Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

Very clean place to stay but it is more backpackers than hotel. Our room was a lot smaller than the photo showed. The hotel is pretty old but has beautiful woodwork. Be careful using the lift at your own risk it doesn't feel like it will make it up or down. The room sloped in towards the hallway, the bathroom window did not lock, and the fire escape outside the window was skeptical as to whether it would hold a fire emergency. The private parking is an empty lot opposite the hotel. But if you are looking for cheap and close to town, this is for you.

We had a tiny room, overlooking the main road (as many rooms inevitably do). The en suite was tiny and the breakfast looked disgusting. However the hotel is well situated for central Dunedin (there are plenty of breakfast places in and around the Octogen close by) and is cheap.

Great place to stay. Excellent staff. Large room. Close to city centre. Good food at the restaurant. Have stayed there 3 times and Will again later this year. Decor a bit dated but clean and tidy. Free wifi.

The room appeared to be clean at first glance, BUT, there was a something half cleaned up on the floor and the bedding really could do with an up date it was stained and had multiple holes.
I am not a tall person but the shower head came up to my shoulder, and the shower it’s self had black mould all around the base.
The shower also leaked leaving the toilet sat in a nice puddle of water.
My laptop was bigger the the tv provided 😂.
Over all I would never stay here again and have let my work know NOT to book any other staff here.

Cooked breakfast in large stunning dining room was fantastic. Chef made me an omelette since I don't eat meat.

The Hotel was great! Beautifully restored and situated handy to the Octagon. I was supremely happy in the suite with views of First Church and the park. Staff were friendly even when they asked us to keep the noise down. Fully recommend Leviathan :)

Not my first stay here ,always chosen as value for money but not anymore.
Was shocked at new price $40 more than previously paid for the exact same room. Now more expensive than some 4star motels that have better facilities and bigger tvs .So wont be returning .

Historical correct! Absolutely loved staying there.. love how the hotel shows the history of the building, the lift was fun! The wonky floors added to the character of the place, the staff were SUPER friendly on the front counter, the cleaning team are awesome! It is central to the CBD, free parking! Great place in a whole!

Though it's cheap (NZ$60/ ensuite triple), but it smells. Pretty generous are they, my double suite booking ends with an ensuite family room (1 queen sized bed & 1 single bed). The room comes with a TV, mini fridge, phone, shower, everything a standard hotel offers. However things are pretty worn out, and no view at all (cos you will not dare to touch the dusty curtain). I wonder if they have ever cleaned the carpet and the smell haunted the hotel - from the reception, it leads to the lift, corridor, & the room. Staff are quite helpful & most guests are pretty old.

We went to this hotel in Dunedin because it was recommended in our travel guide. However, we should have trusted our instincts when we saw the location (on a very busy road, and with a carpark filled with huge juggernauts), and how tatty the reception area looked. Although it appeared they had been doing some decorating in the corridor outside our room, when we opened the door and looked in were were horrified. It was tiny, extremely worn and old fashioned, with a bed that had seen better days decades ago, and certainly not one I would have been prepared to get in! The decor was very old and nothing matched, and the bathroom was just as bad. Given the high standard of accommodation elsewhere in New Zealand, we were shocked at the standard in this hotel (although I understand that some of the larger suites are better). We checked out immediately, and found an excellent motel for only a few dollars more.
