Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

It was our favourite place to stay in Dunedin and we have enjoyed our stays every time in the last few years. It’s close to the botanic garden and university. Easy to park. Friendly and helpful staff. The buffet breakfast is a good add on. Seeing Debra every year makes us feel like stay with friends again. However, the shower cubicle leaks and can flood the bathroom, it's not the first time we encounted the problem. Please address it.

Absolutely fantastic, the staff are so helpful and friendly and it's so close to everything!!!! The only thing that takes my review down from 5 stars is that the walls are a TAD thin but we got good sleeps on their fantastic beds anyway. Also the buffet breakfast is well worth it.

Nice place with beautiful and lovely garden. Courteous, helpful and warm staff. Bed linen was nice and rooms were cozy, warm , and immaculate. Restaurant closes at 9:00 pm and that maybe an issue for some. Surprisingly, twice the room service was half done. But overall an excellent experience staying at the lodge and would highly recommend.

Spacious clean and comfortable rooms. Well laid-out facilities. Easy to find and ample parking. A special mention to the young lady Anna-Lee, in the bar, nothing was too much trouble for her and such cheerful service as well. The location is particularly good if traveling for an event at the nearby Forsyth-Barr Stadium.

Usually I stay here and enjoy my stay. This time was far from lovely. The beds were not as nice as the other wing and I feel like we were put in the workers wing. We were delayed from leaving to attend an appointment by a bus and only just made my appointment time. Now I've had to call twice to ask to be refunded charges to my credit card, made a full day after my departure! So far from a distinction hotel level of service. Do they care about local travellers? No! I suspect it's all about the bus loads of Asian tourists coming and going late and early banging and yelling. Beware kiwi travellers.

I booked this hotel based on Trip Advisor comments and their online advertising showing gardens and states “76 rooms in relaxed garden setting”. Our room was not in or near a “relaxed garden setting”. Photos show room views of the gardens, people sitting on their patios surrounded by gardens, and interior shots of common areas. The fact is that the hotel is situated between two major one-way streets which are Highway 1, the main north-south highway running through central Dunedin which has heavy traffic from 0630 to 2200. After walking around the site, I figured about half the rooms are facing either of the one-way streets, the other half facing the interior gardens of the ‘U’ shaped building. Our east side room was on the first floor by the tradesman entrance where suppliers parked to unload provisions for the hotel and faced the one-way highway heading south. With the hotel being located at the bottom of steep hill, we often heard big trucks downshifting to slow down. We had to keep our window open since there is no a/c or heating system which would circulate fresh air (there was a floor fan, but it wouldn’t have brought in fresh air). Internet didn’t work (photo), two of four ceiling lights in the bathroom were burned out and we could hear the occupants of the adjoin rooming room through the connecting door as though they were in our room. Our room had to be the least desirable room at this hotel, yet I paid the same price I paid for the garden view room for our daughter. I would not recommend staying at this hotel as there’s a 50-50 chance of being put in a highway facing room being subject to traffic noise rather than a quieter garden facing room. Not booking a room at the Scenic Hotel near the Octagon, where we stayed on a previous visit, was a mistake.

Always like to stay at this place because of its convenient location and friendly staff. Lovely garden. The room was clean and comfortable. Food offering at dinner and breakfast were decent. There were events going on during our four nights stay, but not noisy. Two issues--the bathroom door needs reseal, shower water splashed out. And the Wifi wasn't working all time. It's a place we will return when we visit Dunedin again even with those minor issues.

Friendly staff, clean room could do with an update. Walls are very thin so you could hear your neighbour easily, bit disconcerting. Old bed that was saggy. Time for them to do a few renovations. Handy place to stay and reasonably priced.

Reception staff very welcoming, which was a good start. Check in and our was very simple and fast. Free parking was even better, but then we got lost going to our room. Once we figured out which external door to use and to walk towards the stairs we figured it out. We had a room with 2 Queen beds for our family of 4. Beds were comfy and we all slept well. Would have liked some more air flow though. Bathroom was adequate and a good size…..as long as we weren’t all in there at once! It seemed quiet enough, I couldn’t hear any other guests, even with our door to the gardens open. Great range of visitors brochures avaliable. We did miss the turn to the hotel but it was easy enough to keep following the road around to the back and pull in from the opposite direction!
