Fable Dunedin is lauded for its sophisticated atmosphere and stylish rooms, with high marks given for the hotel's cleanliness and comfortable bedding. The staff's helpfulness and attentiveness are frequently praised, adding to the charm of the historic ambiance. However, guests have raised concerns about the additional costs for parking and breakfast.
Despite some reports of cramped rooms and noise, the central location is a hit among travelers for its proximity to local attractions. Amenities like the gym are appreciated, although breakfast options may disappoint.

Detailed Reviews
We arrived I bit earlier than normal checkin and we were extremely tired. The outside of hotel is eye catching with its historical architecture and the inside had a vibrant boutique vibe. Our first encounter was with Romano at the front desk and he was beyond hospitable. He took us in a bit early and got us setup in a quiet room and went above and beyond to help us with our luggage and work luggage to the room. He gave us great advice on what to do with the little time we had in Dunedin and was extremely helpful. He is an exact example of the kind of person I would hire to work for my company. Even helped us the next morning to arrange a taxi and load our luggage in the rain!!! 10 stars!!! Highly recommend staying here and saying hello to Romano!

Firstly the good differences: valet parking. I thought I would hate this. I loved it. Car got its windscreen cleaned and little water bottles for the trip home as well as being brought round whenever we needed it.
Night light mode in room and toilet. Every hotel should have this. Also auto light in wardrobe. Brilliant.
Coffee pod machine. Nice shampoo and soaps and no waste as they are big bottles.
Lovely everything and spotless. Maintenance is done relentlessly and it shows.
Continental breakfast you can pick 4 items and a small juice. Not including tea and coffee when you get such nice ones in your room seems pointlessly mean when everything is so gorgeous.
Service is exemplary and unlike every other hotel at the moment they didn't cut something due to Covid isolations. Maybe just luck, maybe better planning.
Others have mentioned street noise, but I didn't notice it.

Very stylish hotel in a good location in Dunedin, comfortable well equipped room. Definitely a good, luxurious even, hotel to stay in so why not a 5* review? Unfortunately we felt there were a couple of things where we felt it fell short of its promise (especially considering it was the most expensive accommodation on a 16 night trip).
Our booking included a free bottle of wine (nice!) but on check in we were handed 2 small bottles of bubbly. Nice, but we'd been looking forward to a bottle of red. OK, our fault at this point because we didn't challenge what we were offered which would have been the proper test - but nevertheless what we were given amounted to significantly less than a bottle. They should have checked with us whether this was OK.
Then it came to breakfast, included in our price. The format is a la carte, with a good choice and the food we had was excellent. But we had to choose orange juice OR a hot drink. Come on guys! Talk about leaving a mean taste in the mouth, disappointing and unnecessary.
Staff were consistently helpful and polite but it felt they were doing a good, professional job rather than showing true warmth (a noticeable contrast to our previous hotel).
So yes, it's a fine, comfortable, well located hotel to stay in in Dunedin. But we may well look elsewhere next time (unless they have sorted the breakfast).

There’s much to like about this hotel - but there were some serious shortcomings with our stay.
Firstly the positives.. decor is sophisticated and our room was of a high standard with a nice bed. Location is fine and staff are generally friendly.
However, having booked a mid-priced room, we were allocated the dreaded 605. This is basically an internal room with little outside light and a large extractor funnel right outside the window that makes a constantly noticeable noise from 5.00am to 11.00pm.
We had no notice of the room issues and I believe paid the same price as other more “normal” rooms.
We immediately complained, but as the hotel was full, there was no chance to move.
I understand this room needs to be sold, and for some it wouldn’t be an issue, but surely a more open approach (and maybe a discounted price) is the way to go?
Tbf, on check-out I did get one night’s free parking which was appreciated.
Breakfast experience is sub-standard for this level of hotel. The filter coffee is undrinkable and service is slow and understaffed. On the first day, I asked twice for an extra slice of toast without success!
This could be an amazing hotel but more work on service and customer experience is needed.

