This B&B looks like it has a great location overlooking Dunedin and the Bay--but beware! It doesn't have good parking and it's a long steep climb to the property and stairs once you're inside. It has a terrible smell and the room was dark and uncomfortable. Don't think I have ever said this in a review but I got bad vibes all the way around about this place.

The Grandview B&B from the street has a grand view indeed but the standard room we booked has no natural light at all let alone any view. Reception sports a photocopied certificate several years old stating its excellence. This should be removed it is far from current and is misleading. The location is excellent with a view out over the Harbour. It advertises rooms from $100.00 - $200.00 don't book the $100 room/s it feels just like I imagine living in a dungeon would feel. The bathroom is a shower toilet (which has perpetual running water) and hand basin very poky and difficult I would say for anyone who may be of a larger frame than we are to dry themselves or even get in and out of the shower. The shower curtain was very grubby. The person advertised as the owner was not who we met. Everyone needs a break from their job I do not begrudge that. However, I do begrudge a comment written in that person's name. We did not meet or deal with the owner. Can I suggest the owner find a more cheerful soul than the person we dealt with. She had breakfast in the dining room but she sat at a table on her own and did not join in the conversation. I felt embarrassed for her.

The room suited the style of the house that is the Grandview B&B is. I was very comfy and had great service. The whole place was clean and warm. I had a great continental breakfast to set me up for the day.The host sat in the dinning room with us so we had great conversations about many things.

I had the Jade room for one night near the end of September. Open plan room with bathroom separated by a divider, Large four poster bed. Very reasonable price for one night, under A$100. Fantastic views from the upstairs balcony. A challenging walk up from the city, but definitely do-able. I would definitely stay here again.

I've travelled a great deal in my 69 years and stayed in the widest range of accommodations from 5* hotels to some fairly basic hostels. I have also run a major city convention office placing delegates in everything from student halls of residence to the best hotels. B+Bs can be a lottery and this one rates as a two figure prize, not a loser but by no means the sort of win which would buy much more than dinner for two. The building itself is historic and is decorated and furnished accordingly. The booking confirmation said private parking but, arriving at 4pm the two parking spaces were taken by a Mercedes coupe which had a road warrant that expired in 2012 and an old Toyota that seemed roadworthy. Having parked on the steep side street we trundled our bags down the street then up a ramp to the front door which was locked and contained a note saying to contact Marie on a cell phone number. On ringing the number I got an answerphone so left a message. As it was trying to rain we returned to the car. Some minutes later a small car pulled in behind us, a lady got out and entered the rear of the property. Not having seen exactly where she entered the building, we went again to the front and were admitted. Our room had a harbour view, mainly of industrial units, but was pleasantly decorated, warm and had a comfortable bed and a hanging rack. The deletion of the additional single bed in the room would allow more space for cases and to walk around. Breakfast was a sparse choice of cerals and toast. Neither of us liked the look of the jams or butter and it was a little disconcerting to find ourselves at a table in the window with Marie eating her breakfast facing us. As the night had been quiet and no other guests joined us I assume we were the only people staying and the number of entries in the visitors book were both sparse and well spaced. It has to be said that this B+B has every facility but it looks tired from the outside and needs some TLC. The place has tremendous potential but it feels as if there has been some form of a problem affecting the management which has not helped the business. We left feeling a little sad for both the place and its owners as all that is really missing is a spark to reinvigorate what could an attractive lodging.

We stayed for three nights here while taking a short bereak to lovely Dunedin. The B&B sits high up on a street with gorgeous views of the city and harbour. Our room was up on the top floor, clean and spacious. We had an electric blanket on our bed and a heater in the room. Breakfast was in the dining room which was warm and inviting. A good selection of breads and cereals. Simple and ok. The service was very good and very friendly and helpful from The Manager and his wife. The furniture in this old home which was built in the 1800s was gorgeous, if you like old then this is nice. Yes we would return but personally we would also like to try different places so next time maybe another place. A very handy location with being in the City. A very high hill to walk up if you like this then great but we had a hire car to get us around to the Castle and Omaru. We own a Travel business, Nor East Excursions in Algies Bay, Warkworth Auckland NZ, so we like to look for nice places for our group to stay at. Thanks again and all the best. Lynette and Peter

Bed and breakfast is on a very steep street with no off street parking. Room was draughty as the window wouldnt fully close and had half inch gap and it was a cold drizzly night. Double bed was made up with two single electric blankets of only one worked. Room was located right next to the shared bathroom which was also below par. Was given key to door and bedroom but when we returned at 11.30pm from concert, key would not unlock any outside door and we had to wake manager who advised key did work after a bit of work (why had she just not had door fixed?). We didnt bother using bathroom in morning and left without the breakfast as well as just wanted to get back to our hotel in Christchurch and get some sleep

I've usually had pretty great experiences with B&Bs, but this one was so disappointing. There was an overwhelming musty smell as soon as you walk in the room (we opened the windows immediately to air it out), and the bathroom is a bit odd since the toilet is right in the room just behind a little glass screen. There was quite a bit of hair on the floor as well that I noticed when I was stretching on the floor after a run. Not sure when it had last been vacuumed... The breakfast, however, was by far the worst part. I always look forward to B&B breakfasts, since that's the fun part about staying in them vs. a hotel. This, however, was awful. Cheap sliced bread in a basket, a bunch of sweet cereals in jars, some little packs of strawberry yogurt, and a bowl of what looked like canned peaches. There was literally nothing to eat that wasn't processed and full of sugar. There wasn't even fresh coffee - just some instant that you could make yourself. Perhaps just pure laziness? A bit more effort would have been appreciated.

We travelled for 4 hours to reach our destination and were tired on arrival and didn't complain when we should have however we booked a late deal through booking.com having used them many times on our trip however it seems despite paying $139 per night we weren't to be given a grand view but did get to sleep in a Room at the back facing a wall underneath some outside concrete stairs and which very obviously smelt of DAMP the place absolutely stunk of damp despite heating and an electric blanket switched on a bed in the middle of summer , marks on the carpet did not enamour me to the place either and nor did the low level noise from the jacuzzi do anything to make me want to return disappointed is the least I was . the lady who runs it was reasonably personable however very unprofessional to be sitting constantly in the front room keeping an eye on guests and even having breakfast at the same time as the guests. Very glad we only booked two nights as the breakfast had no choice for anymore nights and as someone who has been involved in catering I won't eat yoghurt removed from the fridge and sitting on a tray for over an hour who knows it may even have Been there the day before

We loved every minute of our stay here - the view, the friendliness, the cleanliness, the comfort - home away from home. We were on the 1st floor which opened out onto a deck and also gave easy access to the side street which saved us going up and down the stairs all the time. There was a shower and toilet on that floor and TV lounge and tea and coffe facilities. The breakfast was adequate and the intimate dining room gave us the opportunity to meet the other guests. The hostess went out of her way to make our stay enjoyable. The house dates from the 1860s and is quaint.
