Clean older revamped holiday units, did I mention clean. On-site laundry 1 machine & dryer, ample as this is short term. Debbie manager seems like a one women dynamo & very friendly. Kitchen supplied with clean pots and a Teflon frying pan that actually has Teflon & clean. Crispy sheets & fresh towels when needed. Great location supermarket & takeaways, restaurants within 1 klm. Much more relaxing than staying in town/Dunedin 5 minute drive. Very comfortable.

Recently we stayed at the Beach Lodge Motel with a group of 15 students. They were so accomodating to us and made us feel very welcome. The rooms were cleaned of rubbish daily and the students dishes were washed properly and put away. The students were really impressed to come back each day to a tidy unit and this encouraged them to keep it tidy too. I would highly recommend this as a place to stay with a group as its off the road and safe. The basketball hoop was a hit for down times with the boys!

This is a moderately priced, old-fashioned concrete block style motel which is kept well maintained. We stayed in a studio unit with a queen and single bed in the main room which had good heater and comfortable sitting area. There's a small well equipped kitchenette, and separate shower, handbasin and toilet. Recommended for a couple on a budget and perfect for a short stay of 1-3 nights.

Upon arrival on a Friday discovered that the reception stank like wet dog and stale cigarettes. owner answered door with towel around her head.The first room we were shown didn't have the beds made, cleaners were blamed even though this should be checked prior to guests arriving. We had clearly stated that we needed seven seperate beds.units only had three and so asked for the pullout couch to be made up and was told an infactic no.On the Saturday morning went to reception to request something only to find the owner still in bed at 9.30am and answering door in her nightclothes.On the Sunday morning (owner still in bed around the same time) to asked why rooms hadn't been serviced and she said they had been, which they definitely hadn't.She blammed the cleaners who we never saw. Our front unit had rubbish and a dirty sock under the beds, the toilet leaked around the bottom and the bathroom was a disaster.The microwave hadnt been cleaned, cupboards were dusty and the whole place had a vulgar wet smell ingrained in the carpet, so bad the first night we didn't sleep much due to the stench. There were cigarette butts in our garden
Once again the elusive cleaners were blamed. The internet was non existent. Apparently it had been upgraded over a year ago, I don't think so. Couldn't even do emails.we were only allowed one key even though there were a minimum of three people in each unit. .Upon checkout we were abused for paying with debit and eftpos cards as she wanted cash (still in her pjs). This vile place cost us over $400/night for two rooms which was unbelievable.
The whole place was dirty, unkempt and uncared for.
Yes im aware of the hardships of covid but there was a lot of spare time then and these rooms could have been througly cleaned which they should have. I knew the previous owners and had stayed there in the past and it was a very different place then. The owner now needs to stop making all the excuses under the sun for the state of the place, clean herself and her motel up, get out of bed to deal with your guests, and take some pride in what she has instead of running it like a half way house . Sounds to me like you and your friends who reviewed also and show up under your review, don’t like Australians! You both obviously have far too much time on your hands and your very nasty demeanours on meeting you in the office hasn’t improved! Please let the workers get on with working, especially in this terrible economic climate. To do this to a small business owner on an open forum is disgraceful. You should be ashamed of yourself. Just because you were in a foul mood does not qualify you to try to destroy someone’s life’s work. Unbelievable. I also notice you have written 1,181 reviews, so you are very active and not very flattering to most. I pity the rest of the small businesses you have attempted to cancel.

