and Jay helped with restaurant recommendations and reservations along with any activity reservations we needed. No request was too much for the staff. The location is perfect for getting right to most activities in Queenstown. There is a steep hill that you have go down to get to the city and then go back up to return to the hotel. If your have mobility issues, there are taxis easily available for less than $2.00 New Zealand money, that's about $1.65 US Dollars. Small boutique hotel, one of the best that we have ever stayed in!

I travel frequently and I have never stayed in such a special place. The Hulbert House has been lovingly restored, its beds are so comfy, its gardens are beautiful, its location perfect, and the views spectacular. But it's the staff that makes this place so incredibly special. We were warmly greeted upon arrival with tea and honey as we settled into our rooms. Then invited us down for delicious canapes and wine in the lovely living/dining room. They made dinner reservations for us and then drove us to and from the restaurant! They made arrangements for us to be picked up for our overnight cruise on Doubtful Sound and kept our large pieces of luggage for us while we were gone. Upon returning we were again warmly greeted, with tea with honey and lemon in our rooms, where our luggage awaited us. Then, because we were not feeling well, the staff made a delicious vegetable soup for us so we didn't need to go out for dinner. I have never been treated so warmly and well anywhere. Their attention to detail was amazing and they anticipated our every need. I can't say enough positive things about our delightful stay and I can't recommend Hulbert House highly enough. I don't usually write reviews but this place is so special I had to. Treat yourself to impeccable service in a beautiful home. You will not be disappointed.

First off, we want to say thank you to Jay, Tavae, Sasha, Stephanie and the whole team for making our stay truly spectacular! From the moment you arrive, you are made to feel like this is your home in Queenstown. The whole team is great to chat with and gave great recommendations and tips (They saved our legs from extra unneeded hiking when doing the Ben Lomond track by recommending the gondola). Also a big thank you to Nookie and Sasha for going above and beyond for our housekeeping and being very thoughtful in helping us, even leaving a hand written note. The service and thoughtfulness you get at Hulbert House is impossible to replicate at larger hotels. The hotel is extremely well kept and well decorated and the hearty breakfasts, evening cocktails, canapés and snacks, and non-alcoholic drinks available through the day are such nice touches (the brownies and baked goods are the best!). We stayed in the Firth Suite which was very spacious and had amazing views! We looked in-depth at all of the top hotels in Queenstown and absolutely think this was the right choice. There is a short, steep climb when coming back from town but it also means you are a few minutes removed from the noise in town. On weekend nights, the music at the bars in town is very loud and can be heard from the streets. At Hulbert House, we didn’t deal with any of the noise. If the hill was too taxing on a given night, an Uber back from town was under NZD$10. Hulbert House definitely ranks as one of the best hotels we’ve ever had the opportunity to stay at.

We concur with all of the previous reviews -- what a wonderful property with such gracious hosts. Chris, Tav, Sasha, and everyone we encountered during our visit made our stay in Queenstown outstanding. From the accommodations and the views to the breakfasts and the wine hour(s) in the evening, Hulbert House was a dream. We especially noticed the details: the music playlist in the afternoons was always on point, the fragrances throughout the building were refreshing and not cloying, and the fresh bottles of water and chocolates on the nightstand after turndown service were a welcome sight after a long day of activities.
As so many have said, the incline from town up to the property is indeed steep (think San Francisco). We found it fairly easy to trip down the hill into town and then grab an Uber (less than NZ $10) back up the hill afterwards.
If we ever find ourselves back in Queenstown, we would DEFINITELY stay at Hulbert House again, without question.

We had a great 4 day stay here. The setting is idyllic, nestled on a hill overlooking the town and harbor. The walk to town is only 5 minutes ( it does require walking up down and then back up a small bit steep hill) making it the perfect location. The staff is very friendly and very accommodating. This boutique hotel is in a Victorian house from the late eighteenth hundreds and is well appointed. The rooms are large and comfortably furnished. The breakfasts were very good and there was wine and canapés every evening.

This is a very special place. It is a boutique hotel with only 6 rooms. The rooms are beautifully decorated, the beds are super comfortable, and the place is immaculate. It is located on a hill just a short walk from the center of town and has some fantastic views of the lake. But what makes this hotel special is the staff. They are the most friendly, helpful, kind, and professional people that I have ever met in my travels.They welcome you as soon as you get there and make you feel like you are part of the family. They can’t do enough for you. I want to give special compliments to Audrey and Saniya who went out of their way to make our stay perfect. Our waitress for breakfast, Marita, was also excellent. The managers of the hotel, Jay and Jade, are a married couple who live on site and make every effort to make sure that all your needs are met. Jay is also the chef and the breakfasts were great. I want to give one example(of many) to illustrate my point. One day my wife and I returned to the hotel after a day of activities about 3:00 p.m.and my wife asked if they had any apples. (They have a pantry with snacks and drinks available to the guests at any time). They sadly told us they didn’t have any. My wife said no problem.The next day, without anyone even asking, on their own, they went to the supermarket, and presented my wife a basket of fresh beautiful apples. I don’t have enough room to say all the good things about this hotel. My wife and I have traveled a lot and this is one of the best experiences we’ve ever had at a hotel. If you go to Queenstown, treat yourself and stay here.

The Hulbert House in Queensland, New Zealand exceeded all of my expectations. Our hosts, Jay and Jade, were so warm and welcoming, it felt as if we were staying with family. Their hospitality skills are truly unmatched, and I highly recommend that they train hospitality employees in the US. The accommodation itself was decorated in an opulent 19th century Victorian style, each room was equipped with all the amenities one would expect from a high-end hotel, and the beds were incredibly comfortable. The location is also great, with stunning views of the surrounding countryside and easy access to the wharf and downtown areas, as well as local attractions. Overall, I couldn't recommend The Hulbert House more highly, it was truly an unforgettable experience. We want all of our friends to be able to share this wonderful experience.

Hulbert house is elegant, chic, eclectic, but somehow perfectly cozy at the same time. Our stay was relaxing and completely stress-free as Jade and Jay managed everything for us, including providing aperitivo canapes + wine in the evening and a full, cooked-from-scratch breakfast in the morning. They can also provide recommendations for great restaurants and book activities in the area for you. We wish we had more time to spend there and would definitely recommend a stay when you're next in Queenstown.