We arrived on Friday March 2 and already the parking problem arose: paid parking and no space! Then we were placed in a tiny, dark room (618 or 608) small high windows with a view of wires, a large rusty pipe……after contacting our agency we were put on the third floor (the manager claimed that the hotel was full , but this floor was empty!!!) it was a little better..Icing on the cake: breakfast (included in the reservation) menu at $39 - big breakfast..arrives a plate with a little mushrooms, branch of spinach, rösti with a poached egg and an infamous frankfurter cut in two, very fatty, all covered in an orange sauce: disgusting, we ate nothing (no toast) and for drink a glass of juice of orange only for coffee or tea it is extra!!! 🥹
As we were leaving the next day at 5:30 a.m. for our flight we were given as a breakfast box: two stale cakes with a slice of fruit and…no drink. LAMENTABLE

Good location but that’s about it. If you are offered room 605 politely refuse as it has an outlook and associated noise from an extraction duct pipe running from the ground floor to the roof. This is noisy between 5am until after 11pm. The room also lacks adequate ambient lighting. The only light is from a series of spot lights providing pools of light. The bathroom is also very small.
I did not make a complaint at the time as we had unpacked after a long day travelling but I made my feelings known to the staff on check out. They apologised but they must be used to such comments as they were not sincere.

Dear Bluebell1073, Thank you for taking the time to share your feedback. We’re glad you enjoyed our location, though we are sorry to hear that your experience was affected by noise from the extraction duct in room 605. We understand the importance of a peaceful environment and regret that the noise impacted your stay. Additionally, we appreciate your comments regarding the lighting and the bathroom size. We strive to create comfortable and well-lit spaces, and we will certainly look into improving the lighting and considering options for room upgrades. We regret that our apology upon check-out did not meet your expectations, and you felt it lacked the attention it deserves. I request you to please write to me on fom@fabledunedin.com so I could better address your concern. Thank you again for your valuable insights, and hope to hear back from you. We arrived during a heavy downpour and were greeted by staff who seemed to have never heard of umbrellas. After we got our bags inside and totally drenched, we were told there was no valet car spot abvailable, even though one had been booked. We then had to search surroundiong streets in the rain and feed a parking meter. Our room was dingy with a view out onto an internal service shaft. Breakfast was great and the location is tops with many great restaurants nearby if the eye-watering prices in the Fable retaurant get too much. Definitely would never stay here again!

Dear GuyW489, Thank you for taking the time to leave us your review. We do have valet parking only at the hotel, I am sorry to see that the parking you had booked was not available to you, this is a very uncommon situation we have very good procedures in place to ensure that guests who have booked parking have this available to them at the time of check in. Unfortunately we have had some rain this summer and sometimes that has been quite heavy. As you can imagine on these days most guests also request and take umbrellas out with them meaning that some days we have not had enough to go around - you will be pleased to know that we have purchased a bunch more for our guests comfort. I am pleased to see that you enjoyed your breakfast at our restaurant The Press Club. Thank you once again for your feedback.

Mixed bag of a stay. Smartly furnished hotel, generally helpful staff and well positioned in the city centre but badly let down by the penny pinching of a mean spirited management.
We had paid in advance for continetal breakfast throughout our stay; we were appalled to be informed that coffee was not included and we were expected to pay extra for even one cup. I queried whether those setting and pricing the menu had ever breakfasted on the continent and asked this be flagged to the General Manager, Geoffrey Lee. Whether it was or not, he never came back to us! This seemed to reflect the hotel's attiitude. We didn't have a car which was probably just as well as another breakfast guest complained about the hotel's excessive parking charges. The room contained a notice that anything taken from it would be charged to the guest and listed the items. This list even referred to a comb which was never in our room to start with. For two days of our stay, an apologetic note was left in the room stating it had not been cleaned owing to staff sickness. However, there was no mention of any partial refund or a free drink in the bar - or even a free coffee at breakfast!
Room was spacious but window was purposely blacked out and didn't open. Very poor for a hotel of the standard it purports to be.
As for the staff, generally pleasant and helpful as mentioned although the Head Waiter on the one night we ate in the restaurant was so OTT he was offputtingly obsequious.

I enjoyed my stay at Fable. The location for me without a car was perfect, I could walk to the octagon and cbd or to historic sites, cafes and street art nearby. For trips further afield it was easy to use the bus system with a stop just outside. Pick up for a Peninsula tour was at the door. The airport shuttle was easy to arrange through the hotel, also with pick up at the door.
My King room was a good size and had all the comforts - great bed with lovely crisp linen, rainwater shower, large tv, coffee machine.
Staff were all friendly and helpful.
All in all a great place to stay!

This is a lovely little hotel. Lovely helpful staff. Unfortunately our view was the back of a building. When trying to contact reception for room service (on their tablet) for at least 10 mins, it said to leave a message and they would get back to us (they never did). We stayed 2 nights and the housekeeper came to make up our room at 5.30pm the second night which was unusual. Overall nice hotel but room for improvement