My wife and I have travelled all over the world, New World, Old World, Third world, you name it, and NEVER, have we left before a booking was finished. This place could be so good if it were not for the dreadful Natalie and her son who allegedly manage this motel. The list of disasters are as follows.
1. On arrival, the reception office stank of a disgusting sort of rotten damp dog hair, the manager was slumped over the desk and then tried to sell me a tour Instead of checking us in and giving me the key. I asked twice for it.
2. We were allocated room 15 prior to arrival, on arrival we were told we were now having 17, we emptied our luggage, filled the fridge, then to be told the son had got it wrong and we were supposed to be in room 18, we did not want to move, this caused a lot of aggressive behaviour .
3. We wished we had moved, we found hair all over the bed, we complained but not before Natalie shouted out what now as I walked to reception. She blamed the cleaners, it is always someone else's fault, sorry, your responsibility. She found a duvet set on her sons bed which she gave to us, then noticed a stain on it and licked her finger and wiped it off. She said the hair was a girlfriend of a previous guests hair, that's all right then!! We think it was animal hair.
4. We then found more hair all over the settee, another visit, yet again no offer to clean but another duvet cover to go over the hair and a very aggressive Natalie.
5. We decided to go to bed and went to pull the curtains, the glass door had no curtain, I rang the reception to be told by the delightful Natalie a previous guest broke it! A decent place would have fixed it, not here. She told me I could manage and put the phone down on me.
That was it, stayed the night as it was late and insisted on a refund for the used night which the son gave. Natalie wouldn't speak by now.
6. We had to use a masher to try and get an egg out of the frying pan, even the kitchen tools are rubbish. Suffice to say the response from Natalie was surly and unpleasant and she sat at reception with her wet hair in a towel, so unprofessional.
We got out very quickly in the morning leaving the room cleaner than when we arrived. The owner of this motel needs to take a good hard look at what is going on here.
Please note the regularity with which a good review is posted after a bad one, usually 1 review and from Australia. Where does Natalie come from, I’ll let you figure that one out!

I have no axe to grind, no ulterior motive, my reviews are always honest and fair, this motel is disgracefully and unprofessionally managed. DO NOT STAY HERE!!!!

You and your friend above propsgirlnz must have sat in my motel whinging instead of enjoying the property and location. I'm copying and pasting the response I gave them because I know you were a group and you don't deserve a different reply. Except for the number of times you have crucified other small businesses on this site. I'll alter that from 1,100 odd to the 650 times you have left horrible reviews. Sounds to me like you and your friends who also did a scathing review, don’t like Australians! Very welcoming. Our unit was warm, clean and comfortable.
The kitchen and bathroom were dated but functional.
We would stay again.
Side note, it is 6km away from the stadium but there was a park about 5 minutes walk that did free buses to and from the event.

How could not give The Beach Lodge Motel a GREAT review? Natalie and Miles welcome you with open arms and help to make your stay in Dunedin very memorable and enjoyable. It’s in a great location, a easy drive to visit the Otago Pennisula, pubs, cafes and beaches. Natalie was very helpful with providing local knowledge on where to visit locally (Port to Port boat cruise-A must do for wildlife enthusiasts) a real bonus! The Retro units were clean & tidy and well equipped including to the towel rails in the shower area. The organic herb and vegetable gardens that are planted throughout The Beach Lodge Motel are not only pleasing to the eye, They taste great and a real welcome treat for visitors. So do yourselves a favour and don’t hesitate to book into this affordable and cheery place!

The apartment was clean and tidy, however it was a little run down, i thought the price for a studio was a little bit overpriced. The toilet and bathroom are narrow. Apon arrival we were warmly greeted by the owner Natalie, she showed us to our room, which was warm and ready to go as the staff had already gone out of their way to turn on the heater and electric blankets for us.
Unit was exceptionally clean and the staff who serviced our unit the next day were friendly and helpful.
I highly recommend Beachlodge if you are looking for a quite off the street motel.
We will definitely be returning when we are back down this way..

Accommodation in Dunedin was booked out so were very grateful for at least a roof over our head. Unit was terrible. Weather didn't help so please factor that in. All our clothes got damp inside unit, very old, tired decor. Lounge area taken up with dble bed, 2 singles in bedroom. Bathroom area from the fifties but was clean.

The units are beautiful and most motels have a bed in the lounge area. If you didn't want a room with the bed in the lounge you only had to say and I could have moved you to a different unit.
